Island Park Apartment Complex Gets Preliminary Approval

The 117 waterfront units would replace owner John Vitale's catering facility.

ISLAND PARK, NY — The Town of Hempstead Industrial Development Agency has approved the development of a waterfront apartment complex in Island Park.

The IDA incentives will assist John Vitale, a longtime developer in Island Park to construct the 117 units on the site of his Bridgeview Yacht Club and Loft catering hall.

The $56 million Waterfront Boulevard project would replace a catering facility that Vitale told the IDA has been plagued by flooding. The apartment complex is expected to be built 18 feet above sea level to mitigate water damage.

The proposed project is a 135,406-square-foot, 4-story building with 74 one-bedroom units and 43 two-bedroom units built atop a parking garage.

"This project will add to the town’s growing stock of much-needed rental housing," Parola said. "Moreover, the project will generate property tax increases that will significantly raise revenues for school districts and local governments."

Vitale owns 10 acres on the southern tip of Island Park. He owns the Channel Club apartment complex and Barnum Landing shopping center. He is also co-owner of Jordan Farms.

The benefits package would be subject to further IDA review, a public hearing and a final authorizing resolution.
