'Build-To-Rent' Community Officially Opens In Menifee

The homes were built specifically as rentals.

MENIFEE, CA — This week, another new housing community officially began welcoming residents in Southwest Riverside County.

Tricon Menifee's grand opening was celebrated on Thursday. The community at 28146 Cookhouse Lane features 303 "build-to-rent" homes with 10 different three- and four-bedroom floorplans ranging in size from about 1,450 to 2,100 square feet.

A build-to-rent home is one designed to attract long-term tenants, including families. According to the Tricon website, the new Menifee development offers virtually maintenance-free residences for tenants. Amenities include pet-friendly fenced backyards, front yards, in-home washers/dryers, attached two-car garages, stainless steel appliances, smart home controls, and a community pool, spa, fitness center, clubhouse, tot lot, dog park and BBQ area.

Monthly rents are currently being advertised in the mid-$3,000s.

At a time when communities across the United States are experiencing a critical need for more diverse housing options, Tricon Menifee — one of five new Tricon communities opening this summer — "will offer more families access to newly constructed, professionally managed homes in great neighborhoods," according to Tricon.

"Access to quality housing in neighborhoods located near employment opportunities and excellent schools is crucial," said Menifee Mayor Bill Zimmerman, who was on hand for Thursday's grand opening. "Tricon Menifee will enable more families to move into brand-new homes with state-of-the-art amenities in our beautiful city and will enhance the variety of high-quality housing options in Riverside County."

Tricon Menifee is being operated by Tustin-based Tricon Residential. The project developer was Foremost Pacific Group, and the general contractor was Woodbridge Pacific Group.
