I moved in last week. My experience at Cadence has been excellent from receiving accurate information on what the community could offer. To operating the dishwasher to get the best efficiency.
Renato worked with me on getting into the apartment short notice. He is very professional, knowledgeable and eager for a future resident to have all the information they need, and finding their new home. My must haves were open porch that my cat, dog could happily enjoy the landscaping & people, in unit W/D, save over 1k a month compared to the peninsula prices.
My want's and I got all were a safe parking garage (it's free here), AC, high ceilings, hardwood floor.
In addition, after moving in Kelly, and Stephanie have, within minutes usually addressed any questions I had. Moses and Ricardo have been a tentative to take care of, and answer questions in regards to any of the facility and apartment amenity concerns. Unfortunately the only way for management to do anything at cadence is to expose them publicly. We are still waiting for our security deposit. It has been three months since we moved out, and two months since the following email was sent. Cadence, give us our money.

Jun 25, 2024Previous reviewWhat a Nightmare. We somehow lived here for three years, but in the last year things have just gotten sooo bad.
1) Unsafe environment. Once had an unhoused man just walk into our 5th floor apartment at 11pm. When he saw me, he ran, but it definitely rattled us and it was the primary reason for leaving. Management's solution was to offer us a lease break (2-month's rent), when we had just over a month left on our lease. So, to be clear, their solution was to pay an additional $2600 to leave.
2) Cars are CONSTANTLY being smashed and broken into. You can hear car alarms all night, but I've seen dozens of smash and grabs in broad daylight. The front door of Cadence was even smashed.
3) The elevators are for decoration only. So, you will get your exercise taking the stairways which stink of dog pee and garbage.
4) Management is a revolving door. Almost anytime I talk to the front desk they can't help me and they say they are only filling in. Any positive reviews on here are from personal friends of whatever management was filling in for the month.
5) Amenities are meh. The coffee is never refilled, the "hot tub/pool" is disgusting, and the TV is either not working or stolen from the fitness center.
6) For $60 a month you can put your garbage outside your door, and they will store your garbage in a separate room that will make the entire floor smell like garbage. Multiple times I have seen vomit in the hallways/stairways.
7) You will never get your security deposit back. Just know that. Additionally, they overcharged me for my final month's rent, and then charged me for four months' worth of utilities even though we paid our utility balance in full every month. It has been a month of emails and we are still trying to get our money back.
8) Your packages will get stolen. While living here I had three separate official USPS notices saying our mailman was robbed. The lockers get filled up very quickly and then it is just a package free for all.
9) For a "smoke-free" community, be prepared to have the smell of marijuana pumped in through the vents.

Worst tour experience ever.
It's a super rainy day and I could not find the leasing office. I called and the lady that picked up didn't even bother to come out to look for me. I told her many times that "I am walking in the rain. I don't see the leasing office". It felt very unprofessional. After 5 minutes of walking in the rain, I found the leasing office.
I went in and we sat down and talk about availabilities etc. She said the only promo available is 2 weeks off for 1 bedroom and 6 weeks off for 2 bedroom. I show her that I came here because I saw a promo online -- several days ago for 8 weeks off. She said there's no such promotion.
Then, I ask her how much will I see in discounts. She said my rent for the "second" (not first) is $800. The girl that sat next to her pulled out the calculator and said "it's $402". And 30 seconds later, the lady that helped me was like "it's $600 actually"

Here is the reality of living at Cadence Apartments that you should know before signing that lease.
Prior to the management changes in 2024 - we were able to be in communication with the Cadence team pretty quickly and efficiently. However, as we approach the 2nd quarter of 2024 things have changed drastically.
Resigning a lease has taken over nearly an entire month to get an overall idea of the costs and the plan to move forward. The leasing office is not even open til 6PM.
The people in the leasing office now have entirely no idea how their place operates nor do they know how to even effectively give you a solution without a wait period of 2 weeks from their "management" team. I still do not know what the jobs for the people working in the leasing office are outside of doing tours. They have no resources in their wheelhouse to give you an adequate answer and will tell you to wait for the "management" team to give you an answer that probably will end up taking possibly 1-2 weeks.
It's great that these apartments are pet-friendly but what they're not telling you is the amount of pet poop that is around the apartment. The safety standards are not up to par.
If you go on that tour, think to yourself- is it worth paying this much money to not even be able to talk to an actual person? Are you okay with waiting long periods of time before getting an answer?Helpful 3Thanks 0Love this 0Oh no 0Business owner information

I've been living here since around the beginning of the year and so far I've found it very comfortable.
Management team- especially Kelly and Italy- are kind, professional, and very responsive. Very satisfied with the initial tour and the subsequent leasing process. All my email inquiries have always been answered promptly and satisfactorily.
The amenities such as the pool, hot tub, gym, club house, mini office/cafe area, and fire pit are clean and well-maintained. The barbecue grill has been broken since I moved in with no apparent attempts to repair it, but no biggie. Pool is on the shallow side, only about 2'6" deep all around. Probably something to do with building permits or safety regulations, but it's nice to do laps in regardless.
Management has fairly high standards for tenant conduct- there is absolutely no smoking of any kind allowed (candles are forbidden in the units as well), although I will say a good number of people shirk those regulations but I'm not sure what kind of consequences there are or if they are well-enforced. They've recently cracked down on pet waste in the common areas as well. I feel like I get an email every week from management reminding tenants about the policies for the property. But overall the other residents are pretty quiet and respectful- for the most part.
I like the mailroom and package locker service. I've had no problems retrieving any boxes or letters. One thing is that there was an alarm in the mailroom that went off consistently for months. Only within the last week have they fixed the issue. Also, the door to the mailroom from the garage is no longer able to lock, which I feel is a security issue- especially when the garage exit door is stuck open.
The unit itself is pretty nice. The rooms were absolutely sparkling clean on move-in. I rarely, if ever, hear any noise from my neighbors. I kinda wish it got more sun, though. It gets pretty dark and cave-like at some hours of the day. Some of my plants aren't too happy because of that, but oh well. I think I've had maybe two maintenance requests so far, and the response from the maintenance guy is super prompt. Friendly guy and he does good work too.
The thing I think I like least is the location. South Hayward isn't super desirable living area, especially right off of Mission St. Its a high traffic route and the car noise and exhaust can be annoying, especially if you keep your window open. It's also kind of removed from everything- it's about a 10 minute drive in any direction to the nearest grocery store. BART being across the street from the complex is nice, but since that service has gone so far downhill I haven't had desire to ride, so that point is basically moot.
All and all I'm pretty satisfied for the most part. As I mentioned I like the complex in general but I do wish the location was more convenient. If I were able to pick the whole apartment complex up and drop it somewhere in the peninsula it would be 10/10.Helpful 1Thanks 0Love this 0Oh no 0Business owner information

Apartment complex is super dirty. The trash hasn't been taken out in weeks. People are just throwing the trash anywhere now because there is no room. The parking garage smells horrible. I almost threw up of how disgusting it smells. Now the smell has reached inside the apartment complex. They want to charge almost 3k for a one bedroom but can't even take the garbage out!

Avoid this apartment at all cost. This apartment is in disrepair.
Elevators are offline for "maintenance" for weeks without end.
The carpets are stained and smell like the old domestic LAX terminals.
They won't replace anything that goes missing in the apartment complex. Gym TV goes missing, must be impossible to replace.
None of their security cameras work, so what is the actual point?
Tenants cannot take out their own garbage, you must pay $15 a month for somebody to remove the garbage for you. Even though there are functional garbage rooms with shoots.

Cadence is an excellent community to live. The indoor parking garage with EV charging stations demonstrates their support for the environment. Also,the recyling and compost receptacles are ways that our building contributes to keeping the planet clean.
Whenever I have a maintenance call, I go online to request assistance and the work order is completed the next day. A maintenance order could be just changing a light bulb in the ceiling which is about 9 feet high.
The building managers are thoroughly the best. They answer any questions you have about your lease and the apartment. They organize community events so the residents can meet their neighbors. We have met many nice people here and we spend time together. The neighbors are cordial to each other.
Cadence maintains a clean building. The pet spa helps residents keep their pets clean. Bags for pet waste are provided by the building.
We have been residents for 3 years and we have no plans to move. The location to BART is extremely important to us. We feel at home at Cadence. This is the place to be!Helpful 1Thanks 0Love this 0Oh no 0Business owner information

Edit: 3 months into the move and my AC has been broken for the past month. The management sends workers to fix it and keeps dragging the issue while it's still not done. I went to the office today and asked them for a rent credit since my AC has been broken for the past 1 month and its one of the things I pay for in my rent and the manager "SHERI HARMON" refused to give any rent credit by saying that it's your fault for the broken AC because you keep it as low as 60F. It was not mentioned in the lease that I'm not supposed to keep my AC under a specific temperature. If you read more reviews about his property on other apartment hunting websites you would come to find out that this SHERRI HARMON has been giving issues to everyone who has been living here and this is not the first review complaining about her.
Also, look at the pictures of the pool and jacuzzi I've attached. I will add more photos of this place as I go. They have been using covid as an excuse for everything just like the incompetent manager responded under my review that because of the covid pool was not clean. I would like to add that when I posted the dirty pool pictures it wasn't right after covid. We understand the issues you had upon move in and worked diligently to make them right which I believe we have. In regards to the pool, having been closed for over a year, we are encountering issues that we were not anticipating and are working closely with our pool vendor to resolve these issues.

I can't wait for my lease to be over so I can run for the hills. They completely ruined my move in experience to my first ever apartment i was so excited for. I've just moved in 2 months ago and already so many issues. One of the issues is the disgusting pool water thats almost looking whitish and milky from all the people using it and the management never keeping it clean. There is dead insects floating on the top of the pool water and leaves at the bottom. The quality of the water is visibly disgusting. You can tell the competency of the management by the quality of their amenities. Plus, my apartment had many problems at the move in including a faulty fridge that never worked since the first day and had to be replaced and the bathtub that needed to be reglazed fully because of very disgusting yellow stains on it. I had to yell and cuss at them to fix all these issues.
