BROOKLYN, NY — A new affordable housing lottery has opened in Brooklyn for residents making under $200,000.

The housing lottery is now open for Ebenezer Plaza Phase II, a newly constructed mixed-use building located at 589 Christopher Avenue in Brownsville.

Developed by Procidia Companies, the 11-story building features 206 residential units and over 12,000 square feet of retail space on the ground floor, according to Department of Buildings records and the development’s commercial brokers.

The lottery offers a variety of units, including studios, one-, two- and three-bedroom apartments.

These units are designated for New Yorkers earning between 30 percent and 80 percent of the area median income (AMI), which varies based on household size. For context, the AMI for a single-person household in New York City is currently $108,700.

The developers have also reserved 20 percent of the rent-stabilized apartments for current local residents, with an additional five percent set aside for city employees. A portion of the apartments will be allocated for residents with mobility, vision and hearing needs.

Eligible incomes for these units range from $18,480 to $154,080.

For example, there are 30 one-bedroom apartments available for households earning between 50 percent of the area median income, which ranges from $46,903 to $69,900. The rent for these apartments is set at $1,271 per month.

The development boasts amenities such as a gym, recreation room, shared laundry facilities, an elevator, and bike storage lockers. Conveniently situated near the New Lots Avenue subway station on the L train, it also offers easy access to public transportation, schools, healthcare and nearby parks and cultural institutions.

Prospective renters must meet income and household size requirements to apply for the available apartments. Applications must be postmarked or submitted online no later than Oct. 3.

Households of one to seven people are encouraged to apply. Tenants will be responsible for electricity, including the electric stove.
