Applying for an apartment as we speak, all thanks to the wonderful, amazing help and support from Jennifer. Seriously - we've toured dozens of apartments this past month and the minute we saw Jennifer and her extraordinary personality we were so excited to get started with our tour.
To say she had exceeded our expectations is an understatement. We first saw the amenities - from the gym, to the coding room, the dog spa and all of the above and each amenity was built purposeful and sparkling clean! Jennifer answered any and all questions we had on the way, and with every answer she further validated our desire to move here. Seriously, she gave the BEST answer to every single question we had and she didn't make us feel bad for the questions that we did have! That's 10/10 quality right there.
She gave us the space AND time we needed to tour each room. Usually folks would stay in there and you feel rushed, but Jennifer allowed us to tour ourselves while she waited patiently outside and that made all the difference.
We came back again (without appointment) Jennifer remembered us and happily answered some other questions we had re: parking and the room! She even let us tour once again to make a final decision today!
To add on - she went ABOVE and BEYOND for us. We were interested in a specific room which was off the market that same time, and we were bummed. Jennifer seriously flew to the moon and BACK going through hurdles after hurdles to make us satisfied and content with our apartment. She told us what's still available that fit our criteria, what's coming, and what's within our budget and ultimately provided us the best experience we have ever received, anywhere. At the end of the day she was able to find us an even BETTER apartment that fit all our wants and we can't thank her enough.
Thank YOU, Jennifer. The Landing is lucky to have you (and everyone else in the community is AWESOME, seriously!). The rooms are quiet, but spacious, great views and amenities in a safe area. Love seeing all the rich people complain about wasting their money on things they never needed whether it's a 700 a month or 5500 a month apt they're all the same and yall should know this....otherwise great experience I got racially profiled because I'm black and look a certain way when I was visiting a white friend a resident said I don't look like I belong there need I say what race/ethnicity they were ??? I'm sure you can guess ... amazing place 5 stars would come again

Started noticing a rash on my scalp after 1 month living here. Checked the shower filter and it's completely brown after a month. For reference, this should easily last over a year. Potentially dangerous water quality, do not drink without heavy filtration and sanitization

Update: I've lived here for a little over a year now and have seen some progress. The turnover rate seems high as there are constantly new employees which doesn't really bother me. They're a bit more responsive overall, but definitely could be a lot better.
It looks like they've hired more staff in recent months to clean the common areas which is a plus. The dog run isn't as bad as it was during our early months here. Other amenities seem to be well kept. Despite the progression, I still don't think I could recommend this place. Having lived in "luxury" apartment buildings before, The Landing could do so much better! It started off great until our move-in date. We worked with Jennifer from leasing to kick start everything, which was a good experience overall. With it being a somewhat new building, we were told that we would be the first tenants to live in the apartment we selected. During our initial visit to tour, things seemed wonderful - we were pretty much sold. We had traveled from Portland and weren't able to do our move-in orientation until we actually moved in (which we didn't know we needed to do until we reached out ourselves to find out the process for move-in). No big deal.
We had a small window of time to get our things in order when we arrived from Portland the morning of our move-in. It wasn't an easy process - there was no structure in terms of getting our keys, gaining access to the gate for parking, etc. We did a quick walk through of the apartment and found that it definitely wasn't move-in ready. We weren't bothered too much thinking we can clean it once we get all of our things in order and moved in.
That was the start of the roller coaster of emotions in dealing with our terrible move-in experience. When we began the process of cleaning later that evening, we found so much wrong with the apartment. Upon further inspection during our deep clean, it was obvious that nothing was done to clean the apartment itself. There was mold in the washer/dryer which was replaced upon our request (thankfully). There were crumbs/spills of food and liquids in the cabinets and refrigerator. The oven was crusty and had lots of wear and tear along with the other appliances. Awful.
We're still in a pandemic and having to move in with the the thought of everything being un-sanitized blows my mind. Our health was at risk and they tried to make it seem like it wasn't as big of a deal. To reconcile this, they only offered a one time cleaning. What is that even supposed to do for us?! You can't imagine the anxiety my fiancee and I had our first night (let alone the week) in this so called luxury apartment. We stayed up cleaning after moving all of our things in and driving from out of state.
To make matters worse, how do you market an apartment to be brand new when in fact there were previous tenants (we have mail with their names on it to validate this). We were completely lied to! We were first tenants of both of our previous apartment buildings so we know exactly what to expect when being told that we would be first-time tenants.
We couldn't believe the response to our concerns. We did the deep clean ourselves and had a lot on our plates (new jobs, etc.) so after having addressed it with the staff, we let it go a bit until we completely settled in. They were on it the first few days, but then we didn't hear anything back. You would think they would follow up, but nothing. Whatever, the ball was in our court so we followed up ourselves. We were told two different things: (1) we'd get a one time cleaning service (2) they'd offer a 12-month cleaning service. I didn't schedule anything for cleaning because I wanted to confirm how they planned to reconcile the issues.
Fast forward, it has been about two months since we've moved in and we decided to send an email to follow up. We hear nothing back so we take it up to the resident ambassadors. We've scheduled our first cleaning, but we are awaiting a response to get this taken care of. Terrible experience.
In retrospect, I would have chosen somewhere else to live had I known it would be this bad of an experience. It definitely doesn't feel like a "white glove luxury" experience. The amenities are just OK because it doesn't seem like things are sanitized often (the dog run and pet salon in particular).
On a more positive note, the residents are cool - everyone is very friendly and the neighborhood is decent. Gym is also great! Also, kudos to the maintenance team (Angel and Luis) for being diligent with us throughout our time here thus far.
Anyways, that's my rant for the day. I could say a lot more, but long story short - I'd look elsewhere for a luxury apartment community. If things don't turn around, I will definitely not be renewing our lease. In the meantime, we'll be making the most of our 15-months lease here. - Marco M.Ann Arbor, MI354Feb 27, 2022

The management is horrible and rude!
***Shootings*** are well hearable from the projects behind the complex.
This is not luxury living, this is dangerous / life threatening to live here and the management makes you feel not welcome.
You get constantly overcharged for things that they admitted in writing they overcharged you for.
They overcharged me over 2 years fees for parking that I didn't order, monthly a penalty for lack of renters insurance (despite having sent them 5x my renters insurance) and in I received 2x eviction notices despite paying my rent on time for over 2.5x years. THATS how incompetent they are. You will spend days of work to proof to THEM that you are actually not behind on payments.
The front desk personnel is rude and completely incompetent. Changes constantly likely because it's a terrible work environment. They will say whatever it takes to make you go away once you signed instead of helping you.

UPDATE ON MISSING PACKAGES: of the 7 missing packages I have received 1. The rest were allegedly marked as "return to sender". Unfortunately Amazon says they have only received one of the packages that were allegedly returned. There are cameras everywhere so it will be easy to understand what happened to these packages if escalation is needed. At the very least they should address this situation.
OVERALL IMPRESSION OF THE LANDING:
If I could give this place 0 stars I would. If you're looking for "luxury" apartment living this place is a massive rip off. I lived here from 2020-2021 and not only was everything constantly broken (trash chute, gym equipment, Latch door software, the garage door, the reception phone, the elevators, the list goes on and on) but only a fraction of the staff were nice and adept (Guillermo and Angela were wonderful! Kind, helpful, friendly).
In addition, the location is awful. Never mind the freeway right next to it; the housing behind the landing had literally caught fire three times and there is always trash on the hill those apartments sit on.
Beyond the day-to-day living being a nightmare, leaving is as well. We had to fight several bogus charges. Make sure you record your apartment thoroughly before moving out. I'm glad we did.
After finally leaving and dealing with charges I think I'm done with The Landing. Nope. I didn't realize that I had a subscription still being sent to the Landing. No big deal, given their secure mail room right? Wrong. I have been calling over and over again, asking about my packages. I have the receipts and everything. While Tameka (who was very nice) eventually answered my phone call and immediately checked for my packages she then called the leasing office and passed my request along to them. After that nothing happened. Likely not her fault, I blame management for this fiasco.
I waited for someone to call me about the packages, which never happened. I ended up calling them over 40 times in which all of my calls were ignored (they claim there is something wrong with the phone line). I emailed leasing, their concierge, and left a voicemail with their leasing office. Then I emailed management (Erica). It took just under 2 days to get a response.
While I understand that someone else stealing my packages is not their problem, it is unclear to me what has happened to them. They claim the packages were marked "returned to sender" and only 1 of them was. If staff or management kept or disposed of my packages that would be illegal. Per their terms, they would be required to give me 30 days notice, which they did not for the packages in question. They had my contact information and could have informed me of receiving my packages easily. I literally just moved out.

Hmmm so we still love The Landing ... but it looks like management and individuals working at the office change quite frequently. I will have to say the maintenance and quality since October has decreased a bit.
We take our dog to use the rooftop but frequently the lights are off and the area is not well maintained. Our dog has gotten multiple parasites (Giardia) and we're pretty sure it comes from the communal potty area.
We've had to convert our patio to a potty area for her. We chose to move into the landing for the exceptional service, but we've noticed that it may not be the most exceptional experience anymore... we still love our apartment though.Helpful 2Thanks 0Love this 2Oh no 0Nov 20, 2020Previous reviewWow... is all I can say. WOW. The Landing is literally where it is at. Honestly one of the best apartment complexes I have stayed in and visited, in my life (despite being 24). The only other apartment complex that compares to The Landing in quality would be Ave Living Apartments (in my opinion). The Landing is literally above and beyond ... incredibly responsive, very responsible, transparent, and the lobby makes me shook every time I leave the apartment complex. I'll attach some images too!
If I had to add any constructive criticism, I'd elaborate on the process of signing the lease. It was pretty stressful, and I believe the management was swamped that weekend. It was a very rushed lease-signing process but The Landing staff did everything they could despite the circumstances. I will say it was pretty unorganized when sending over important documents ie. proof of renters insurance, etc. It seemed like we were communicating with one person, but then another would respond. Yet both didn't communicate to each other. It resulted in multiple emails threads and missed calls on both sides. I think that has been the only stressful aspect of the landing thus far. But communicating with Ku, Ashley & Ane has been wonderful. I believe the most complications resulted in emails with Jose, which most likely was no fault of his own.
I'll list some exciting amenities that The Landing has available for residents:
- Keyless complex entry
- Keyless apartment door entry
- Intruder doorbell camera
- Trash chute on each floor
- Stunning view (certain floors)
- Clean shared spaces ie.
- Luxurious lobby
- Smells nice in the lobby, lol
- Secure mail + package room
- Unique furnishings
- Modern rooftop
- The Reception, a locally sourced cafe in The Landing lobby

I lived here for 15 months and was very much not a fan. Initial appearances were great - from the service, to the nice lobby, decor, and amenities. Price seemed pretty competitive as well compared to other new luxury buildings in SF. After I moved in though, the service rapidly declined. I did start my lease at the top of market - last day in February 2020 - so maybe the pandemic impacted some of the staff, but regardless, the poor service kept deteriorating all 15 months.
We had many grievances and eventually did sue the property management company Align Residential and won. The worst of these were two documented cases of employees entering our unit without prior consent. This happened twice in the same week by two different leasing agents that were showing our unit. We asked for electronic records of our door lock because we highly suspected more entry attempts. We were conveniently out of town right before move-out and came home to a suspicious new paint smell. The records were never provided.
The security deposit was returned later than the 21 days required by law, and we had to send multiple reminders. The settlement payment was also late, and we had to cold email the Align CEO to get a response. His response didn't show any true attempt to understand what happened or make an effort to improve the situation for other residents.
There are too many other issues to list, but here are a few:
No sympathy to try to adjust the rent due to covid - they said it was an Align thing and out of their hands. It wasn't until a new manager started that they eventually gave us a concession later that fall
One of the formerly "friendly" receptionist ladies, started to actively ignore both my roommate and I pretty early on. She did it very obviously - saying hi to new visitors or delivery people in our presence, but not making eye contact with us. We are not sure what we ever did to her to warrant such disdain of our existence.
The other receptionists/leasing agents were not very professional either. Frankly most of the staff were very much amateur hour other than Ku and Luis & his building maintenance team.
One prominent dog poop stain by the elevators stayed on the carpet for over a month.
The parking garage gate was often broken. The small garage is also fully reserved, so good luck waiting for a spot to open up.
They never added my roommate to the lease due to technical difficulties on their side. Luckily my roommate is a good person and didn't leave me hanging.
We were constantly being hounded by general building emails, warning residents of violations/fees. My roommate was frequently texted/called about picking up packages quickly. Sometimes they wouldn't even give her a day.
I can't recommend the Landing or other Align properties. 70 days and hella emails later, management still hasn't returned our deposit. Taking bets, do you think they're just gonna keep our $1000? They also missed their own appointment for our mandatory move out inspection! Good amenities though.

This is a pretty chill place with beautiful amenities and rooftop views. The vibe is calm and very pet friendly. There's even a fun coffee shop at the ground level and plenty of parking around. Overall a great place located near the heart of San Francisco!
