7 Fairfield Buildings Sell For $30 Million In Essex County

ESSEX COUNTY, NJ — A package of seven industrial and office/flex buildings in Fairfield has sold for more than $30 million, a real estate firm announced Monday.

The firm that brokered the sale, Sheldon Gross Realty, said that the purchase is “likely will have a substantial and immediate impact on commercial real estate values throughout the township.”

The identity of the “institutional real estate owner” who purchased the properties wasn’t immediately available in a press statement. The buildings are located on Clinton Road, Lehigh Drive, Dwight Place and Industrial Road.

“When a single town sees the sale of more than 300,000 square feet of office and industrial properties for a total in excess of $30 million, that’s the definition of a large transaction,” Sheldon Gross Realty Executive Vice President Robert Nathin said.

“It speaks to what an attractive location Fairfield is for businesses, for multiple reasons,” Nathin said. “There are outstanding corporate and warehouse structures throughout the town, and the overall location is remarkable. Fairfield is located in Essex County, right on the border with Passaic and Morris counties, and is bisected by routes 80 and 46. You can get pretty much anywhere very, very quickly.”

134 Clinton Road / 111 Lehigh Drive – 135,000 square feet (warehouse building)

130 Clinton Road – 60,000 square foot (office building)

114 Clinton Road – 32,000-square feet (industrial building)

17-19 Lehigh Drive – 28,700 square foot industrial building

112 Lehigh Drive – 26,800 square feet (industrial building)

159 Dwight Place – 19,800 square feet (industrial building)

10 Industrial Road – 13,500 square feet (flex building)
