South Brunswick Provides Bus For Ridge Rd. Development Hearing

There will be a hearing this Friday, Dec. 13 at the Middlesex County courthouse on K. Hovnanian's attempt to build 129 town homes on Rt. 1.

SOUTH BRUNSWICK, NJ — K. Hovnanian developer wants to build a 129-unit townhouse development at the intersection of Independence Way, Rt. 1 North and Ridge Road. That site is currently an office park.

But in order to do so, the developer must first be granted a court-ordered change to the South Brunswick Master Plan, which designates that area to be used for office/research purposes (termed "OR" in the plan), and not residential housing. There will be a hearing this Friday, Dec. 13 at 10 a.m. at the Middlesex County courthouse in New Brunswick on the matter.

The public is welcome to come and testify at that hearing.

South Brunswick Twp. is vocally against the proposal, so much so that they've taken the extremely unusual step of providing a bus for residents Friday morning so they can appear at the meeting.

"A court-ordered public hearing is scheduled for Friday, December 13, 2019 at 10:00 am at the Middlesex County Courthouse, New Brunswick (Room # TBD) on the proposal to build 129 townhouses with an affordable housing component at this location," wrote South Brunswick Twp. in a Nixle alert this week. "The hearing officer will listen to all residents’ concerns about the impact this townhouse development may have on our community. Several residents have indicated they wanted to attend the hearing, but were concerned about parking in New Brunswick. Residents can meet in the municipal parking lot in front of the Water and Sewer Building, leave their cars and be bused to and from the hearing. The bus will leave the municipal lot at 9 am. K. Hovnanian seeks to build 99 market-rate, two-story townhouses and 30 affordable townhouses on 19.35 acres of property, located near the intersection of Rt. 1 and Ridge Road. It would be called "Carnegie Crossing."

K. Hovnanian even sued South Brunswick last year, arguing the town overzoned for too much office/retail (OR) in their Master Plan and not enough residential.
