ARDSLEY, NY — A great deal on a new home in a desirable location could be in the cards for those who qualify and have a little bit of good luck on their side.

Westchester Residential Opportunities announced that there is a new chance for fair and affordable homeownership in Ardsley and applications are now being accepted.

A 1193-s.f., 2-bedroom, 1-bathroom condominium is available for re-sale at the Waterwheel Condominiums, located on Pascone Lane. Unit 1E "features a bright and sunny first floor with a modern kitchen island, spacious living area with large windows that let in natural sun light," and the "floor plan seamlessly blends the dining area and kitchen, making it easy to entertain guests or spend quality time with loved ones." It also includes hardwood floors throughout the first floor, carpeting in bedrooms, ceramic tile in the bathroom, a stacked washer/dryer, separate HVAC forced air and gas-fired system, and ample closet space for storage. There are two on-site parking spaces for the condo in addition to visitor parking. Three handicapped spaces are also available.

The gross affordable sale price of the condo is estimated to be $273,685. The net affordable sale price, after subsidy, is estimated to be $233,685.

Estimated monthly real estate taxes will be $440, while estimated monthly common charges will be $377.

There is a minimum occupancy requirement of two people in the home, with a maximum of five people. It is required for the home to be the purchaser's principal place of residence.

The condo is available to those with a household income below 80 percent of the average monthly income in the region. In order to qualify, the household sizes and maximum incomes are as follows:

  • two-person household, maxium income of $99,950
  • three-person household, maximum income of $112,500
  • four-person household, maximum income of $124,950
  • five-person household, maximum income of $134,950

Residents of Waterwheel Condominiums are served by the Ardsley Union Free School District.
