      I've been here a few times. They have ample parking since it's in a plaza with a grocery store next door. It gets pretty busy, but it is pretty big inside. Most of the staff do not speak English very well, but this is to be expected. However, the quality of food and pricing are worth it in my opinion.

      I absolutely love their Egg Yolk Custard Bun. This is the best i've ever had and it makes my mouth water every time I start thinking about it. This is a MUST TRY.

      These are the items we ordered:

      Har Gow (5/5) and Shu Mai (5/5): These were delicious! Can't go wrong with the staples !
      Chicken Feet with black bean sauce (4/5):
      Beef tripe(3/5): I'm not a fan of tripe so i barely ate this dish. My family thought it was okay. This wouldn't be something I ordered again.
      Salt and Pepper Tofu (4/5: I'm not a huge fan of tofu, but these were pretty good. They were seasoned very well.
      Home Style Chow Fun (4/5): These were good, very flavorful. I just wish there was more noodle
      Salted Fish Fried Rice (4/5): This was good, but a bit salty. Hence the name
      Steamed Rice Noodle with Shrimp (5/5): This is one of my favs. I always love the rice noodles with shrimp, chives or pork inside.

      I think it's a pretty average dim sum restaurant. They didn't have the silk tofu pudding though :( and that's why we came.

      Not much to say about this place. It's pretty small so the seating is limited, but the price is actually pretty decent.

      Pearl Bay Tea House has become our defacto sit-down Dim Sum Restaurant in this area. The menu is reasonable extensive, the prices are in line, the quality of the food is usually excellent.

      We were in for a belated Father's Day lunch. We generally don't like to go out to eat on holidays where everyone else is fighting for a table. It just takes the enjoyment out of the meal.

      We passed the ordering menu around so everyone could select their favorites. Of course, this leads to too much food and plenty of leftovers.

      I'm changing my numbering scheme for my photos. Todays photos are at the tail end of my pictures.

      This spot has a lot of options and has all the classics. I love that their "lava egg yolk bun" has a pineapple bun exterior. Service was good and the food came out steadily.

      You can't go wrong coming here for a weekend "yum cha" with the family.

      Pearl Bay Tea House is located in the Marina Faire plaza. This plaza gets pretty busy and packed, especially on the weekends because of the market and many eateries / restaurants here, so parking may be hit or miss depending on when you come by. Like most dim sum restaurants, there is usually a long wait on weekends, especially on Sunday mornings, so be prepared. They have since remodeled the plaza, so the exterior is different and makes the restaurant a bit blended in / hidden, but the interior seems pretty similar to before.

      My mom and I came on a weekday around lunchtime for takeout and they were decently busy - the wait was only about 25 - 30 minutes for a to go order. Prices had gone up, as we only ordered a variety of items and it was almost $100, but the food was average tasting. The employee who initially helped take our order kept messing up and almost gave us someone else's order, while almost giving someone else our order. It took a little longer because we had to sort out this mess, but I did feel bad for her a bit though because another employee, who may had been the owner or the manager came out and started to scream / yell at her very loudly in front of everyone for her mistakes, which was a bit uncalled for.

      Pearl Bay Tea House is an absolute gem! My dining experience here was nothing short of fantastic. From the moment we walked in, the warm and inviting atmosphere set the tone for what turned out to be an incredible meal.

      We ordered the Peking Duck, Chef's Special Beef, Lobster Lo Mein, and Sweet and Sour Sesame Chicken, and wow, every single dish was bursting with flavor! The Peking Duck was perfectly crispy and tender, and the Chef's Special Beef was melt-in-your-mouth delicious. The Lobster Lo Mein had just the right amount of richness, and the Sweet and Sour Sesame Chicken was a perfect blend of tangy and sweet.

      But the real cherry on top? They surprised us with complimentary mango pudding at the end of our meal! It was creamy, fresh, and the perfect way to finish our feast.

      The service was outstanding, with the staff going above and beyond to make sure we had everything we needed. It's clear that Pearl Bay Tea House takes great pride in both their food and customer service.

      If you're looking for a spot that offers amazing food, a cozy atmosphere, and top-notch service, Pearl Bay Tea House is it! I can't wait to come back and try more dishes.

      This place has grown to be one of my favorite local dim sum restaurant. You pick the items you want and it's delivered to your table.
      Their shrimp dumpling and pork siu mai are one of favorites. I came on a weekday for lunch and there's still a wait for tables. It is popular with locals.
      I have tried dinner here too, they have great selection and all very tasty.
      Seating is very tight though. Unless you have a big table. We had a small table for three today and the next table is literally inches away from us. But we always come back because the food is so good!

      We're thinking of having a Chinese New Year dinner for our family and wanted to get a dinner menu but the workers said they didn't have one we could take home, only the banquet menu on their door. So we decided to come here early at 5:30 pm on a Saturday night before the crowds to check out the menu. So I've taken pictures of one of the dinner menus with pictures and there's also another menu with tons of pages but no pictures and no order or organization so I didn't take a photo.

      We ordered the melon soup, steamed tofu stuffed with shrimp, chicken chow mein with crispy noodles, spinach with minced pork and mushrooms, braised rock cod and bean curd. The dishes were good sized but didn't get to try the steamed fish or peking duck. It was tasty and there's plenty of parking. Service was attentive and if we want to order a special menu, we'll have to come back and pre-order for our dinner.

      PARKING AND SEATING
      parking in a private lot for all of the local businesses-- lots of other Chinese restaurants. Enough spaces. It was busy at 12 on a Saturday so we went in and took a number. We got cut in line which was annoying. There isn't really a place to wait which was difficult-- crowded. People were smoking a lot outside so we couldn't wait there.

      They were professional about my service dog-- asked the one question, then let him be.

      FOOD AND SERVICE
      The food is good-- not as good as the Fremont Pearl bay. The shrimp dumplings are flavorful and structurally sound. The sticky rice portions were MUCH smaller than the other location-- like two bites. The sticky rice was warm and steamed but clearly not fresh-- stale, a bit dry, not sticky.

      We received most of our buns and dumplings within 20 minutes, but waited about 45 minutes for the mango pudding. When it came we were surprised-- at every other dim sum place, including the other Pearl Bay location, you receive 4 small puddings in fun shapes. Here it was one small bowl, and that's it. It was good though!

      No pleasantries from staff, but I also don't speak mandarin so I feel like I can't hold it against them.

      WORTH IT?
      Yes. Not as good as the other Pearl bay but it was still good, and if I needed dim sum in the area again I'd come back.

      This is a review for dinner service only.

      Came on a Saturday night with no reservations around 6:10pm. Hostess/ waitress/ maybe manager was rude. I know to expect the least amount of service from a Chinese restaurant but that didn't mean making us feel like we were an inconvenient to dine here.

      We had a party of 7 but we got sat on a small round table that barely would have fit us plus ordering family style. She rudely said ok we'll add a table topper to make the table bigger.

      Food:
      They were apparently so busy that they "ran out" out Peking duck and lobster! So we didn't get to order those.

      We resorted to
      - sweet and sour spare ribs - ok; odd that it came with large pickled pearl onions.
      - sautéed clams with basil - ok didn't taste the basil
      - honey walnut shrimp - extremely underwhelming. Shrimp wasn't crispy or plumped; odd that it came with pieces of apple or pear that looked like chucks of potato salad; walnut also weren't that great
      - clams with special sauce - (my wife's family loves to order this but I'm not 100% if this is the American name) anyway it could use some more flavor and garlic
      - deep fried pumpkin with salted egg yolk - highlight of the meal - perfectly fried and coated with salted egg yolk in every bite
      - pea sprouts so to crab and dried scallops - I love my pea sprouts and never had it this way, was pleasantly surprised when it came drenched in gravy.
      - e-fu noodles with mushrooms - noodles were fine but some of the mushrooms tasted sour.

      For free desserts they gave red bean soup and guilinggao (like grass jelly).

      Overall, dinner was borderline ok.
