Called the S&I team to evaluate some work at my property. Dave B and team led the assessment - they were prompt and easy to talk to. I'm lost when it comes to construction projects and Dave and his team were able to help me understand the various options for remediation available to me and followed up with documentation to help me evaluate and make a decision.
Their quote was very fair and competitive with market rates. And they helped provide me with flexibility in phasing out work to align better with my budget.

Small bathroom project but a big life changing for us

We are happy our choice to choosing S&i to be our contractor The result is amazing and the processs was a great experience

Miri, S&I owner, reached out to me to resolve the issues mention in the original review. She offered to discuss the issues and have workers come out to make things right. By this time, but I had encountered the issues mentioned in the first review addendum. I don't want her employees or day laborers anywhere on my property. After providing her with an advance copy of the first review addendum, Miri responded with a reimbursement offer of $3,000. I accepted the reimbursement.

When Josh (S&I) opened my sewer lateral clean out, he allowed the dynamite plug to fall down into the clean out. He told me that the pipe wasn't in use and recommended capping it with concrete.
It turns out that the clean out and sewer lateral are the active sewer line. I discovered yesterday that Josh left the dynamite plug in the clean out. After Josh had the clean out sealed and with the heavy rains of the past few weeks, the plug moved and caused a complete blockage of the sewer lateral.
Last week, I paid a company $300 to clear the blocked sewer lateral. After two attempts, they said something (their camera didn't clearly show what it was) was completely blocking the sewer lateral about 3 feet from the clean out, toward the street.
I had another company come out yesterday to perform a trenchless replacement of my private sewer lateral. They were unable to clear the blockage. They were only able to move the blockage further toward the property line. After excavating another hole in my driveway, they removed and replaced a 2 ft section of pipe (about 4.5 ft below the driveway concrete). The dynamite plug was firmly lodged in that section. That company charged me $6000 for that work. That is without replacement of the private sewer lateral.
Josh's incompetence...letting the dynamite plug fall down into the clean out and then not retrieving it before cementing over the clean out...has cost me $6,300 in addition to what I will still have to pay to have the private sewer lateral brought up to code for EBMUD certification.
I regret hiring S&I to work on my property. I recommend you do you extra due diligence before hiring them.Jan 6, 2023Previous reviewWhen I hired them to remodel my house, I expected work from a professional contractor. Much of the work does not look professional. Josh, the project manager, failed to keep the job on track. Days went by where no workers showed up to perform any work...with no good explanation. Josh originally told me the work would take 2-3 weeks. After more than 6 weeks, it was clear that the work would not be completed as originally stated. After negotiating a price reduction, I asked them to finish some work in progress, to leave other poorly-done work as is, and to leave the job.
None of the work performed "wowed" me. Since then, I've had several other companies work at the house and provide "wow" results. While they were on the job, I felt I had to chase Josh and his many day laborers to redo almost everything they did.
With the heavy rains last week, I got flooding around the house (one of the things they never got to) and leaking through a garage side door (they installed that) and puddling in the garage (due to poor work they performed).

Working with S & I and David was the best thing my wife and I could do . We had our entire house remodeled within 3 months. They remodeled our master bath, guest bath , kitchen , flooring , interior & exterior paint and windows .

Edit: Long review - see attached pics for a quick look at their work. Some of these issues have been fixed after repeated requests, and some are still present even after "completion" of the project.
S&I started renovating our bathroom in May of 2021. It was supposed to take 2-3 weeks... but actually took 7 due to damaged materials and shoddy work.
Our project manager is super nice and easy to work with (he's actually the reason why decided to go with S&I in the first place), but was mostly absent after demo was completed and generally showed up to collect a check or when I asked him to come by and look at the progress.
The foreman works long hours but does super sloppy work with no one doing quality control but us. I'm a pretty easy going person and don't complain often, but some of this work is straight up embarrassing.
For example, shortly after installing our new vanity, water started leaking through the back and down the wall onto the floor. The next day the foreman told me he fixed it, but what he didn't tell me was he broke open a huge hole in the back of the vanity into the wall and just left it there (see attached picture). He wasn't going to fix it until I found it and pointed it out. His exact words were "Oh, did you want me to fix that?" Yes. Yes I do. He ended up covering it up with some cheap plywood - it still looks pretty bad.
There were many, MANY issues like this where we had to point something out that was very clearly poorly done before they took the time to fix it, such as: messy un-sanded drywall, poor painting that was already peeling, sealed tiles without first removing paint and pencil on them, uneven tile, fixtures already falling off of the wall, and just general cutting of corners.
On one occasion, a large amount of water was left on the floor overnight, which eventually spilled down into the open toilet hole and damaged the neighbor's unit below us. It's stuff like this that is completely avoidable, but no care or consideration was taken.
Next is the issue of cleanliness. Look, I know when you're doing any kind of renovation there's going to be some mess - I expected that. But this was on a whole different level; our entire home (even the bedroom) eventually got covered in dust and dirt. Not only did the crew not attempt to block off or cover anything in plastic, they did *not* clean up after themselves each day and it made it hard to even be there. We eventually spent $300 on a deep clean to get rid of all of the dust covering everything even though renovation still hadn't finished.
On top of the dust and other mess, the foreman always left fruit and clothes (like pants, shirts, and even shoes) in our home each day. I don't even understand why he was taking off his clothes in our house in the first place, and all of the fruit that was left eventually attracted fruit flies.
Finally, the biggest reason why we chose S&I is because the project manager said he would physically go shopping with us to choose our materials, which sounded great considering my wife and I have never done a renovation before and were nervous about shopping by ourselves. Although the project manager was very friendly and helpful while at the store, this didn't turn out to be a great experience either - the shower door we bought with him didn't fit even though he measured our bathroom beforehand, and then couldn't be returned to the store because the packaging got all ripped up when it was opened by the contractors. We also ended up with 6 boxes of extra tile. I know it's good practice to have a little extra just in case, but 6 full extra boxes was a waste of my money and could have been avoided by actually measuring the square footage instead of guessing.
After some back & forth, S&I did agree to cover the cost of the shower door - and while this was appreciated, we shouldn't have had to spend time and energy arguing for something that should just be obvious since it wasn't our fault. The project manager did also return the extra tile for me, which I am grateful for, but again I had to specifically bring this up and it just seems like this shouldn't have been necessary in the first place.
In the end, what really made me upset is that when our project manager wasn't available, we got in contact with the owner and she didn't really seem to care much either. She did buy us a new part that was needed (which again, we appreciated and said as much), but instead of being apologetic and wanting to make sure everything was right, she just seemed annoyed and even angry at us for pointing things that were broken or done poorly and needed to be redone. It seemed clear that our bathroom project was not a priority for this company and they were eager to just be done with it, regardless of the quality of the work.
ANYWAY I know this was a bit of a rant but short story, don't hire these guys. They had great reviews online so I trusted them inherently, and I regret it big time.Helpful 17Thanks 0Love this 0Oh no 0Business owner information

Cory I'm sorry for your "bad" experience but you were putting a lot of wrong information and you don't take no responsibility on the fact you didn't had the right material. I'm attaching final pictures of the excellent jobs we did for you. And the fact that you asked for a huge discount when job is done saying you helped running your project and you didn't got it doesn't give you the right to ruin business that we built for years.

We recently remodel our living area and kitchen, it was a big project, we worked with Josh and he was amazing and worked with us to find the perfect design for our remodel he was knowledgeable and energetic kept us informed all throughout.
Having people over during a pandemic wasn't easy, but Pato his crew, Giovanny, Juan and many others spent weeks at our home working tirelessly, they were all amazing, respectful and their work is impeccable. They are professional and talented. They took time to make sure everything was perfect.
We are delighted with the results and can't wait to work with them again.

Unfortunately this company were very unprofessional with us. We had a small project: mostly demo some concrete, replace with sod, and build a paver patio and mount a gazebo on it. Jason our PM said it would take about a week. Going on two months now and still sprinklers aren't working right and they've left a tub of their rubbish on the property. Three texts to Jason all received the same response "I thought they fixed that." But no fix. Called the office yesterday and told them about it. They said they'd call right back. Haven't heard from them yet.

S&I recently completed a renovation for our home in the sunset: installing new windows, renovating two bathrooms (one of which was turning a 0.25 bathroom into a 0.5 bathroom with adding a shower), new floor and backsplash in our kitchen, plus some other odds and ends. Overall, we are very happy with the work and it's a tremendous improvement from where we started. Working with Josh was great - he's very responsive (can't emphasize this one enough), and is a great problem solver, and also provided lots of good design input - this is all critical as so many unexpected (to me anyway) details and decisions come up along the way. He helped us navigate through all this really well and handled everything (permits and inspections) with the city (some other bids we got had expected us to take care of this ourselves - yikes) and even though the total time of the project was much longer than expected (part of this was due to permit and inspection delays, not necessarily S&I's fault), our overall result was great! The cost was competitive as well.
So, in short, the good: great work, fast responses, good consultation, and he had a great network of workers who were all, for the most part, very competent and friendly and also enjoyed working with each other. The not so good: work took much longer than expected (although some of this was not in S&I's control), and it wasn't possible for Josh to be onsite all the time, so inevitably, some missteps happened. But for everything that went sideways, Josh addressed it and made good. I'd much rather work with Josh than deal with sourcing handyman, electricians and plumbers myself where it seems so many these days ghost you after committing to, or worse, starting and then not finishing, the work. I feel the company is very unprofessional. I had a whole home remodeling project managed by Ronnie and Jeremy back in 2020. There were so many arguments with them and unhappiness I don't want to recall.
I thought it was over, but recently, I found that our permits have not been closed in the city. Unbelievable! I called the office one month ago, and they promised me the company owner would call me and fix it. But it's one month now, nothing heard from the company.
