Once again this community is chaos. As Im writing this there are still people at the main pool partying and arguing. Management has cameras installed but doesn't care to utilize them to keep us safe. BELOW IS A COPY OF THE MAINTENANCE REQUEST SENT TO THE OWNER'S JRK. :" The southwest gate to the pool has been unlocked and broken for many months. Many nights a week there are large groups of people smoking, drinking, and playing loud music there. This happens DURING and after business hours. Tonight I was threatened with bodily harm after asking trespassers to leave or keep the noise down. It was reported to Petaluma PD with minimal resolution. Please, Im begging you. Secure our pool. "

I also messaged resident relations and called the Petaluma PD. However, it is not the PD's responsibility to waste time acting as security for a private "Luxury" complex. But there are no other safeguards.

they have mice and aren't willing to come remove the traps because supposably they have no one on duty and I have to wait until tomorrow for them to remove them. all while I have my kids here risking catching the obvious diseases. the managers are no help. there's nothing luxurious about it. they only paint over walls and patch holes but don't put the money in to settle the issue.

They say they are 2700 for a 2bed 1 bath townhome . They don't advertise on here or website that they pretty much charge a hoa. But it's called a something else. Not only is that bad but these are rundown apartments built 1980s pretending to be renovated. They is popcorn ceiling, there ac is 2 wall ac one down stairs one upstairs. To cut the cost of central air. Which by the way will cost you more for pge. By the way this is the price with not many upgrades yes washer and dryer, and ac. But no new sink or fireplace. So you are paying 2900. For crap don't waste time or money please!!!

Here's the scoop. Tenants have legal rights (you can download them) and I highly suggest reading your rights. This complex was under JKR, The Vineyards was sold. In the past they had civil tenant court cases, an attorney took them on and won. It seems the new owners, now called Enclave LLC, this is public record btw, has many family members, they are using the same Property Management Co, Two Coast Living in Los Angeles. Thay have at least 32 other properties to deal with Nation wide. The leasing office use's local employment agencies for the leasing offices since TCL is in LA, being too far away. It's a cluster f+*k, a term used in law between piers, when too many organizations are involved. The right hand is actually screwing the left hand but in this case the 4th party is screwed, that's the tenants. So many complaints about this complex, please do not let this continue and have due diligence. Especially if harmful to your health, that's a slam dunk.

Take them to court, have good evidence, or reasonable doubt, and hire an attorney. You can recoup your attorney fees in the case. Or, get together with other tenants with these valid complaints, make a civil case together, there's power in numbers. Small claims is $5k or less to sue and you can file and represent yourself.

This is why companies, corporations, and apt. complexes get away with this behavior over and over. File complaints with Better Business Bureau, Housing Authority, State Inspectors, your Sectretary of State, your Governor, which doesn't cost you a dime to file. Most complexes are considered private property so police will not get involved, but you can ask them questions, who to contact with your concerns.

Most of all, take them to court!! Reviews don't hurt the owners, many of them are silent and live somewhere else, they don't know what's going on either but they will if you take the complex to court.

NO RECOMMEND TO RENT HERE I want to bring to your attention that my car has been towed four times from my designated parking space, even though I haven't missed any rent payments. Each time, the manager apologizes, but nothing changes. Additionally, there is a rat problem that has not been addressed, and the water usage seems to be excessive (running out of control for the sesped ) , resulting in all residents having to pay for it as we don't have water meters.

I RARELY give one star but this place earned it.

Ive never been more happy to move, even though they charged me hundreds of dollars on final inspection for half a dozen paint spots they had to do (i filled the holes left from nails on the walls) and carpet I already had professionally cleaned.

The neighbors are loud, management does NOTHING when you report aggressive dog breeds, parties, or loud music. Your car WILL get towed here at least once (mine was towed from MY SPOT with my permit displayed), and youll be out a few hundred bucks there too.

Trash is everywhere. Drive by a few times a week and youll see the "luxury" trash service in full effect lmao

Move literally anywhere else unless you are DESPERATE to live with loud people in a litany of filth.

Upon move in, we had a mirror with a bunch of black spots all over. They told us they would replace it before we moved in but then said it was cosmetic and they wouldn't do anything about. Also, the house was FILTHY and we had to clean everything the first day we were there. There was paint all over the floor, the carpet already had stains, etc.

When moving out, we were charged a cleaning service fee even though we extensively clean. Even worse, we were charged to replace the carpets even though we religiously steam cleaned them and left everything as clean, if not cleaner, than was provided to us upon move in. I have pictures and they were still not willing to work with me and they did not provide all the documentation needed to charge us as much as they did even after it was requested. They even said the deposit return check could take longer than 21 days which is ridiculous. Unfortunately, hiring counsel for small claims is more of a financial burden and stressor then was worth going through for me. I rather just leave a review so anyone moving here knows what they are getting into with this company.

I would give this review zero stars if I could. The only saving graces this place had were Lily and a few of the super friendly maintenance people that are no longer there.

Stay far far away.
The management here is horrendous.
Unprofessional, shady, unkind.
I would not wish my worst enemies to stay in this god forsaken complex.
They will scam you, nickel and dime you, they do not upkeep the property. Do not be fooled by the one nice pool by the front. Take a quick look at the others and just how neglected they are. You will be begging to get out.

Do yourself a favor. Do NOT apply here.
