Happy New Year to All West Caldwell Residents

This past year, 2022, was yet another very good year for real estate. As you can see from the chart below, All the stats demonstrate that we had a very healthy market.

The average price for homes sold in 2022 was $607,467, showing a 2.2% increase in price over the $594,174 average sale price in 2021, but it is great to see that we broke the $600,000 threshold. Average list prices showed a similar increase.

Again, the average price paid was 5% more than the average list price, so there was no change from 2021 to 2022. Similarly, the percent of homes that sold above asking was 76% of the homes sold, whereas the stats for 2021 were 76.8% that sold for over asking.

The average Days On Market (DOM) did show a slight movement toward a faster sale time, which is a reflection of having less inventory to sell. In fact, the most noticeable change was that we only sold 96 homes in 2022 versus the 125 homes sold in the previous year. The drop in inventory and, as a result, unit sales, may also be why we saw no homes sold over over $1,000,000 in 2022, while we did sell 3 homes for over One Million Dollars in 2021.

All in all, it was a very healthy year for Real Estate.
