MARYLAND — Trying to buy a home in Maryland's most expensive ZIP code remains out of reach for most but the 1-percenters, with that pricey real estate jumping more in cost than any other place in the country fetch higher prices.

California, Boston, New York City, Seattle and Miami make the top 10 priciest ZIP codes in the nation, according to a new PropertyShark study. But Maryland ZIP code 21056, home to Gibson Island in Anne Arundel County, is No. 23 on the list.

The median house sale price in that area was $3.195 million, in 2021, the real estate service said.

The sharpest price gain was claimed by 21056 in Maryland’s Gibson Island, which nearly doubled its median sale price, surging 97 percent year over year to hit $3,195,000, PropertyShark said in a news release.

According to the Gibson Island website, it measures three miles by two miles at its widest part, and covers about 1,000 acres. About two-thirds of the island is devoted to open space, natural forest, a bird sanctuary and recreation.

The U.S. residential market’s vertical price trends were evident among the country’s top zip codes as well, with 92 ZIP codes posting price gains — including 23 where the median surged by more than 25 percent, the study said. Only 12 locations among the priciest registered drops in their medians this year, many of them in New York City.

Reaching a new record median sale price at $7.475 million, Atherton, California’s 94027 remains the No. 1 most expensive ZIP code in the U.S. for the fifth consecutive year — nearly $2 million ahead of the runner-up.

Branded as a family-oriented community of about 200 homes, Gibson Island touts miles of quiet roads for bicycling and jogging. Residents can enjoy kayaking, canoeing, fishing, windsurfing, and paddle boarding on a 44-acre fresh water lake. The Gibson Island Corporation maintains the Island's infrastructure including its roads, beaches and woodlands.

The island is home to St. Christopher by the Sea, a non-denominational church, as well as the Gibson Island Historical Society and Salty Marks Museum.

The Gibson Island Club offers fine dining year-round in several venues, while members can use a nine-hole golf course, a nationally renowned Yacht Squadron, multiple tennis courts, and more amenities. Membership in the Gibson Island Club is by invitation only.
