Two Washington Zip Codes Rank Among America's Most Expensive

Two Puget Sound communities made a recent list of the nation's top 100 most expensive zip codes, including one in the top 10.

SEATTLE — Two Western Washington zip codes landed among the most expensive in the United States this year, according to a new report from PropertyShark, a real estate data firm. The annual list ranks cities and suburbs across the nation by calculating the median price of final home sales, rather than property listing values.

PropertyShark also noted that, for the first time, every zip code in its top 10 surpassed the $4 million mark in median sale prices.

Due to several ties, the 2021 rankings included 127 zip codes for the first time. California claimed the most spots by a significant margin, with 89 zip codes in the Golden State ranking among the most expensive, including six in the top 10. Atherton, Calif.'s 94027 zip code retained its title as the nation's priciest for the fifth year in a row. The Bay Area enclave is home to several major players in Silicon Valley.

In Washington, two neighboring zip codes each landed on the list: Medina's 98039 and Mercer Island's 98040. Most notably, Medina is home to Bill Gates and Jeff Bezos, two of the wealthiest people in the world. The exclusive Eastside suburb sits on the shores of Lake Washington and has fewer than 3,300 residents.

PropertyShark ranked Medina as the 10th priciest zip code in the nation, highlighting a 24 percent year-over-year increase that sent its median home sale price climbing to $4 million. Mercer Island came in 82nd on the list, with a median sale price of $1.795 million.

  4. Ross, Calif. - 94957 (Median sale price: $4,583,000)
  5. Miami Beach, Fla. - 33109 (Median sale price: $4,475,000)
  6. Beverly Hills, Calif. - 90210 (Median sale price: $4,125,000)
  7. Santa Barbara, Calif. - 93108 (Median sale price: $4,103,000)
  8. Santa Monica, Calif. - 90402 (Median sale price: $4,058,000)
  9. Los Altos, Calif. - 94022 (Median sale price: $4,052,000)
  10. Medina, Wash. - 98039 (Median sale price: $4,000,000)

Building on the PropertyShark report, real estate search portal Point2 also ranked the least expensive listings in each of the most expensive zip codes.

Here were the two least expensive listings for Medina and Mercer Island:
