What Buyers Can Expect After A Home Inspection

It's common to uncover some flaws in a home inspection. This is why it's important to learn what needs to be done by your inspector.

The Process

In a home inspection, an inspector will take one to three hours completing a detailed walk-through of the home you’re looking to buy. It’s a top-to-bottom review of the physical structure, as well as its mechanical and electrical systems. This includes the roof, ceilings, walls, floors, windows, and doors. The inspector will check that the major appliances are functional; inspecting the heating and air-conditioning system, plumbing, and electrical systems. They will even crawl up into the attic and down into the basement for structural issues. During this time, the inspector will be taking notes and pictures commenting on what they see. Most importantly, the inspector will provide an objective opinion on the home’s condition.

It’s common for inspectors to uncover some flaws, no matter the age of the home. Once your home inspection is complete, it may feel overwhelming for buyers to see the inspection report. This is exactly why it’s important for the buyer to take advantage of their time with the inspector to learn as much as they can. They will be able to move forward in the transaction with confidence.

All buyers are encouraged to attend the home inspection. This way they can see first hand any problems that the inspector may find. Keep in mind, most of the problems will be minor while some may be major. Have your inspector explain to you what exactly will be needed to resolve any issues. With any major problems, the buyer will want to follow up to see whether they need to call an expert to investigate further. Getting bids on work that needs to be done is helpful for the buyer and their Realtor to calculate the next steps. The buyer will then have the opportunity to negotiate terms for the repairs with the seller.
