Jim Patterson Foundation Contractor

Jim was a wonderful person to work with. Our project was foundation work and wood framing to create a permitted living space in the back portion of our garage. We had 4 other contractors bid on the job. Jim won our confidence because we could tell that he cared about his work, and also had the knowledge and experience to deliver. More than that, he is very 'old-school', and by that I mean that he is a careful and caring person (which sounds odd to say about a contractor!). He worked to help us stay on our budget by making sound recommendations, which we later verified with a professional engineer. During the construction process he stayed 100% on schedule. His team was always on time and maintained the jobsite until their portion of the project was complete. I am so glad to have had Jim's help with this project. I would highly recommend his services!

Jim and his crew did a phenomenal job on our foundation replacement project. From the first time I reached out to him, he was very patient and forthcoming with me, even offering advice and guidance with how best to get started with approaching the city, as well as assessing bids. We have a three-story Victorian that needed the original brick foundation replaced, as the condition was very deteriorated and well past its useful life. Jim came out to assess the situation and wasn't intimidated at all. He is a straight shooter and tells it as it is, and our job was going to be a major one. I picked Jim because he truly knows his craft and enjoys what he does. Plus he doesn't sugarcoat the inevitable surprises that will arise (plus he has a wicked sense of humor and some great stories to share).

We started in the middle of last Summer and finished right on schedule during early Fall. I will be the first to say that it was a huge capital investment to undertake: excavating, removing the original perimeter foundation and shoring up the massive structure, while ultimately putting rebar and pouring the new concrete. I was quite nervous about all of the things that could have gone wrong, but Jim communicated constantly throughout the process and made sure his men were on task and doing quality work. Mid-way through, we had a incident where the sprinklers were inadvertantly triggered overnight, causing water to flood into the trenches. Jim came out immediately with his men after they became aware of the situation (even though it happened on the Labor Day holiday) and personally went to work to shore up the beams that were supporting the house and checking and double-checking any structural weakness caused by the water. Because of his diligence and attentiveness, I honestly felt like we averted a major catastrophe.

Jim treated our home with the care and attention he would have given had it been his own home. He has a penchant for finding creative solutions to deal with a host of unexpected problems, and through it all, he was punctual, steadfast and very thorough with his oversight, being on-site every day. We have now moved on to our next phase of the project, but without Jim Patterson & Co, we literally wouldn't have a solid foundation for which to proceed. My thanks to him and his team for the transformative work they did to our forever home.

My wife and I have been meaning to write this review for 6 months now. We saw Jim's bright orange van on the Golden Gate Bridge yesterday and it reminded us to get our great experience on Yelp!

Last summer Jim and his crew replaced our 130 yr old brick foundation. It was a huge job and we shopped it around, but Jim's estimate came in at the bottom end of the range. What really won us over, however, Jim's approach. He is old school and dedicated to the craft - you could just tell by the way he approached the bid and the conversations w/ the Engineer.

And he did not disappoint. He showed up early every morning, had his crew in line and busy every moment of the working day. His guys respected him and all mentioned how much they learned working w/ Jim. I was pretty hands-on, crawling around and checking things. Jim helped me understand all of the parts of the process and how he was making key decisions. He was patient w/ my questions and often went the extra mile to keep me happy. For example, I needed to replace some drainage and he had his guys dig up the concrete on the side of the house to help me out (definitely NOT in the contract).

There are also little personal touches that you can't pay for. When his crew found an antique bottle from the SF Dairy Company, Jim put it by the front door with a little note - he knew that this kind of thing would matter to us.

Anyway, the job was done on budget and ahead of schedule with great communication throughout. Most importantly, Jim always worked with us to resolve any issues (real or perceived) that I came to him with over the course of the project.

Jim Patterson is a very experienced and competent Foundation Contractor. Highly dependable, and very easy to work with. He also has a wonderful crew. He recently replaced a failing foundation wall in our San Francisco Victorian home. He did a wonderful job at a very reasonable price. You can't go wrong using his company. This review is long overdue, but well worth it. Jim and his highly professional crew did an amazing job digging out our crawl space and putting in a restored foundation, structural support and concrete floor for a new in-law apartment and rec room in our Sunnyside home.

Jim was always professional, on-hand and available from start to finish, smart, courteous and on-time and on-budget. I have had bad experiences in the past with remodel contractors and Jim almost single-handedly restored my trust in the business.

If we ever decide to dig down even deeper, we wouldnt hesitate to call Jim again or to recommend him or provide a reference to anyone who needs it. We're very grateful for his professionalism and completely satisfied with the results.

Jim Patterson and his foreman John came to my home to strengthen the support posts in my basement. My home was built in the 1930's so the cement footings under the posts were crumbling. After consulting with an engineer, a decision was made on how this was going to be done. They put Simpson hold down epoxy grouted to the footings and attached different kinds of brackets and bars to strengthen the posts to the cross beam. This is just the basics of what they did. Jim and John went above and beyond, if they found other things needing repair, they fixed that too! Not only did they do excellent work, I really loved their professionalism and kind consideration of arriving on time, answering texts in a timely fashion and always keeping in touch. Jim has a fatherly disposition. It was like working with a member of the family. I would highly recommend him to others.

Jim and his crew are prompt and professional. I'd use them again in a heartbeat.

Jim and his crew replaced a large part of our house foundation a couple months ago. We are very happy with the quality of their work and the price was reasonable. His foreman and crew was very knowledgeable, friendly, hardworking and efficient. We were also happy with the engineer that they work with. His plan seemed to make the most sense out of all the engineers we talked to. We were very stressed out about this project before it began, but once we signed off on the plans and let them get to work there was minimal impact on our lives. Everything went smoothly and quickly. We would definitely recommend them.

Jim was a pleasure to work with--honest, personable, thorough and completely dedicated to making sure the job was done right. I had a pre-1906 brick foundation removed and replaced with a modern, concrete, tied-down version and the character of my old Victorian was completely preserved. Jim's foreman Roberto was always responsive to my requests as the project progressed. The price was very reasonable too. I recommend giving Jim a call if you are thinking about a foundation replacement or upgrade.

Jim and his team did a very good job for us. His crew, including his foreman Roberto, are experienced and did a great job replacing the foundation (including new footing) for a rear addition to our house that was originally done very poorly. About 40 linear feet was replaced and an approx 20'x20' interior slab. They were one (of only 2 contractors) to quote the job that said they could do the whole foundation at once. The others wanted to piece-meal it in 4-6' sections at a time - taking longer and more costly. The quality of work was high and the cost was very fair. Also they are helpful with suggestions/recommendations when changes arise as it's not always clear how the final outcome/layout/design should be. They scoped the size of job we wanted done/felt comfortable with at the time while staying within a budget. Also, I signed on with Jim to replace, frame-up and rough-in the 2 floors on top of the new foundation they replaced, so their expertise goes beyond foundations and concrete to framing and sheeting. One last thing - they handled SF city inspections well too.
