      We are leaving this place and we couldn't be happier. The property management seems to go out of their way to make the residents' lives more difficult every day.

      From package theft to predatory practices by the property management - not letting you cancel your monthly parking by simply not responding, for instance, or deducting from the security deposit for regular wear and tear, which is clearly unlawful in the State of California, this place has it all. If that's not enough, the building and its surroundings are littered with dog poop.

      Only redeeming factor is the maintenance - they've been very responsive and helpful.

      Stay away from this place!

      I lived there for 3 years, in the first few two years there were many issues with constant fire alarms in the middle of the night and rampant package theft. Over the last 6-12 months it has changed a lot with upgraded package room which you can only access via a fob, security guard on duty for night and new management who are caring. Big shout out to Brehyonnia who is the community manager, they take your feedback seriously and are tireless working hard to make your experience great. Even my move out experience was great as they only charged me for things that was my fair share. I would go back and live there if I was in SF area.

      Updating my review since I have now been here 7 months. Other than the issue when I first moved in, things have mostly been good.

      Maintenance: When my washer stopped working, maintenance came within 24 hours. While I was waiting on a replacement, they let me use a recently vacated apartment to do a few loads since I was headed out of town in a few days and needed clean clothes. There was an issue with the replacement and the maintenance guys were very nice and came back 3 or 4 more times until it was resolved.

      Cleanliness: The common areas are kept clean, although the nice cleaning lady I used to see regularly in our area seems to be gone and a few areas aren't cleaned as regularly as when she was here, maybe they cut back to less staff. The apartments are also nice and clean at move in and I really like the size of my apartment compared to apartments for the same amount in trendier neighborhoods.

      Package room/thefts: They've made efforts to prevent package thefts, such as adding a badge scanner to the package room and not allowing access in the late evenings. I have a lot of packages delivered and have never had anything stolen, although I've had UPS mark a package delivered that wasn't delivered. There's a Facebook page where you can ask someone to pick up your package if you won't be home for a few days or if you can see in the delivery photo that a delivery person left it in the mailroom instead of the locked package room.

      Sidewalks/tents: The sidewalks in Mission Bay are kept clean. There's a cleaning crew that comes around and power washes, not sure how often but it's enough to feel like the area is clean 99% of the time. Plus, they don't let people sleep on the sidewalks or put up tents. Every once in a while someone will find a spot to sleep but they are usually gone within 24 hours. The one tent I saw a block over was down within a week.

      My biggest complaint now is how so many modern buildings still use the same trash shoot as 70 years ago; shoots from all floors go down the same shoot leaving it piled up at the bottom clogging up the shoot. I'm on the first floor and the trash room gets stacked up in the room since you can't put it in the shoot, and the entrance from the garage side is kept locked. The previous cleaning lady was nice enough to move the trash to the dumpster at least 3-4 times a week, but she's gone and it happens maybe once a week now.

      If you have small children or dogs, it's an ideal area with a really nice, big kids playground across the street, and a nice dog park that is cleaned by the parks department on Sunday mornings.

      TLDR: don't live here if you care about your own safety and don't want to be traumatized by fire alarms for life.

      Pros: nice location, apartment and amenities are nice
      Cons:
      Management does not answer you or care about your well being. The fire alarm is 50 feet in the air and is unreachable by you or by maintenance apparently, which seems like a vaguely illegal hazard.
      I went through an awful experience where my fire alarm broke and went off from 12-5 am. Why did it take so long, you may ask? There's no emergency contact for this place, and emergency management HUNG UP ON ME because they didn't want to drive 30 minutes. It's ear piercingly loud so I had to vacate me and my two cats to the lobby, where we stayed for 5 hours because there's just no point of contact. I called over 15 times and did every desperate attempt to find someone, and when maintenance responded HOURS later, it took them additional hours because they didn't have to tools to reach the fire alarm. And the end solution was to just rip out the batteries and not replace them. This occurred Monday and it's Friday and I still don't have a fire alarm. The resident text line has also ghosted me. Yikes, I'm leaving as soon as possible.

      Since I moved here less than a year ago, there have been 5+ false fire alarms with 1 real fire as well so be prepared to vacate your apartment at least once a month. There are other minor inconveniences like missing packages, the call box not working, but those are all pretty standard.

      Fire alarm is the top right. Except I don't have one cause they took it and haven't replaced it. Top of door to scale. It's unreachable.

      Don't make my mistake and write off the reviews that you see here. They most definitely are real and valid unfortunately.

      Trouble started since the day I moved in. I relocated from SoCal and basically moved into my unit sight unseen. As of March 2023 (when I moved in) they are completely hands off with the moving in process. I received instructions on how to left myself in via the call box, which to my surprise, did not work. Okay, no worries. Called the leasing office multiple times, straight to voicemail... spent the next hour trying to basically figure out how to get to my apartment and it wasn't until I stumbled upon a maintenance worker who showed me the way because even he said it was confusing to get to (it was located in a very obscure area that's only accessible via the garage with a key fob or side entrance). Would have been nice to be told that you cannot access my place from the main entrance... *Also the call box for me never work despite multiple attempts to get it fixed*

      Parking: Next issue was parking. I had my spot reassigned multiple times due to the fact that they clearly don't keep track of who parks where and was constantly parking in reserved spots until I finally ask for a specific spot that I noticed was always empty. Also don't expect any security in these "gated" garages. They are broken and just left open most of my time leading to car break-ins and giving randoms access to most parts of the building

      Mailroom: the mailroom system is a joke. It's basically a room next to the lobby that all residents have a code for. It's basically up to you to lock it after you leave, which most people don't do, so it's open to anyone and everyone. If you don't retrieve your package within the 1 hour it's dropped off, consider it stolen. I just stopped online shopping all together living here and any packages I need, I have delivered to someone's place. BUT sometimes the thieves are nice. If they don't like what they see after ripping your package apart, they'll leave it on the floor for you.

      The absolute final straw for me was two days before Christmas Eve. My key / garage fob somehow both stopped working. Being that the holiday weekend was around the corner, I immediately called the leasing office to have them replaced and to no surprise, no answer. Long story short, I went 5 days without having any type of proper access to the building or my unit. The leasing office even sent me a text acknowledging the fact that I had called them a numerous amount of times after the holidays but did theyy ever call me back or schedule a time to meet? Of course not. I was beyond DONE.

      Pros

      -Love the location. Proximity to Chase Center, freeways, Oracle park, public transit, dog park, Spark Social and the waterfront.
      -Also love that Mission Bay is sunny most of the time compared to other areas of SF.
      - the apartment itself was fine. Love my particular unit that was on the corner and has so much natural light.
      - The maintenance team was very responsive when needed twice.

      Cons
      -Horrible management. Don't expect to ever see or hear from them after your sign your lease. They either won't answer or they'll hide behind the locked doors pretending not to hear you.
      -Parking. You'll be paying an additional $300 a month for an open to public garage. Might as well save your money and park on the street at this point.
      - Mailroom. See above. Enough said
      -Security. An absolute joke whenever they are there. It's never consistent and they're either on their phones or just sitting in their cars. Honestly the times that I have walked through the lobby late at night, they don't even look up to see who's coming through the doors. Also don't be shocked to find doors propped open with sticks or tissues in the door jam.
      -Smart Home System: Worked all about 2 months until it didn't. The claim they needed to replace part of the system but never came back to finish the job despite me even putting in a maintenance request for it. Maintenance team said they don't deal with this. *Fun Fact: since my door lock is offline, the maintenance team can't even access my unit for service. They have to call me and ask me for my personal code to open the door.

      All in all I gave this place a chance because I loved the location and its proximity to work for me hence the one star. That's truly where the pros stop. You would think paying 3.6k for a one bedroom would afford you to live in someplace decent. Please please please save yourself the heartache and take MB360 off your list until they get their act together. There are much better options across the street (Azure, Channel, Venue etc) if you're set on living in Mission Bay.

      Update: I am going on my 3rd year at MB360. I am very impressed with the new bad ass management and staff. They are very approachable and will advocate for YOU. They even caught our package thief! This building is perfect for anyone working at ucsf or nearby in mission bay/SOMA. I am so pleased to call this my home a 3rd year in a row. My daughter loves it. Another shout out to our amazing and friendly maintenance and cleaning teams. I have built a community here over the years as this building has a wonderful neighborhood feel. Great for professionals and families alike.
      A+++ MB360! Stay amazing!

      Today I discovered that someone had defecated next to my car in the parking garage of building 1. I suspect that a homeless person was able to waltz into the garage last night as the garage door is currently broken (and has been for the last several months).

      Not only that, but yesterday morning, a package I was relying on for this week was stolen from the mail room within an hour of being delivered. I'm seriously frustrated given the amount I spend on rent.

      Good price and amenities but you make up for it in other ways.

      Frequent false fire alarms: 3 or 4 in the July 2023 alone

      Stolen packages: In 1 year, I have lost $300 in packages

      Stolen bikes: somehow thieves have managed to raid a garage and cut the locks off of several bikes without notice. Pic is proof.

      Consider your public areas at your own peril. Otherwise good for the price.

      I've been a resident for about 5 years now. And hoo boy, has management taken a nosedive in recent years. I stick around because I like my unit but it's like the landlords (Essex) really really want me to run away screaming. It really was better pre-covid, I swear.

      Starting a few months ago, the garbage rooms in building 1 keep getting jammed and overflow with all sorts of nastiness. I've followed management's guidance of opening maintenance tickets to get it fixed and it worked for the first handful of times, and now they're closing the tickets without doing anything. So here I am on Yelp, hoping that landlords will actually care and address this once prospective tenants start getting scared away again. I'll take this post down once this property gets maintained properly again...

      By the way, if you're touring MB360, ask to see building 2, 2nd floor (elevators by main entrance 701 China Basin St Google GPS address). It reeks of dog piss and has for several months now. There are broken treadmills in the gym (bldg 1), filthy furniture in the common room, and overflowing trashcans in the courtyard. AND We're the only building complex in Mission Bay without key fob swipe at the elevators. That's why the package thefts, apartment break ins, and garage break ins keep happening.

      Anyway MB360! Lovely place to live. Good night, and have a pleasant tomorrow.

      THIS IS IRREFUTABLY THE WORST PLACE I HAVE EVER LIVED EVER.

      On 09/30/2022, I scheduled my move-out to be on 11/02/2022 via e-mail. This was responded to and confirmed by MB360 (see photo).

      On 10/31/2022, at 3:30PM, Collin from MB360 texted me and we again confirmed the 11/2 moveout date. At around 5PM, 3 FULL DAYS before I was set to move out, I walked into my apartment and my property was GONE AND THROWN away in the dumpsters. There was also a maintenance man standing there with a huge dumpster bin in the apartment actively clearing my pantry shelves. I called and texted MB360, as well as called afterhours security, but NO one picked up. Without my consent or ANY notice, MB360 had their personnel ENTER MY HOME AND DESTROY MY PROPERTY (see photo). I had to sift through the dumpsters TO SALVAGE MY OWN PROPERTY IN TRASH BAGS.

      The next day, I had to PERSONALLY show up to the management office because no one had responded to my voicemails and texts. I demanded to speak to the manager, and was told that she'd call me back ASAP. Someone from their office did call me back, but the actual manager did not call me until 48 hours AFTER the incident. The actual manager (Jaihee Chung) was EXTREMELY RUDE. She was not apologetic at all, and claimed that it was simple mistake because they had made a "typo" in the system and assumed my 30 day notice sent on 09/30 was for 30 days after. That's unacceptable. She was the one who had responded to my 30day notice email-- how could the manager FAIL to read her own tenant's email?

      She then had the audacity to say that MB360 would be willing to compensate for the costly CLEANING AND HAULING costs that I'd incurred. FOR THE RECORD, I WOULD NOT HAVE HAD ANY CLEANING AND HAULING COSTS IF MY PROPERTY WASNT DAMAGED BEYOND REPAIR BY YOUR PERSONNEL. THOSE ARE CLEARLY COSTS THST MB360 PERSONNEL INCURRED ON THEIR OWN. F*CK YOU FOR HAVING THE AUDACITY TO EVEN MAKE THAT OFFER AND CLAIM THAT IT IS GENEROUS.

      I tell her I need to speak to my lawyers and we agree that I will send her an itemized list of damages at my convenience. 1 week later (11/11), I send the itemized list via email. Since 11/11, I have gotten ZERO RESPONSE from them, I've called them SEVERAL times, have left SEVERAL voicemails, and I firmly believe they are avoiding me to avoid repairing the damages they inflicted. I've taken screenshots of just SOME of the calls I've made to their offices with ZERO response.

      MB360 IS TRULY AWFUL AND MALICIOUS. Their management is HEARTLESS AND INCOMPETENT, and their manager JAILEE CHUNG is unreliable, untrustworthy, disgusting in her behavior.

      PLEASE do not live here. I'm now dealing with thousands in damages and MB360 is completely IGNORING a tenant they have caused EXTREME harm to.

      Do yourself a favor and join the FB group for this community so you can see firsthand the TERRIBLE, DANGEROUS. AND NEGLECTFUL LIVING EXPERIENCE.
