      We've been working with Andy for the last several months on our 3rd and 4th story addition project in upper Noe Valley.

      Communication:
      Andy is organized, efficient, and clear in his communications with us. He was also upfront with us from the beginning about the potential challenges our project would face, from city building regulations to neighbor considerations, but always presented solutions to the issues.

      Design:
      Andy has been able to take our high level requirements and turn them into an elegant and practical design that is above and beyond what we originally imagined. His in-depth knowledge of the city codes has also been reassuring - we really appreciate his focus on the goal of making this a smooth, low drama process.

      Process and Cost:
      Finally, Andy's wealth of vetted and reliable industry contacts has helped us determine a working budget early in the process - this has been invaluable for ensuring we're comfortable with the major changes to come. Andy and his contacts have all provided reasonable pricing, considering the scale of the project we are undertaking.


      We're really happy working with Andy, and wouldn't hesitate to recommend him for any projects in SF!

      We've just completed our 2nd Major Remodel with Andy after having the pleasure of working with him several years ago on our 2nd story addition.
      Our 2nd project with Andy included the main level Kitchen, Family area, Mudroom and Powder Room.
      We were so impressed with Andy's design talent the first time, that we were certain we wanted to work with Andy to tackle the design challenges for the second go round.
      Andy again was integral to the success of the project.
      After receiving an initial estimate from a contractor we had worked with in
      the past that was higher than expected, Andy was able to offer another contractor more in line with our budget.
      After listening to our thoughts and concerns, Andy offered several design options, and again we were really excited with the finalized approach.
      Andy was able to incorporate some specific design details we wanted, and then build upon them and make them a unique feature for our project.
      When we were facing technical challenges with the millwork detail we incorporated into the project, Andy suggested a solution that the millworker went with to solve the problem.
      Andy again was great to work with through the design, both listening and offering design options we hadn't thought of. His attention to design detail really made the project. His knowledge of construction and cost were such a great asset to making our project a success. He followed through with the project from beginning to end.
      We Hired Andy 2x as our Architect, we highly recommend him for your project!

      The best compliment I can give Andy as an Architect is that after completing a successful entire house remodel and addition project several years ago, we hired Andy again for our second phase Rear yard Deck and Roof Deck Addition.

      Andy has again developed a design we are thrilled with. Andy has creatively solved both from the design aspect and also in dealing with the San Francisco Planning Department and the permit submittal process.

      Before starting again on the process, Andy was upfront with what the permit submittal process would be, and the estimated cost of construction.

      We look forward to working with Andy Again on this major project. We enthusiastically recommend Andy as your Architect!

      We hired Andy as our Architect for our Glen Park Remodel project in San Francisco.

      From the very offset, Andy identified key issues of the existing conditions and effectively incorporated these into the final design. He was also very upfront regarding the project construction cost and schedule.  Andy listened to all of our design goals and clearly communicated ways to achieve these while taking into account the construction budget. He provided multiple design and cost options, so we can choose based our budget and goals.

      Andy's design process covered all aspects, right down to the finish and fixture selection for the remodeled Baths. Part of the design process is Andy bringing in a contractor who has worked on his past projects to provide preliminary estimates before starting the permit process.  This gave us the opportunity to review the budget and make any adjustments needed prior to starting the permit process. Andy is very conscientious of costs to us, he actively negotiated with the vendors to steer us toward lower cost fixtures to achieve the same design goals.

      We couldn't be happier with Andy's skill and talent as an Architect.  He was able to take us through the design every step of the way, manage our expectations and obtain our building permit in one day!

      After carefully listening to me, Andy was able to solve a challenging design problem with utmost creativity and deliver exactly what I requested. The project was a complete gut and remodel of a top floor unit in a 3 story 2 unit building that had been poorly remodeled around 4 decades ago. Andy had the vision and creativity to offer several design solutions, taking a choppy unit with poor light and small spaces and turning it into an airy light-filled 3 Bedroom, 2 Bath unit with an open concept for the dining, kitchen and living room. Space was tight, Andy's design makes use of every inch. Andy was able to position the new baths back to back in the vicinity of the existing plumbing, a cost saving measure.

      I could not have been happier in the way Andy approached the design problem and solved it with such skill and creativity! Andy's architectural services include a complete scope of services, and he brings in a contractor who has worked on his projects, and a structural engineer early during the design phase. This develops a strategic team approach that is able to problem solve early in the project, providing pricing estimates during the design phase to keep the project on track.

      I was impressed with Andy's candor, and his knowledge and command of the building codes and permit process. He shared with me early and throughout the project where potential issues could come up and provided solid solutions on solving them. Andy brought up early in the project a poorly designed Ground Floor Entry from the previous remodel that did not meet current egress requirements, and provided a simple cost effective solution. He also brainstormed with the Structural Engineer when issues came up during the permit submittal to come up again with a simple and cost effective solution.

      Included in Andy's design services is a bidding and construction phase, where he manages, reviews and aids in the selection of a qualified contractor.

      I could not have been more impressed with Andy's skill talent and performance, and would highly recommend him as your architect.

      After researching and meeting with several different architects, we are happy to have found Andy to help us with our project! When we first met, he listened to what we were looking toward for the project of our house and gave us his input on a few possibilities.

      We felt confident in choosing Andy to proceed with our project because he was very knowledgeable in both the architectural aspect along with a background knowledge of the constructional aspect. Andy designed a beautiful transformation of our 600 square foot cottage into a 1,400 square foot, 3 Bedroom, 3 Bath house for my family to enjoy and live in for years to come. Andy presented several designs and we ultimately chose one that was open and spacious with a lot of natural lighting and windows.

      We are extremely excited about Andy's design for our major addition and remodel. We have currently submitted our plans for our site Permit and have been thoroughly impressed on how Andy has communicated with the Planning Department. Our project faces some inherent challenges that Andy has been careful to document and present to the Planning Department. Andy scheduled a project review meeting with the city and walked us through step by step with the submittal process. We even recently got approved for our Variance!

      Andy has been great to work with, listening to our design wish list. He showed so much design skill; solving complex design problems that well exceeded our expectations. Andy was able to deliver a design that included a spacious and bright open Living, Dining, Kitchen, and Bedroom with Bath on the first floor, and a 2 Large Bedrooms with Baths, a Roof Deck, and a Family Room on the second floor. All of this in 1,400 square feet! Something we never imagined could be done with such a small lot.

      Andy was careful to review the cost estimate with us and create a design that fit our budget.

      We found Andy to be a Creative Problem Solver, reliable, communicative, very knowledgeable about the planning and building codes (which is very important), and a pleasure to work with. We highly recommend Andy as your Architect!

      After interviewing several Architects we hired Andy as the Architect for our house addition and remodel in the Lakeside Terrace Neighborhood of San Francisco.  We've found Andy very professional and knowledgeable. He was enthusiastic in solving the design problem and presenting 2 very creative and effective solutions to choose from.  Andy listened to all of our concerns and ideas and was very thorough in explaining and responding to our questions.  Andy's design is keeping with the style of the original home while opening up a portion of the existing Kitchen and Dining Room.  Andy's design features a unique solution of a cathedral ceiling for the ground level addition that ties in with the Main level of our split level home.  One of our concerns was safety for the new ground floor addition.  Andy proactively offered several practical solutions.  One will allow for a large stacking sliding glass door with a retractable rolling screen for security.
      A main concern for us was cost and budgeting of the project. We appreciated Andy's candor and honesty when assessing the construction budget early in the project.  A unique way Andy works with clients is that he will invite contractors that have worked on his past projects to develop a working budget during the design phase.
      Andy has been an invaluable asset, especially during covid, for all of the submitals and dealing with the planning and building department.  He is enthusiastic in being our advocate while dealing with the planning and building department.  He is willing to negotiate, and where needed push back.  
      We have very much valued Andy's skill, talent and attention to detail throughout the project.  We enthusiastically recommend Andy as the Architect for your project!

      A friend recommended Andy as our architect for our whole house remodel in the San Francisco Richmond District neighborhood. We have been very happy with Andy's skill and talent as an architect during the design phase and have subsequently referred him to our upstairs neighbor.

      During the design phase Andy really listened to our ideas and concerns and presented some very creative solutions to the design problem. One design concern that we shared with Andy was how you enter our home. We liked the idea of a more open kitchen, yet I did not want to be immediately presented with the kitchen as you enter. The existing kitchen is situated right next to our entry with a full height wall obstructing the view of the kitchen. Instead of struggling with the existing location of the kitchen, Andy presented the bold solution of moving the location of the kitchen entirely. This allowed us to open our home more and take advantage of the two large bay windows at the front. Now as you enter, you are presented with an open formal dining room (where the existing kitchen once was) flanked by custom detailed millwork. By moving the kitchen, Andy took advantage of our two large bay windows that allow copious sunlight to flood the kitchen, living, and dining, and extend all the way towards the rear hall. Andy was able to incorporate more custom millwork to create window seats with cabinetry below. This ties in the whole design concept. The result is an exciting, more open concept with the right amount of definition for each room, featuring custom millwork throughout the home.

      We are now starting construction of ours and our upstairs neighbor's project, after being guided by Andy through the design phase, pricing estimate, detailed drawings for permit and construction, contractor bidding and permitting phase. We found Andy great to work with throughout the process. His highly professional and detailed method of work took us from general ideas and design concepts to a well-defined design, (after being presented several ideas and options) to detailed design and construction documents, pricing estimates, and to final selection of a contractor. We are excited now to work with Andy as the architect during the construction of our project.
      Andy's bold design ideas, creativity and enthusiasm for out project has really made the difference for us. His attention to detail, thorough approach and willingness to be honest when presented with tough questions and situations is helping to make an overwhelming and complex project a success. We would definitely recommend Andy.

      I have had the opportunity and pleasure to work with Andy as the Architect on my projects in San Francisco over the past 8 years. The projects have ranged from 1,000 square foot house additions and entire house remodels down to designer kitchens.

      Andy's architectural documentation and detailing are extraordinary and the most thorough and comprehensive I have seen. He backs these up with site visits and a thorough knowledge of best building practices. One greatly appreciated benefit of working with Andy is that during the design and document phase so many issues are completely thought through and solved prior to construction . I most certainly find this the exception and not the rule on projects. When problems do arise during construction - and they always do - He is able to creatively problem solve through any issue and responds promptly, sticking with an issue until it is solved.

      Not only have I had the opportunity to work with Andy on some really well designed and beautiful projects, I have had the satisfaction and peace of mind working with an Architect that is well-heeled that really cares about and understands every aspect of a project. Having Andy as the Architect on my projects gives me the highest level of confidence. Things are going to be well thought out, thoroughly detailed and done right.

      I always jump at the opportunity to have Andy as the Architect on my projects and so look forward to having Andy on my team.       We hired Andy for an extensive and complicated renovation of our 1929 Sunset District home. It not only called for a complete renovation of all the bedrooms, kitchen, and baths, but also a 1000 sq ft addition of a third floor. We have been working for Andy for over three years now and have been through what feels like all the parts of the planning code, construction, and now final inspections. The best compliment I can give is that I would use him again and would recommend him to others for the following reasons:

      1. Andy has an excellent sense of design and listens to your needs. He found the right balance between honoring the craftsman and deco style of our home while also updating the interior with modern conveniences. For example, we wanted a more modern kitchen that would fit the style of the home, and also asked for a new staircase to be built that would look as though it had always been there- he designed both these things very successfully.

      2. Knowledge of the planning and building code. He understands how be an advocate for you if needed in the Planning Department. I have even had Andy on our side in front of the Planning Commission.

      3. His plans are very detailed oriented- a critical factor in a renovation as complex and extensive as ours.

      4. Andy will stay with you throughout the renovation through final inspection- he is willing to answer questions and assist as needed through the process. He cares that the job is done right.

      5. He is a great advocate for you before and during the renovation. We have learned that having an advocate such as Andy is a great thing to have when working with contractors. Even if the contractor is good, it is peace of mind to know that Andy will drop by to help ensure the plans are executed properly, and he knows all the right questions to ask.



      Andy is pleasant to work with and we are really enjoying our new home!
