UPPER WEST SIDE, NY - A new affordable housing lottery opened on the Upper West Side for residents making under $200,000.

Once the site of a salvation army store, 266 West 96th St., a new 171-unit building, opened its lottery to households bringing in an annual $40,526 to $198,250.

Owned and managed by Fetner Properties, the new construction features a gym, outdoor terrace, lounge, business center, doorman, children's playroom, bike storage lockers, a shared laundry room and pet spa. Fetner owns four other Manhattan buildings: 345 East 94th St. in Yorkville, 298 Mulberry St. in NoHo, 125 West 31st St. in Koreatown and 561 Tenth Ave. in Midtown, the latter of which has 11 open violations, according to the NYC HPD website.

All units will be rent stabilized, pet friendly and include dishwashers in unit. Studios are listed for $1,096, $1,273 and $2,032 per month for households making 70%, 80% and 130% of Area Median Income, respectively. You can check your AMI here.

One, two and three bedroom units are also available, ranging from $1,689 to $3,703 depending on household size and AMI.

Households of between one and seven people are encouraged to apply. Tenants will be responsible for electricity; complimentary wi-fi will be provided.

5% of units will be set aside for those with mobility impairments and 2% of units will be set aside for those with vision/hearing impairments. 50% preference for units will go to existing community board residents; 5% preference for units will go to New York City employees.
