'Sinatra House' Back On The Market In Point Pleasant Beach

Deciding to sell the home that has visitors dancing each summer to the sounds of Frank Sinatra has been a journey for Paul Smith's children.

POINT PLEASANT BEACH, NJ — Selling a home brimming with memories is never easy. For the Smith siblings, selling a home that has hundreds of memories of warm summer evenings for them and for the community at large has been even more difficult.

Seven months after it was first listed for sale, the home on the boardwalk in Point Pleasant Beach known to thousands as "The Sinatra House" is back on the market. The home at 175 Boardwalk is listed at $3.3 million.

"The Sinatra House is owned by four siblings and the decision to sell was and still is not an easy one," said James Ward of Shore Points Ward Realty, the Realtor representing the Smith siblings. "When the property was first listed the sellers were still coming to terms with this reality."

Ward said the market was slower in the fall when it was first listed, and "the initial listing (at $4.4 million) was more about testing the waters."

Springtime is typically a much more active time in real estate, and Ward said "the decision was made to dive in with a more marketable price. They are ready to sell."

"We have seen other oceanfront sales locally and in surrounding areas sell around this range and higher recently and given the incredible physical attributes as well as the iconic nature of this special property we have very high hopes," Ward said.

The home has more than 3,600 square feet of living space and had a spacious open-concept floorplan, with panoramic ocean and beach views along with as many as eight bedrooms with sleeping for up to 25 people. There are three 3 levels of living space and private parking for up to 10 vehicles, Ward said.

"The best feature however is the landmark this home has become. The unintended result from a simple idea to bring the timeless sounds of Frank Sinatra to the constant passers-by has culminated in one of the most famous, most photographed homes in New Jersey," he said.

It's common to see people strolling the boardwalk stopping to enjoy and even dance to the sounds of Frank Sinatra singing old favorites much of the summer.

"Paul Smith, the family patriarch, just wanted to bring some joy to the area and as a music executive unknowingly began a great tradition now carried on by his four children and their kids," Ward said.

The family is spending less time there, now that Paul and Anna Smith's children have grown up and their grandchildren have as well, leading to the decision to sell, Ward said.

"The most common question I am asked is if the new owners would be obligated to continue the music," Ward said. "Of course that’s up to them, and while most will expect to hear Frank crooning when the speakers are switched on, if it were me I would be mixing in some Yacht Rock and maybe even some '80s on occasion!"
