Developer Has Big Plans For RTC West: Report

JBG Smith reportedly plans to turn the property from an office park into something entirely different.

RESTON, VA -- Developer JBG Smith has plans to totally transform the office park at RTC West, according to a report.

The Washington Business Journal reports that although right now RTC West is just an office park with a little bit of retail, the developer has put forward a proposal that would including adding up to 576 multifamily units across two new buildings.

The developer also plans to add 700,000 square feet of office across three new office buildings, meaning RTC West will look nothing like it has in the past in the coming years.

"RTC is located less than a quarter mile away from the future Reston Town Center metro station, an ideal location for retailers seeking proximity to pedestrian activity in an area of undeniable affluence," the JBG Smith website states. "The project is home to 490,000 sf of existing office and offers the 1,200 onsite employees a multitude of dining options only steps from their office doors."

Already the property has experienced a renaissance of sorts, with restaurants like Cooper's Hawk, BGR, Nando's Peri-Peri, and honeygrow either already having moved in or announcing plans to set up shop there.

But WBJ reports that this is just the beginning of a much larger transformation at JBG Smith, and the project in total could involve adding 1.36 millions square feet of space. That's to say nothing of more than three acres of open space with five designated park spaces, according to the report.
