Why Does Construction Technology Fail to Live Up to the Hype? In the age of digital transformation, the AEC industry is creeping to the forefront, integrating advanced technologies. Not surprisingly, as the first computers were used to plan and track complex construction schedules. VDC, BIM and Scanning are only a few that have begun to revolutionize the industry. These tools bring unparalleled benefits, including enhanced collaboration, predictive analytics, and ultimately, more value to the owner. "So why do they seem to fail?" I believe the root issue is not in the technologies themselves but in an outdated project delivery systems and their corresponding contracts. For instance, the AIA C141—Standard Form of Agreement Between Owner and Consultant shows evident gaps. The language is generic and leaves much to interpretation. It fails to provide guidelines for the adoption of these technologies as well as their use. In a recent attempt to revise the language for a client, these omissions led to disputes and missed opportunities in the past. My revisions aimed to preserve as much of the original contract as possible while providing clear guidelines for technology. But was fraught when I found it necessary to address not just one contract but all associated contracts. Why? Because of another layer of complexity rooted in an outdated delivery system and owner-contractor agreements. Construction technology should offer seamless advantages in cost estimation, schedule management, and design fidelity. But they didn't. Why? Its like trying to put an engine in a horse-drawn carriage and expecting it to go faster. These technologies are not merely 'add-ons'; they are crucial instruments that can substantially improve project delivery and, therefore, owner satisfaction. But they do not integrate well with the existing project delivery methods and contractual frame work. To unlock the full potential of design and construction technologies in today's complex landscape, it's imperative that our contracts evolve, at a minimum. The first standard AIA contracts were created more than a century ago; 1889 if memory serves. But for real effective change, it cannot be just another revision. What we need is a hard reset and a complete overhaul of our project delivery methods to extract any tangible value. Every stakeholder, from the Owner to the Architect, from the GC's subcontracts to third-party venders, play a critical role in shaping what the future of construction will look like. Perhaps one day we'll reach a point where all parties can truly collaborate to deliver unparalleled value to owners. Will Architects and Contractors take the initiative? I'm not holding my breath. SYSTEMS THINKING IN CONSTRUCTION PROJECTS With Javier Arevalo we apply TOC and the Senge's archetypes of systemic thinking in the construction industry and we capture it in our book Building Focus. In this post we present the archetype of the Tragedy of the Common Ground with the negative impact that is generated in the system when, pressured by the deviation in the planned earned value, we are forced to open new work fronts, most of them non-critical, to "raise the curve" and lower tensions. A construction company operates in a multi-project environment and when we apply this bad practice in each and every one of the projects, this tragedy of the common ground occurs in which bad multitasking is generated for all key actors, support areas, management attention and a misuse of scarce capital is made, which will be poorly allocated and distributed over "n" non-critical tasks and will not be available when it is most needed. The problem is exacerbated when companies do not prioritize projects and tasks, when they do not freeze low priority projects and are overwhelmed by bad multitasking. Inputs start to lag, flow starts to stop, productivity plummets, and direct and indirect costs skyrocket. Therefore, the results of the surveys are not surprising: more than 75% of projects end after the deadline, more than 90% do not comply with the triple constraint and almost a third of the working day, on average, is wasted. As the great Albert Einstein said, if we want different results, let's do different things. That is, we must change our level of thinking and our paradigms. It is very important that construction companies learn to apply the flow rules that Efrat Goldratt presents in her book. In our book we apply, under the umbrella of TOC, the integration of CCPM Critical Chain with Last Planner System, TAKT Planning and SCRUM, IPD, BIM, VDC, Collaborative Contracts to break with that vicious circle that arises from the archetype shown.
