PHOENIXVILLE, PA — A 55.1-acre property in East Pikeland Township is expected to be sold by mid-May to a developer for housing options for seniors, a real estate agent said Friday.

Geoffrey Moody of KW Commercial, based in Collegeville, said there is a demand for senior living in the Phoenixville area as the Baby Boomers are downsizing their living quarters.

“The demand is overwhelming,” Moody said."This a very attractive site."

The property includes the 22.2 acres along Route 724 that is owned by Kim and Steve Peltier of Wayne. It was the former site of Water World, a large swimming pool with slides and rope swings, and a picnic area that closed in 2012.

It also includes an additional 32.9 acres owned by Gus Meyers of Phoenixville, which is behind the former Water World site.

The proposal calls for an assisted living facility and a nursing home on the 22.2-acre site, and adult single-family homes on the back 32.9 acres.

The site is across the street from a new Hares Hill Elementary School in the Phoenixville Area School District that is under construction and expected open in 2025. It's also near the Valley Forge National Park and the King Of Prussia Mall.

Moody said the properties will maintain 80 to 85 percent open space.
