2021's Top 10 Priciest Neighborhoods In Boston: Report

PropertyShark is releasing a new report, ranking and analyzing Boston's most expensive neighborhoods in the first half of 2021.

BOSTON — The COVID-19 pandemic gave the Boston real estate market a challenging ride, but just as it had after the Great Recession, Boston bounced back, this time with prices increased to record highs.

Boston has notoriously been pricey when it comes to housing and rentals, but even during a pandemic, three neighborhoods crossed the $1 million median price mark.

The Downtown-Financial District neighborhood has officially become Boston's most expensive neighborhood, according to a report from Property Shark.

From January to June of 2021, median prices in Downtown-Financial District grew by 17%, reaching $1.25 million in Boston's Downtown-Financial District.

This number comes from a drop in housing around Boston's Back Bay, and Bay Village, but still leaves the two over the $1 million medians. Back Bay’s median rested at $1.15M, while Bay Village posted a median of $1.14M, according to the report.

South Boston led transaction activity with 324 sales closed in the first half of 2021, but was placed 10th in the race for the most expensive neighborhood where the median home sale price reached $699,000.

Jamaica Plain was the only top 10 entry separated from Boston's core around the Charles River, and home prices continue to rise in the neighborhood five miles south of downtown.
