Keller Williams NYC Announces Harlem Building for Sale

(New York, NY March 23, 2024) Keller Williams New York City (KWNYC), a Manhattan-based real estate brokerage firm specializing in residential and commercial sales and rentals, part of the Keller Williams franchise, announces it is the exclusive sales and marketing firm for The Mercer, a new boutique residential development at 60 East 127th Street. KWNYC agent Reginald Louissaint will head sales.

The six-story, eight-unit elevator building was developed by Attorney Steven Barshov and designed by The Thread Collective. It is owned by 60 East 127th Street LLC.

The building name is an homage to John Mercer Langston. Langston was an American abolitionist, attorney, educator, activist, diplomat, politician, and great-uncle to Langston Hughes. His own plaqued residence is a block away at 20 East 127th Street. He was the first African American elected to public office in the U.S., the first African American member of Congress from Virginia and the founding dean of the law school at Howard University. In the ground-floor lobby, an oil-on-canvas painting by artist Steve Ellis honors John Mercer Langston and his legacy.

The building is comprised of six studio units ranging in size from 450-to-480 square feet, each with a balcony. It also houses a penthouse unit: a 1000-square-foot, two-bedroom, one-bath apartment with direct elevator entry into the unit, front and rear balconies, skylights, custom built-ins, and exclusive use of the 40% finished roof deck. Additionally, there is a 1465-square-foot, two-bedroom, two-bath duplex, complete with a windowed home office/den, a single-car garage and private rear yard.

The livable building square footage is 6,295 square feet, the livable building dimensions are 18.77’×59’, the lot dimensions are 18.75’×99.92’ and the lot square footage is 1,873 square feet.

The listing price for the entire building is $7.2M.

Apartment amenities include: in-floor radiant heat; individually metered heating and air conditioning; tankless infinite supply water heaters; washer-dryer connections; hardwood floors; and balconies.

Building amenities include: an eight-story elevator; roof deck; common area with expansive 180-degree views to the north, a storage room for each apartment in the basement and a bicycle storage area.

The development is conveniently located by public transportation: Metro-North at 125th and Park Avenue; 2 and 3 subway lines at Lenox and 125th Street; 4, 5 and 6 subway lines at Lexington Avenue and 125th Street; and multiple cross-town busses on 125th Street, including the M60 bus to La Guardia Airport.

The building was originally for sale by owner. However, this month Reginald Louissaint of Keller Williams NYC was appointed the exclusive sales agent for the property. “I chose Reginald because he is dedicated, multi-lingual with extensive overseas contacts, attentive to detail, and, most of all, because he truly cares about his clients,” explains seller, Steven Barshov, Esq.

Prior to construction, this site was a vacant lot due to a fire which destroyed the original structure. Barshov purchased the lot in 2008 with the original intention of owning and occupying the first three floors and selling the upper three. However, when the seller and his family needed to relocate to Florida for medical reasons, he decided to sell the entire building in 2023 so others could enjoy what he developed.
