Fairfield Properties Purchases Central Islip Apartment Complex

The purchase goes into effect immediately, Fairfield told tenants.

CENTRAL ISLIP, NY — Within two weeks of obtaining a Bay Shore real estate portfolio, Fairfield Properties — which owns almost 200 rental properties on Long Island and in Queens — just added another location to its list.

The Melville-based location recently purchased Farrell Communities at Islip, located at 75 Circle Drive in Central Islip, Fairfield Properties announced to tenants on Tuesday.

In a letter addressed to Farrell residents, the purchase immediately went into effect. The 269-apartment complex will now be "Fairfield Gull Haven", the letter said.

"We are pleased to announce that effective today, 75 Circle Drive, Central Islip is owned and managed by Fairfield Gull Haven LLC," the letter said. "We welcome all residents of Fairfield Gull Haven LLC to the Fairfield Properties Family of Communities — the Standard of Excellence & Service."

Tenants also received a letter from the previous complex owner, FRC GH Owner Co LLC, which stated:

"Please be advised that, effective the date hereof, FRC GH OWNERCO LLC, has sold its interest in the referenced Property and assigned its interest as landlord under your lease at such Property (the "Lease") to FAIRFIELD GULL HAVEN LLC (the "Purchaser")."

However, multiple tenants told Patch that they were given no prior warnings about a pending purchase.

One resident told Patch that she was not happy with how the purchase was communicated or handled with tenants. The letter was simply put "in the door" of their apartment at night.

The resident also said they felt "awful for so many reasons," especially after Attorney General Letitia James more than $422,000 in January for about 900 former tenants whose security deposits were illegally withheld by Fairfield Properties.

The Central Islip purchase comes about two weeks after Fairfield Properties acquired a family-owned portfolio of Bay Shore rental properties for $59.6 million.
