Parkmerced

After 2 years in Parkmerced, I can't really recommend it unless it's your only option. For context, we lived on the bottom floor of one of the duplex apartments near SFSU. We chose the apartment because it was the only one we could afford that would allow us to have our 60lb dog.

The Good:
Dog friendly and pretty nice grounds. I loved taking walks with our pup around the neighborhood.

The times we had folks come fix issues in the apartment, they were super friendly. We never had a negative interaction with the staff here.

Inexpensive and large for SF standards. We lived in a 1 bedroom, it felt really big and the living room got a ton of light from the large back windows. The kitchen and bathroom were renovated very nicely, the kitchen in particular had a ton of storage for such a small kitchen. Overall, I loved the look and layout of our apartment.

The Bad:
The mold... so much mold. I can't speak for the high rises, but our apartment had a serious mold problem, especially in the closets. A lot of our stuff was ruined from mold. We made sure there was space and didn't overstuff the closets. We ended up getting a storage unit just so we wouldn't have to use the closets. We got dehumidifiers and had 2-3 DampRids in every closet but nothing would keep the mold at bay. I understand that the location is damp, this is a common issue in SF, but it was extra bad. Apparently ours wasn't even the worst, the inspector who came before we moved out said he has seen whole walls peeling off because of the mold.

They will rip you off when you move out. The only way you will get your entire security deposit back is if you barely live in the apartment because the slightest scuff on the wall they will charge you for repainting the apartment. Ours was in really good condition, we of course had some scuffs on the wall from furniture, but in past apartments I've rented I wasn't charged for repainting because it was standard for them to repaint before re-leasing. Not the case for Parkmerced, they will charge you for repainting the apartment unless the walls are in pristine condition when you move out.

No heat and the water took over 5 min to get hot. When I complained to parkmerced about this, they told me it was because our apartment was "at the end of the line" so there wasn't much we could do. Our apartment was pretty frigid during the winter and I hate to think the amount of water we wasted waiting for it to get warm. I imagine the lack of heat definitely contributed the the mold issue.

Parking near SFSU is miserable during the school year. Unless you are willing to pay for one of their sketchy "garage" parking spaces, you have to deal with the street parking. During the summer it's perfectly fine, but as soon as the kids start at SFSU, parking is a nightmare between 8am-9pm. It would be great if there were residential only sections of the street parking.

The SFSU kids are insane drivers. The number of times I was almost hit by a car is insane. A person was actually hit by a girl on her phone, not paying attention, right in front of our block. I saw half of it on our front door camera. You have to be super aware when crossing the street, trust no driver.

Have a tour with Jonathan, he is really helpful, easy to talk to, answers questions professionally and giving me a lot of insight of the place.

I am a longterm resident at Park Merced. I would like to commend Celena Carvajal, Resident Services Agent, for her service when I called with inquiries. She listened to me patiently, understood my issue and took action on my request. I felt heard. I very much appreciated her understanding and her help.

Alvin was very helpful and gave me all the information I needed on my matter. It was a great experience and I enjoyed my visit , making it an easy and not stressful experience. Great environment and great person to be around. Ensured my needs were taken care of with his great customer service.

THRY ARE SCAMMERS, you need to read about their old houses then decide. I really don't recommend this town houses or apartments (Parkmerced Apartments).
I signed a lease for a one year town house. Unfortunately, all houses have black mold everywhere.me My wife used to clean this mold every day, but it came back fast. I requested maintenance it takes them two months to show up. After they cleaned the mold, it came back again. I asked them to relocate me, and they refused.
It's like a scam they let you sign a one year lease. If you decide to break the lease, then you have to pay for one year rent.

I'm the only income of a family of three. I got a hanging flier on my door to get paid $1000. for a referral. I got a couple who pay's market rate. I did not receive my payment. I didn't get to speak to anyone except the desk person, and someone named Karen called me to say I was ineligible. I tried to contact cooperate and never heard back. This is an awful experience. I want you to know and be aware of this. I hope it doesn't happen to others. I have a ten year old and her birthday is coming up in July. I wish these people would give me what is owed. It's on the forms that the couple I referred.
