Sudbury Completes Land Swap With Developer

A developer planning a 274-unit project is getting a 37-acre property in north Sudbury in exchange for land in the town center.

SUDBURY, MA — Sudbury has completed a land swap with a developer planning a large residential project in town, completing a years-long deal that will mean new open space and more affordable housing for the town.

In 2016, a developer proposed the 250-unit Village at Sudbury Station project on a 42-acre parcel behind the town cemetery along Concord Road. To avoid the loss of the site at the town center, Sudbury negotiated a deal to swap the parcel for the 37-acre Melone property along Route 117.

The deal officially closed the week of March 8. In addition to the town center property, Sudbury is getting more than $2 million from the developer, according to the town.

The developer, Quarry North Road LLC, will now proceed with plans to build 274 units at the Melone site at 36 North Road, which used to be the site of a gravel pit. The Cold Brook Crossing development will include 81 age-restricted units and 26 affordable units, according to the town.

"This project represents reduced impacts to Sudbury’s historic core in terms of loss of open space, loss of integrity to our historic town center, cemeteries, and traffic in the town center and provides potential long-term benefits for Sudbury through annual tax revenues and mitigation funds," Select Board Chair Janie Dretler said in a news release.

Construction on Cold Brook Crossing could begin as soon as this spring. The project is classified as 40R under state law, and will allow Sudbury to hit a 10 percent minimum affordable housing threshold.

The town center property is not yet open to the public, according to town officials.
