Massive Reston Town Center Expansion Is Coming

Reston Gateway will add 4.8 million square feet to RTC.

RESTON, VA -- Reston Town Center is about to grow -- big time.

The Fairfax County Board of Supervisors recently voted to approve Boston Properties' plan to develop the 33-acre site between the new Reston Town Center Metro station and RTC itself. Boston Properties manages RTC.

Reston Gateway is a mixed-use development that will span 4.8 million square feet and will be situated between Sunset Hills Road, Reston Parkway, Town Center Parkway, and the W&OD Trail.

The project will include offices, residences, hotels, shops, and restaurants. Reston Gateway will span nine blocks and have nine new buildings, including:

  • Four office buildings totaling 1.8 million square feet
  • Three residential buildings with 2,010 units, including 16 percent designated as affordable housing
  • Two hotels with 570 rooms
  • 162,300 square feet in retail and restaurants

The space will also include 7.23 acres of parks, making up about 30 percent of the project.

"Boston Properties plans to locate about half of this park space along the property’s northern boundary in a Dominion Energy easement," reads the Fairfax County website. "Other urban parks will be spread across Reston Gateway, including a large central park."
