2 Seattle Towers Among 50 Priciest Sales Last Year

Two Seattle office towers were among the 50 most expensive sales across the nation in 2022, including one in the top five.

SEATTLE — Seattle logged two of the nation's priciest office sales last year, with two transactions accounting for more than $1 billion. Real estate firm CommercialCafe released its annual recap of activity Thursday, ranking 2022's largest sales for large office buildings.

Manhattan nabbed the top spot on the list with SL Green Realty's sale of 245 Park Avenue to HNA Group for more than $1.7 billion in the third quarter. Cambridge, Massachusetts, recorded the second-priciest sale with the Alexandria Center at Kendall Square commanding a little over $1 billion.

Seattle appears twice in the top 20, starting with Madison Centre, which Schtizer West sold to Boston Properties for $730 million in the second quarter. The 37-floor skyscraper was completed in October 2017 and is the Emerald City's 13th-tallest building, right across the street from Seattle Central Library. Its notable tenants include Hulu.

At 753,840 square feet, Madison Centre was also the 10th-largest office property sold in the U.S. last year.

Coming in at 19th on the list — and just a couple of blocks away — was Second & Seneca. Formerly Safeco Center, the 22-floor office building and its neighbor span a full city block, selling to Denver's Northwood Investors for $382 million last January. Notable tenants include Uber, which occupies 115,000 square feet.
