      We've lived at Avery 450 for two years and we love it. Most of all we love the people- the front desk team is incredibly sweet and thoughtful. Malia, Peter, Kashif, and Jason have all been there as long as we have, and we look forward to seeing them each day. They take great care of our guests and are proactive about helping call the elevator for us when our hands are full.

      The valet team led by Wilfredo are also top notch. The system is pretty seamless and they're all so kind and helpful. Once when I was a new mom, Wilfredo even helped me get the baby situated in our car when I needed an extra set of hands.

      We appreciate how well they maintain the amenities too. I used to swim almost every day when I was pregnant and there was hardly ever anyone there (I do wish it was a few degrees warmer). Hosting on the 32nd floor has been huge for us since our place isn't that big.

      Jordan in the leasing office was a pleasure to work with when we renewed as well.

      We lived here for 3 years and it set the bar for luxury apartment living. We decided to move to San Jose to try a new city and change to a suburban lifestyle, but we do miss the Avery!

      Loved:
      - The concierge!! Always available, helpful, professional, and friendly. It's truly the people who made the building so hospitable. Melia, Jason, Peter, Kashif, Christine, and more - always greeted us (and our dog!) with a smile and helped us with whatever we needed.
      - The mail system (staffed by the concierge). In 3 years, we never lost a package. Outgoing mail was also made super easy since we could simply hand over a package to the concierge and it'd go out with the next delivery whether it was UPS, Fedex, or USPS.
      - The valet parking. We realized that this was ideal because it made our car completely safe from break-ins (other garages in the area still have break-ins even though they're private), and we never had to worry about finding a spot or someone parking in our spot. On the flip side, we had to request the valet and give extra time especially if they were busy, but we could request via text message on the way down, and we learned to time it right. Also, we loved that EV charging was free until recently in mid 2023, where they started charging ChargePoint rates, which we felt was fair given how much rates have risen recently. Yes, the valet had some issues last year (as mentioned in the other reviews), but it was minor for us, like forgetting to charge our EV or taking a bit longer than usual to get our car. It happened over only a few months, and they've been solid since.
      - Maintenance team. We didn't need maintenance often, but when we did, it was quick. One time our front door lock was having issues, and they came barely 1 hour after I put in the request, and it was fixed in 2 minutes. They are professional and friendly, and also very helpful during check-in and move-out. We would also see them around the building every day cleaning the grounds and keeping things tidy.
      - Food deliveries straight to our apartment door, sooooo easy and convenient.
      - Amenities: high end everything in the gym, lap pool, beautiful 32nd floor area, and nice co-working space on the 7th.
      - Dog bath station: super useful and saved us a lot of money in grooming costs! Cold/warm water, powerful dryer, clean towels, water bowl, and shampoo/conditioner are all supplied.
      - The interior doors are solid wood, unlike many other places that use hollow wood. This kept things quiet even if both my wife and I were working from home.
      - Location: we went to the Ferry Building farmer's market almost every weekend we were here, and loved it. Grilled cheese from the Farmer's Wife!
      - Management: friendly, flexible, and generous. They did take time to respond sometimes, but the team went through a few transitions during our time and it was understandable. If we needed anything more urgently, the concierge helped us track down someone.
      - The motion-sensing warm bathroom light was a nice touch, and lights use the Caseta system that you can buy a hub for. We otherwise used Philips Hue lamps in the rooms.
      - The near-instant hot water was amazing.
      - The views.... the daily, breathtaking views.

      Quirks:
      - The Bosch hardware could be better: the washer/dryer are small, and the dryer wouldn't fully dry clothes, I usually had to do extra dry on perm press, then add 20 minutes time dry. The fridge/dishwasher are half size, so we had to be mindful of how much groceries we could get, or how many dishes we could keep out.
      - Sometimes we'd smell cooking from other apartments via the microwave vent, so we kept it on low all the time and that solved it.
      - It got warm in the apartment because of direct sunlight, so central AC was needed 1-2 hours/day.
      - The Rincon Hill area is noticeably nicer than most parts of downtown SF, but sometimes it would feel a little sketchy. Maybe once a week we'd see a homeless person roam through and once every couple of months we'd see an iffy situation where someone would be yelling or acting erratically. It's just part of living downtown, and we had to keep our head on a swivel when walking our dog. However, I do appreciate that I would see the East Cut teams with their carts every day cleaning up litter and getting help for homeless people as needed. Letting the dog out at night around 9-10PM was ultimately fine, I never really felt unsafe in the area behind the Avery. There are cameras around the area and often security roaming around.
      - Trash chute - yes, it did smell a little bit, but it was mostly contained to the trash chute room and trash hallway area. Wearing a mask helped the smell.
      - Note that this building, like many others in SF because of regulations, is mixed with below-market-rate units. Nevertheless, the tenants that we interacted with, regardless of background, were friendly!

      Avery 450 costs more than others in the area, but you get what you pay for, and it was worth it for us. Highly recommend!

      If you're evaluating your corporate housing options, read on! Moving to a new city is never easy which is why I'm grateful for my work for providing corporate housing for a couple months- giving us time to find a more "permanent spot".

      The Avery 450 is pretty awesome! It's a very short walk to work; very close to Google, Facebook, LinkedIn, Microsoft etc

      Everything is very modern and concierge is very friendly. The elevators are very fast which is much appreciated. My favorite amenity would have to be the gym. This is the best apartment gym I have ever had because they have so much equipment- its a gym rat's dream.

      Squat rack, check.
      Stair climber, rowing machines, dance room, lap pool, pelotons, etc This aint yo basic treadmill kinda gym. And they have cold scented towels! It gets busy sometimes but never to point you can't find something else to do while you wait for another equipment.

      I also like working on the 32nd floor sometimes because the view is amazing. Also, if you like coffee- there's an espresso machine on the 7th floor and its free. Very dangerous for caffeine addicts.

      I want to take a moment to express my profound gratitude for the outstanding service provided by the Avery concierge team, who consistently go above and beyond. Their dedication and professionalism have truly made this place feel like home.

      It's important to be well informed before making a decision about this apartment building. In my personal experience, the construction of the building lacks proper insulation and soundproofing. This means that you can hear many things happening between floors, including your neighbors' footsteps, the dropping of even small/light objects, and yes, even conversations. Unfortunately, this is not an exaggeration and can be very disruptive for anyone who needs or wants to study, read, watch movies, sleep, or concentrate on anything. I feel bad for potentially impacting any business' revenue, but it's important to share my experience so others can avoid the frustration and stress that comes with living in this "luxury" apartment building. Despite the nice appearance of the building, the lack of soundproofing is a major issue that cannot be ignored. My time here at 450 Avery has easily been the worst housing experience that I have ever been through. However, you don't have to take my word for it. You can just ask the leasing agent, and unless they are willing to lie to you, they will have to confirm most everything in this review. Management here is almost completely feckless, so if you move in and have any issues, don't expect much help. The only positive aspect of this property is the friendly and helpful concierge staff.

      Had such an amazing experience living at Avery 450, and would highly recommend to anyone searching for a new apartment in San Francisco! The team provided an amazing experience of luxury and excellence. Will definitely move back if I find myself moving back to SF in the future.

      I have been living at Avery for over two years now and I can honestly say that it is the best place to live in San Francisco. The building is modern, spacious, and well-maintained. The amenities are top-notch, from the indoor pool and movie room to the fitness center and BBQ terrace. The staff are friendly, helpful, and professional. They always greet me with a smile and make me feel at home.

      But what really sets Avery apart is the incredible service and attention that I received from Claire, the leasing manager, when it came to my lease renewal. Claire was very responsive, attentive, and accommodating throughout the whole process. She answered all my questions, explained all the options, and helped me find the best deal for my budget and preferences. She made the lease renewal easy and stress-free. She truly went above and beyond to make me happy and satisfied.

      Special thanks to our concierge staff, you guys rock!
      Truly a shining example of customer service excellence. To Claire, you deserve all the praise and recognition for your hard work in planning our monthly events and I look forward to living at Avery for another year. Thank you, Claire & staff, for everything you do!

      If it were not for my (and others) experience with parking garage vendor (drivehospitality.com) at the Avery I would give it 5 stars.

      My car was damaged in the garage two weeks ago (I estimate about $3,000 worth of damage). I filed a claim with the garage the same day. It has been two weeks and I have not heard from their insurance company and have had to plead to any kind of response. I've been promised updates, texts, emails, but all I've heard from them for the most part is 'crickets'...

      I finally did receive one response from the owner (Victor) which included:

      "Based on studies and our own experience handling thousands of vehicles at many different operations. Most vehicle owners do not notice damage on their vehicle immediately..."

      So you can guess where this is going (i.e. blame the victim). The owner also claims to have been insulted when I asked for insurance information... His customer service approach feels to be a better match in the meat packing industry than in a luxury residence.

      And just to cap it off, I was in the garage last week and randomly ran into two other parties who have had cars damaged in the Avery garage. Finally while I was in the garage taking photos of the damage on my car I also heard a loud crunch and scape on the side of another car being moved under one of their lifts...

      So, bottom line--yes great place if you don't own a car, but not recommended if you do.

      We scheduled a virtual tour with one of the leasing agents Nicole and she failed to ever show up for the tour and the office has been completely unresponsive to our emails, calls, voice mails during and after the scheduled time for the tour. Do they go on strike every day or something?? I find it very curious that she would always take 2 days to respond our emails and flaked on us on the actual tour. Unbelievable. This is after we filled out the form online for at least 5 times (it's broken too) before we got a response. Very disappointing!

      The staff at Avery have made my stay incredible here. Valentina the building manager is very reliable, dependable and responsive. As is her maintenance manager, Rob, who helped me install a few things in my apartment. The concierge team, such as Peter and Kash, have made my stay very positive here making sure my deliveries are secure. The staff has gone above and beyond for me and I'm very grateful to have made some lasting memories living here the last two years.
