Last day to file tax grievance application is Tuesday 9 PM

If your assessment went up by 10% or less there should be no negative impact

Last day to file assessment grievance is Tuesday at 9 PM. If your assessment increased by 10% or less you should not be negatively impacted. Explanation of the process is below.

The Greenburgh Assessment department will be open from 8am to 5pm on Monday and 8am to 9pm on Tuesday to receive Grievance applications. Grievance applications must be filed on Tuesday by 9 PM. Town Hall is located at 177 Hillside Avenue.

The Board of Assessment Review is an independent Board of citizens. They have the ability to review assessment grievances and to make further changes to the assessments that were sent to residents a few weeks ago. To have your assessment reviewed you need to file a grievance. The citizens Board of Assessment Review are requesting supporting documentation in order to help them determine an accurate assessment.

Assessment increases on their own don't raise taxes. The town cannot get more revenue from property owners because of assessment changes. As Hartsdale civic leader Eric Zinger said in a posting to Hartsdale residents the town "could triple everyone's assessment and would not collect even $1.00 more in tax revenue. Tax rates are calculated by determining the tax levy first, how much the municipality will need to fund their budget. Then they take that number, divide it by the total property values in the municipality and get the tax rate so that each property can pay their proportionate share.

All re-assessments do is value everyone's property at an updated price, and ensure people pay their fair share. The pie of taxes doesn't get any bigger but does shift around each property % of the pie

If you think your property is assessed too high, ask yourself, would you sell at the assessed price? If the answer is no(because the prices is too low), you really don't have much of a case. If its yes(its high and you'd be happy to sell), you can seek to challenge the assessment. You should look at similar properties in your neighborhood, recent sales, and gather as much information as possible. Some people get an appraisal, others get letters from realtors, you want to build as strong a case based on facts(not, its up so much!!!, that's going to get rejected) as possible."

I spoke with the Assessor last week and she indicated to me that the average assessment increased by about 10%. If your assessment increased by 10% or less your taxes won't be negatively impacted by the assessment hike.
