      We unfortunately live next door to a property that this company manages and it's been over a year and half of complaints and the property management company does NOTHING. They do not respond to emails or phone calls. GLR just affiliated with Alain Pinel Realtors, I wonder if APR knew about their horrible reputation with renters but doesn't care because they represent landlords? If you are a landlord and considering using this company, think twice since Oakland tenant's rights laws are changing because of companies and landlords like these. You might be exposing yourself to a lawsuit. You'd be better served finding a reputable property management company through the East Bay Rental Housing Association.

      Utilized this rental agency before back in 2008 when I moved from Florida to California. Staff was great then.

      Attempted to use them again in February and March 2016, and although there were no listings that met my criteria, I felt that the staff could have been more friendlier and more courteous. They may be pushy to complete a rental application, so that you may pay their fee. But don't feel the pressure to do this folks, until you physically view a place that meets your criteria.

      You do have a couple of options on Alameda, if you choose to search through a rental agency. Do your homework.

      Crap awful. Don't rent from here. All they do is ignore your maintenance requests and increase the rent every single month. I get home today and a random car is full on blocking my parking spot in the parking garage I pay money for every month. I call the police non emergency line and they tell me I need to call the property managers because it's private property. So I call and call and call and no one even answers. It is three PM on a working day!!!!!!!! Truly I cannot grasp why a business would not be answering the phone right now. I call the emergency line and the lady on the phone 8/23/24 at 3 PM cannot help me at all. No one answers the main phone, no one answers the maintenance phone, and this woman who doesn't know how to do anything, least of all her job, tells me she can't help me because it's not an emergency according to her standards and starts trying to lecture me on my manners. The car owner finally comes out and IT IS THE PROPERTY MANAGER. THE SAME ONE WHO RECEIVED MY CALL AND WOULD NOT HELP ME. How you become a property manager without learning to park a car is beyond me! How you answer my call and refuse to help me when it is your car blocking my parking spot is beyond me! Absolutely insane.

      I wish I had read the reviews before renting from this company.

      I could pick any of them from the last few years and say wow, that's exactly what happened to us. The biggest one being - They will take money from your security deposit and never give you the receipt for any of the work done.

      We moved into an apartment that was completely disgusting. Not only was there a massive ant infestation, but also urine on the toilet seat, mold in the washing machine, cob webs everywhere, dirt and grime in the shower and behind the fridge. They said just to put it all on the apartment condition form and we wouldn't need to worry about our security deposit.

      We spent an entire day cleaning before moving out and in the end were still charged a cleaning fee for "dirty window sills". When we pressed back saying the apartment was dirty when we moved in (as stated on the Apartment Condition form we filled out upon move in), Joseph Snell said it was cleaned to their standards. So I've included a few photos taken when we moved in to show what they consider clean.

      They will take out a big chunk out of your deposit no matter how much you clean. And if you have a pet deposit, just say goodbye to it as it will be used for "fumigation"- you will not see that receipt. Also, if you leave baking soda in the refrigerator as a courtesy, even though it is deep cleaned, that will incur you $250.

      Carpet cleaning - due to traffic even if due to normal wear and tear, will be taken out.

      Here's a sample of what they will take out of your security deposit when you move out.

      Just lower your expectations of what you will get back. They will use your security deposit to maintain the apartment.

      I'm thankful for the short 2 years I had with Gallagher & Lindsey, as they helped place a decent roof over my head. What I'm NOT thankful for, is how they absolutely do NOTHING to help you when it comes to the mistakes of their individual property managers at each site. Eric was my property go-to person when I needed help for simple things such as changing out a bulb that was too high for me to reach, etc. He was nice enough, but one night in particular I was dropped off by a friend after my pet of 10 years had passed away in my arms that afternoon. The next morning, Eric had my car towed out of the parking lot the very next morning, for simply being two spaces out of place. I had a friend temporarily park in my space the night before; instead of double checking my license plate on file, they simply had my vehicle towed without looking at their records to verify my lic. plate. Mind you I was paying roughly $15 a month for this spider infested parking spot. They REFUSED to refund or compensate me for the $275 impound fee that I had to pay to take my car out of a sketchy part of Oakland. It's clear that this team is very experienced at fighthing off their hard working clients. Greedy Gallagher is the name of their game.
      In terms of quality, over half their properties are falling apart because they don't have the money to spend on outside & inside housekeeping.

      Besides being located in a historic building on Webster Street, there's not much about this company that is desirable. First, they do not allow any virtual tours after 3 years of the pandemic. You think being a little bit of flexible, they don't even allow people with a good credit or financial recommendations to tour virtually. Instead, you have to visit the office to take a key out which is not feasible or accessible to everybody currently. Secondly, they're not responsive and very cold as well. Several folks we have called have not been responsive and not super friendly. Also, it seems a lot of their properties and manager and not tip top shape. Definitely recommend other rental companies although that great to begin with.

      They will steal money from you at the end of your lease.

      After you move out of one of their units they will automatically hire professional carpet cleaners and painters to clean and paint, then stick you with the bill. It doesn't matter how clean or how little wear and tear there is, and they won't even call out any specific reason for the extra work during the final walk through. They just do it to prep the unit for the next tenant, then deduct the bill from your security deposit to offload the costs of being a landlord onto the tenants. This is illegal, but unless you feel like taking them to small claims court, they will just steal the money from your security deposit.

      To be 100% clear, the landlord is responsible for "normal wear and tear" on the unit. The security deposit is meant to cover excess damage. Taking cleaning fees out of your security deposit is a predatory practice, especially when the unit is returned in excellent condition. Shame on Gallagher and Lindsey for taking advantage of people.

      The rent is relatively cheap for the area, and I didn't have to pay a fee. Some buildings do. The property is clean and safe.

      The maintenance staff responds quickly.

      But there's something about how they get things done that seems like the place is "value engineered" to maximize profits and avoid bigger expenses. For example, the paint on the kitchen cupboards is so thick the doors don't close properly, and there's a row of drips dried into the doors. Also, the built in dresser drawers are painted shut. When I first toured the unit, the paint job looked ok, but the ad said it would be freshened up before I moved in. The fresh paint might have been applied with a spoon.

      I've lived in my apartment maybe half a year now. No issues whatever. Very responsive onsite manager and my random inquiries are even answered my the main office within the same day. Idk why so many people have poor reviews. I've lived many places within the last 5 years... Probably 6 or 7 places I move a lot, yes I know. None have been awful, but I know what to look for. I think this place is fine. No issues. Clean move in. Fast and easy. I'm pretty certain excellent credit helps tremendously. I'm African American for those who are saying they are racist. So far so good for me.
