OSWEGO, IL — The Oswego Village Board unanimously approved a special use permit for a liquor store during its Tuesday meeting. The store will be located in the former Orchard Cafe on the far west side of the village at 3402 Orchard Road.

Development Services Director Rod Zenner said in a memo that the special use permit will allow for a dedicated liquor store that currently does not exist in this location.

The village's zoning ordinance requires this permit for liquor stores in the B-3 retail zoning districts. The building is part of the Orchard Woods development consisting of three commercial buildings along the road.

Orchard Liquor, according to Zenner, will have 8,249 square feet of retail floor space between two tenant spaces in the strip multi-unit commercial building included in the Orchard Woods development. There will be 55 parking spaces on the lot. Retail uses require five parking spaces for every 1,000 square feet, for a total of 41 spaces for the site. The additional spaces provided allow restaurants located in the center, which have a higher parking demand requirement.

"Staff believes the applicant has met the standards for a special use. The proposed liquor store business will be compatible with the surrounding uses in the area," Zenner wrote.

He also said that the liquor store will have similar intensity as the surrounding retail uses and will generate less traffic impact than the Orchard Cafe did.
