Bloomfield Office Park Attracts Tenants From West Orange, Clifton

The BroadAcres Office Park in Bloomfield has seen an uptick in its occupancy rate over the past year, the property's new owners say.

BLOOMFIELD, NJ — The BroadAcres Office Park in Bloomfield has seen a significant uptick in its occupancy rate over the past year, the property’s new owners say.

Since purchasing the four-building, 20-acre office park near the Garden State Parkway last year, P3 Properties has increased its occupancy rate from 72 percent to 90 percent, according to Prism Capital Partners, P3’s leasing and managing agent.

The key to the increase was a combination of “substantial capital investment and highly competitive lease terms,” Prism Capital Partners’ Edwin Cohen said.

“This is a dynamic ownership entity that has made a clear commitment to enhancing the tenant experience at BroadAcres,” Cohen said.

Recent improvements at the Bloomfield property include the development and installation of new campus signage, resurfaced parking lots, an updated exterior lighting program, and the design and construction of a full-service fitness center at 200 Broadacres Drive. Additional upgrades – including common area enhancements and additional amenities – are on tap as well, Prism Capital spokespeople stated.

Some recent tenant transactions at BroadAcres include:

  • Partnership for Children of Essex leased the entire third-floor at 300 Broadacres Drive, totaling 26,025 square feet. The nonprofit relocated to BroadAcres Office Park from West Orange.
  • Climatec, LLC, a division of the The Bosch Group, leased 14,382 square feet on the fourth floor of 300 Broadacres Drive, relocating from Clifton.
  • National Cable Communications, a long-time tenant at 400 Broadacres Drive, renewed its 10,351-square-foot, third-floor commitment.
  • The Rosenblum Law Firm leased 3,979 square feet on the third floor of 200 Broadacres Drive. It relocated from Clifton.
  • Atomy America established a new, 3,615-square-foot regional office on the first floor of 400 Broadacres Drive.
  • SYSTRA Consulting leased 2,696 square feet, also on the first floor of 400 Broadacres Drive in a local relocation.
  • Trinity Solar committed to 2,341 square feet for a new regional office at 300 Broadacres Drive.
