Been living here for almost 2 years now and everything I said below still holds up. I think if we ever leave here it would just be to try and find something bigger if we got a 2nd dog. Otherwise, Nanamo (our pup) loves it here too because she's made lots of friends. It's super convenient letting them off leash in the enclosed dog walk so they can burn some energy and socialize.
Also, this is the first time I've attempted any decorating in an apartment to make it really feel like home. I was inspired to design a work space and vanity area and thought I'd share!Helpful 2Thanks 0Love this 2Oh no 0Business owner information

Oct 16, 2020Previous reviewThis is the best apartment complex I've ever lived in. I was initially hesitant because the rent was outside of my budget but we decided to move here to be close to friends and don't regret it for a second!
We saw that rental rates lowered here a few months after we moved in and since we couldn't lower our rent, we were allowed to move into a new unit under a new lease agreement with the lower rate. We didn't expect an outcome and have been loving our new unit even more :) we didn't hesitate to sign up for another year because we love it here.
When a place is well maintained, it really is worth paying a bit extra. As some others in reviews mentioned, the locker system for packages is awesome and we've never lost a single package or mail. Staff and management are super responsive and friendly. Anytime we've had an issue which is seldom, we'd get a response within a couple of hours. Jonatan especially has helped us so much and has been extremely kind since we first moved in.
The enclosed dog walk is so convenient and loved by all the dog owners here. We're also grateful that residents here seem to be respectful and clean up after their fur babies consistently :). I feel really safe here with covid protocols as well and again find residents generally being respectful and conscientious.

I've lived at Encore for a year, and the experience has been outstanding. The apartments are new, beatifully built, and I have not had a security problem or lost package.
The management and maintenance people are the best part. Scott and Alex have been fantastic! Many smiles and great response time.

I just signed my 4th contract with the encore group and like all previous years it is a positive and very pleasant experience. Moises, the manager is a great guy who knows how to help and make the process very easy and accessible.
I still think that Encore is the best place to live with the best team of workers, always willing to help the residents. Thank you again for making us feel part of the family. I am very happy and proud to be part of the best place in downtown Redwood City.

If I could give 6/5 I would. Leasing staff are very friendly, professional, and knowledgeable about the area. From walking into the lobby to seeing all the amenities here, which are more competitive to neighboring buildings, I was impressed! Also, the unit I saw was spacious, beautiful and has so much potential!

Well, the year has come and gone so fast. With the move behind us, we can now reflect on our experience at Encore. What a crew! The Encore machinery turns successfully every day with the manager at the helm and the hard work performed by the team.
My family and I want to say, "Thank you - Thank you, and Thank you for all you did to make our stay a home away from home!
We were sad to leave some new friends and acquaintances, but we are happy to say that our experience needed to be shared with those looking for their next home.

One of the most stressful things they say in life is moving. Encore, a luxury apartment experience; with Jonatan, Louiegi, and the maintenance team, the move was smooth and stress-free.
We are now making our new place our home, and even in that transition, most sales teams will forget you and move on to the next lease. Not this team, they have been providing us tremendous help in getting us settled into the nuances of our apartment. They are super quick to respond and very helpful and courteous about our needs.
We would recommend this place to anyone!

This year is my second year at Encore, and I'd like to provide an updated review, especially during the work-from-home period in 2020.
Overall, Encore provided a no-hassle living experience as the apartment became the office:
- No degradation of living experiences for me: Corridors remain clean, amenities functional, and security improved.
- No lost packages for me even with increased online shopping. The management team put packages back in the locker or brought them to my door if they were left outside the locker by the couriers.
- No noise from my neighbors on the side, even with people at home. Not sure about noises from above because I'm on the top floor
- Comcast's Gigabit Internet plan is available with Ethernet ports in the living room connected back to the router in the closet. No lagging on Zoom with both my wife and me on video conferencing.
Moreover, the management team, Moises and Louiegi, adapted with new processes:
- Gym needs reservations, which helped social distancing.
- The mask rules were posted on the wall and stayed up-to-date.
- Gas BBQ and fire pits also needed reservations and were very well maintained.
- All residents I've met respected all the processes and guidelines, no conflicts at all.
Lastly, a special shoutout to Emanuel, Diego, and their maintenance team:
- When my Nest thermostat broke, Emanuel fixed it even though it was his day off.
- When my door lock is out of battery, and I'm locked out, Emanuel and Diego dropped their work at hand, fixed it right away, and showed me the battery warning.
- When I needed a heat gun, Emanuel lent me one, set it up, and taught me how to use it without hurting myself.
Overall, working from home means a much longer time at the apartment. And the Encore team made the experience hassle-free for work and enjoyable for leisure!Helpful 2Thanks 0Love this 0Oh no 0Business owner information

We are on the top floor (6th) facing the In-N-Out side. Here are the key factors for us:
Dedicated Staff
Both the office and the maintenance staff are accommodating! Some examples where they go above & beyond:
- When the package locker is full, we can find our packages delivered to our door, usually by the staff members. Once Jonathan (the office manager) came up to our unit to deliver a mail left out of the mailbox by USPS.
- Once my car battery died, the two folks from maintenance helped me jump-start my car to head to the dealership.
Excellent sound isolation for adjacent units
- When in the unit, we never hear our neighbors next to us. It is pretty quiet in the corridor as if the complex is mostly empty.
Package delivery system
- The Luxor system here is pretty reliable and utilized even by the same-day delivery carriers. We never lost packages. They are either in the locker, mailbox, or in front of our door.
Security
- Most doors & both elevators require key fobs to enter.
And we agree with other reviewers on location, appliances, etc.
In-N-Out
- Lively view: We enjoyed the view of the restaurant! It's interesting to see various people. (Apparently, police officers love burgers!)
- Food Smell: We do smell the food even on the top floor. Sometimes it is pretty intense during lunch & dinner time, so we close our windows. But we don't smell anything since shelter-in-place started even after the place reopened
- Noise from the restaurant: The restaurant unloads food and power-wash frequently in early mornings. It was pretty loud in Summer 2019. Encore staff talked to them, and they have gone better since. It's barely noticeable now for us
- Noise from customers: There are occasional shouting from people and muscle cars, but not a deal-breaker.
Overall, our experience has been pretty enjoyable, and it's the best apartment we have lived in! - Mar 25, 2020
After leaving an after hours message I was lucky enough to have Jonatan
return my call. He sent me an email with links to his corporate provider that led me to the perfect apartment for my engineer husband while working in California. His willingness to help me find exactly what I needed allowed me to secure the perfect unit right across the street from where he works in a matter of hours. Encore is one of the best communities that we have ever lived in, and we highly recommend it. The management team, Jonatan and Louiegi, as well as the maintenance team, are very professional, friendly, and genuinely great people. They have always been helpful and did their best to make our move in and move out easy and smooth.
The apartment building and all the common areas are very clean and well-maintained, thanks to their excellent maintenance team. We enjoyed our stay at Encore, and it was a tough decision for us to move from such a great environment to downtown San Fransisco.

Encore is awesome. They are owned by an investment company but it seems like they've done a really good job decentralizing management of the property from them, which I think is probably really unusual (we used to live at a building owned by Equity Residential and management was awful). As a result, management is really good-considerate of tenants and just warm in general, and I think they're all very experienced as well. These are just my experiences, I'm sure they're not perfect but we have legitimately not had a single bad experience with them since we moved in.
Pros:
Management is super nice (shoutout to Moises/Louiegi/Jonathan). We were super loud and our downstairs neighbor complained, and management communicated the complaint extremely nicely, I felt terrible. Awhile later, we were then not super loud and downstairs complained again, management again communicated that super nicely, and I pushed back (hopefully in a nice way). Management was very fair and nice when we pushed back.
Maintenance requests are super quick (thanks Manny!). Not sure if he is dedicated to the property, I would assume not, but if I can't tell as a tenant that's a pretty good sign. He's also been bringing the newspaper into the building for me for months now. I don't know how I could expect more.
Amenities: Ping pong table, bbq, fire pit, gym, rooftop area, outdoor ground floor area. You have to reserve gym times and it's limited to three sessions per apartment per week due to covid and the good times will go quick, but you can still get three if you reserve late. All the amenities are always clean and availability for everything but the gym is good.
Cons:
If you're not a dog person (I'm not a pet person), they are very welcoming of dogs.
Not sure, but I think rent has gone up a lot since I moved in. Utilities are expensive compared with non-managed properties, but in line with expectations. Just how it is at managed complexes.
I don't live on the In-N-Out side, but I could see that being annoying. I might be in the minority for that since half the building lives on that side.Helpful 2Thanks 0Love this 0Oh no 0Business owner information

After living here for a little over 3 months, providing an updated review.
First, the positives:
* Brand new complex, opened in 2019
* Good location, walking access to downtown Redwood City and all that offers
* Maintenance staff is exceptional - building is well maintained inside and out, and any issues reported are promptly resolved
* Leasing and management are great as well, they respond to questions and issues almost immediately and do everything they can to make the residents happy
* For those with dogs, the pet area is very well maintained, easy access as you don't have to leave the property
For the negatives, I have only one - footstep noise from our upstairs neighbors. That is the primary driver for the 3 star assessment. During the first 6 weeks of being here, we didn't experience any neighbor noise that wasn't addressed quickly (downstairs neighbor was playing music too loud - never happened again). Wasn't until early June when residents moved in above us that we found the noise suppression for people walking to be less than desirable - in our case we can hear practically every step our upstairs neighbors take. I thought at first it was just us, but I spoke with a few other residents and they hear the same. We talked to management about this, but unfortunately - outside of relocating to a top (6th) floor apartment -
there was nothing they could do. On the plus side, we never hear any talking, TVs or dog barking type noise from adjacent neighbors.
My advice to anyone interested in Encore, or any complex for that matter, would be to ask the leasing consultant if you should expect to hear your upstairs neighbors walking around so your expectations are set accordingly. If you are at all sensitive to that type of noise, I would suggest only renting on the top floor here. Unfortunately, we did not ask the question when we rented, as we had assumed that a brand new building would have done more to suppress noise between floors, given it was built knowing that pergo-type flooring was going to be installed.Helpful 5Thanks 0Love this 0Oh no 0Business owner information

Jun 13, 2019Previous reviewUpdate 06/13/19: I've adjusted my review from 5 stars to 1 star. The main reason is due to the lack of noise suppression between floors in this building. Anyone considering leasing an apartment here should expect, unless you live on the top floor, to hear EVERY step your upstairs neighbors take.
At first I thought it was just a heavy footed person, but I've asked a few other residents and they confirmed the same, even an employee who lives here confirmed that they hear the footsteps above them.
Note: I highly recommend that if you tour this property, or any for that matter, you ask the leasing consultant if you should expect to hear your upstairs neighbors walking around their apartment regularly.
While I would not be surprised about noise like this in a building that was older and had carpeting at first, then later remodeled with the plank / pergo type flooring, I would NOT expect this in a building that is brand new as of 2019. That being said, here is my updated pro/con list:
Pros:
1) Good location, walking access to many things and close access to the 101.
2) Pet area is easily accessed and kept very clean.
3) The staff here is great, very friendly and maintenance issues are (generally) resolved very quickly. For the reason I say generally, see the "Fun Fact" at the end of my review.
Cons:
1) Neighbor noise - as mentioned above, if you don't live on the top floor, expect to hear neighbors above you walking around their apartment. Also be aware of the following clause that was in our lease:
"We ask that you do not run the dishwasher or laundry appliances between the hours of 10:00
PM and 8:00AM. Vibrations and sounds from these appliances may be louder in your
neighbor's apartment than in yours"... To be fair, when I read this, I should have taken this as a huge red flag that the building was not insulated well for noise.
2) If you plan to rent on the southern side of the building (where In'N'Out is), be prepared for the sounds and smells. They are busy from open (10:30 am) to close (1:00 am) and almost daily very early in the morning (6:00 am), there is a large semi-truck unloading and people cleaning the exterior of the location. For example, recently had to take my dog out at 4:30 am, and they were power-washing (loudly) the trash area which is right by this building. So if you like to have your windows open, you will hear and smell them a significant portion of the day. (A pro, however, is that you are very close to In'N'Out if you like their food).
3) Utility billing - while they submeter the water usage by hot, cold, and non-potable water, they bill you for water heating (this building uses a central boiler with a recirculating hot water system) based upon the square footage of your apartment. This might be common in this area but I find it a bit odd since a) they measure hot water usage and b) using occupants in the apartment - as they do for trash billing - is a better allocator than square footage. By that measure, a couple in a one bedroom apartment would pay less than a single person renting a two-bedroom apartment.
Finally, regarding the noise issue, I did reach out to management about options, one of which was if I could relocate to an upper floor apartment within the building. Although I was told (as of early June 2019), that the complex is only 50% occupied (if you look at their website it would give the impression it's almost full), they are not able to provide me any other location option at this time.
* Fun Fact: The reason I know the building is 50% occupied is because when I first moved in, I noticed that it was taking over 2 minutes for my unit to get hot water. I sent a few emails to management about this, and generally I was dismissed with "the building is not fully occupied which is why you don't get hot water quickly". Six weeks later, they finally had a plumber come out and they didn't even come to our unit - they had to turn on/up a regulator down in the garage and viola...hot water almost instantly!May 13, 2019Previous reviewRecently relocated here, and this apartment complex was one of the best that I found in the area. Brand new building, great location as you can walk to many places. Easy access to 101, 84, as well as the Caltrain station. The staff here is fantastic - maintenance requests are addressed almost immediately, and the leasing and management team are extremely helpful and friendly. The pet 'business' area is on premise - no leaving the building to take your dog out, and very well maintained.
