Preston Apartments is a beautiful Edwardian-era building with studios and one-bedroom apartments. Tenants enjoy centralized public transport as well as a large neighborhood grocery, shops, cafes and parks. The apartments have been remodeled with updated features and new appliances but much of the 1911 charm still exists. There is a brand-new laundry room on-site and Laundry Locker service in the lobby. Our roof accommodates Monkey Brains ISP equipment which makes fast, reliable and cheap Wi-Fi an easy option.

It's my 3rd Christmas here and I don't see myself leaving this place. Great studio with a large window. Sunlight. Low pg&e. Laundry in the building in addition to laundry locker services. Clean building it is vacuumed very often at least once a week. Best part is the manager. Deb is so pleasant and very accommodating. Easily approachable and kind. The thought of leaving this place scares me.
The location is everything. You walk out the door and you are surrounded by everything pac heights has to offer.

We love this building and especially love Paulo, the building manager. Paulo is so responsive whenever something is needed! He showed us several units including the one we ended up renting, and he was so charming, knowledgeable, helpful and friendly throughout the process. The building is elegant and beautifully maintained, with lots of charm and great amenities like a laundry in the building and a secure lobby for deliveries. And the neighborhood is amazing! We couldn't be happier here. Many thanks to Paulo!

I rented in SF for 5 years and living at Preston Apartments was by far the best experience I had. For starters, Deb- the resident manager- was fantastic. She was always so friendly and kind, extremely responsive and helpful, and took great care of the building. The laundry machines on the ground level took debit card vs. coins and there were laundry lockers, both super convenient. My packages were always safe and I could grant my visitors access inside the building through call forwarding to my cell phone. It was an added bonus that the building was conveniently located on California & Fillmore in the heart of Pac Heights, next to tons of restaurants, bars and shops. The only reason I moved out was because I purchased a home. You definitely won't regret moving here!

I absolutely loved living at Preston Apartments for the past two years, and I'd still be there now if it wasn't for an international move for work. The building is in the perfect location (you have Delfina and Smitten at your doorstep, and Alta Plaza Park is around the corner), and it has the world's best manager. Deb was on top of everything, and if there was ever an issue or if I had any questions, she could easily be reached.
New laundry facilities were just added to the building, and cats are welcome (which worked perfectly for my two kitties). Shuttles to tech companies in the South Bay are just a short walk to Divisadero. I honestly almost never write reviews but I really had to this time! I've rented here for the past 3 years. Obviously the location, building, and amenities are amazing but the apartments wouldn't be that great without Deb. Deb is the building manager. She is on top of any and every issue and keeps the building so clean. In addition to being extremely competent, organized, and easy to reach, she is so kind. She would even catsit for me sometimes, leaving the cats well cared for and the apartment spotless somehow! I always love running into her for a chat! I highly recommend living here for access to Pac Heights, Japantown, and the Marina as well as having a cute little studio managed by the best person. I only left to move somewhere bigger.

I moved in Aug 2010. I loved the sun filled studio with giant windows. I rarely turn on the lights (super low PG&E bills!) And of course LOCATION LOCATION LOCATION. Fillmore street has everything you need for dining and entertainment. And also Molly Stones across the street and the laundry mat just kitty corner. :)
However, there were many things that made me question my decision. As noted by the other reviewer...the lobby was anything but welcoming, the stained glass window was covered in layers of grime, and what got me was they have a NO PET policy, yet you literally kicked up tufts of dog hair as you walked up the stairs. Gross. One time someones trash bag spilled all over the floor before making it into the rubbish shoot and it was left smelling like death for a week. We had some problems in our unit too, oven was not working and we needed a new key to our mailbox. Both problems required about a million calls to the property manager in which she ignored (I would call her second number and she would answer on the first ring not knowing who was calling!)
However, she moved and was replaced by this amazing lady. She came in and immediately started cleaning, replacing falling off door knobs, burned out lights and trying to fix the elevator. She's wonderful, very friendly, and easy to get a hold of.

I've lived in the building for the last 6 months and have to say it's all about the location. When you walk out the door your in the thick of what Pacific Heights has to offer: bars, restaurants, shopping, Mollie Stones, Kabuki Cinemas, The Fillmore/The Boom Boom Room, and excellent people watching. The buildings walk score is 100 (thats means its a walkers paradise) and public transportation/catching a cab is a breeze.
That said, the building its self is not kept in the best shape. I lived at The Preston Apartments for about 3 years from 1998-2001. To date, it is by far one of the happiest memories and most wonderful apartment buildings that I have ever lived. It's so great to hear stories on Yelp about updates, renovations, Deb the new manager, and the incredible neighborhood. It's been 16 years since I left that magical neighborhood; I am now in Los Angeles - but if work ever calls me back to San Francisco, I'll be getting on a waiting list to come back to my favorite "home."

I moved to these apartments in December and simply can't say enough good things! Perfect location, updated appliances and beautiful windows, and the greatest manager a tenant could ask for! Any of the previous complaints about dinginess or upkeep are no longer valid. There are brand new carpets and paint throughout. The only downfall is not having a laundromat nearby-- luckily there are laundry lockers located right on our main floor. Love love love loving here.

ARG! The affordable, awesome laundromat catty-cornered from this apartment building is now closed! ...fingers crossed a new one opens in its place. As a result of my new inconvenience, a star has been lost. Luckily, Laundry Locker is in the lobby of this building, which will likely be used rather than being ripped off at the fancy Metro Wash up the street.

Great news! Preston Apartments is now in possession of an on-site laundry room. There are four washers & four dryers that take credit/debit cards. It is $2.00 for a load of wash and $1.75 will get you 48 minutes of drying time. We also offer 24/7 Laundry Locker service out of the lobby.
Jun 17, 2013Previous reviewThis apartment building is in an amazing location! There are a variety of restaurants on Fillmore Street--within minutes, you could be at Dino's, Pizzeria Delfina, Taco Bar, Sift, Troya, La Mediterranee, The Grove, Roam, Glaze, Bun Mee, or Jackson Fillmore, to name a few food highlights. And there are so many life conveniences right outside your door; Mollie Stone's, various banks, several coffee shops, a laundromat, Vitamin Express and Walgreen's are all super close. There are also two movie theaters (Kabuki and Clay Theater) and three great music venues (the Fillmore, the Boom Boom Room, and Yoshi's) that you can easily walk to. In terms of transit, there are a ton of buses that pass through here because of its central location! The 1, 2, 3, 10, 24, 22, and 38 lines are all very close-by. If you'd rather take a cab, it's pretty easy to catch one! And parking isn't terrible if you bother to get a street permit through the SFMTA.
Having lived here for nearly four years, I have seen this building go through a transformation; initially, it was being poorly maintained and led me to much frustration. But the current building manager, Deb, has really turned things around. She is amazing and really cares about the building! The lobby and halls are kept clean and maintenance requests / general concerns are handled with care and professionalism. The trash area is also kept orderly and now there's a separate outdoor garden area in the back of the building with benches you can sit on and relax.
Now for the cons...it's Fillmore Street, so EVERY day there is street cleaning (yes, even on Sunday!), which can be quite loud at 6:30am. If your apartment faces the trash area, those garbage trucks can also be a rude awakening. And there are some nights when people decide to go through the recycling bins on Fillmore Street and clank away. So, if you have a great pair of ear plugs, these problems can be solved (I highly recommend the custom kind you can get from an audiologist! they're amazing and have saved me!) Lastly, while the old accordion elevator certainly is charming and has character, it can be flaky...
The good news is I generally never hear noise IN the building unless I'm in the hallways outside of my apartment. I have no complaints about thin walls or rude neighbors. In fact, most people I've met in this building have been friendly or at least polite.
I highly recommended this building! If an apartment here opens up, just know it's overpriced because this neighborhood rocks!
