Erica I worked with on several things during my time as a tenant and she was always so responsive, supportive and helpful in making what needed to happen happen. I can't recommend Ukiyo enough!

I had many issues with my rental unit prior to hiring Ukiyo. Nick was incredible in helping to address all the repairs that were necessary and acted as a fantastic liaison between myself and the difficult tenants. He also helped me navigate nonpayment of rent issues and the eviction process. It helped knowing that I had the best possible support and somebody that I could trust.

Nick and Erica are incredibly professional and really care about their clients/customers. I reached out to Nick after finding a property listed for rent on Zillow. I was in a tight pinch as I needed to secure a place since I started my job within 2 weeks of my moving date. He contacted me the same day and I was able to have my buddy view it for me and get the lease signed by the next day! Even after living in the rental for a month, they continue to work with me and are very responsive. One example of their excellent customer service is the garbage disposal and water heater being inoperable when I moved in. Ukiyo Property Management (UPM) had a plumber come take a look at them the same day and by the next day, both were replaced with brand new equipment! I can't stress enough how amazing my experience has been working with UPM. As a renter, I'm so happy I went with them and I know the homeowner is happy with them too since they're taking care of everything. I can't recommend them enough!

The struggle is real when you have to quickly find a new place to live... especially when it wasn't exactly your decision. I'm on the renter side of these reviews... It took a minute to properly connect on my new spot, but it happened! This has been an entirely remote lease acquisition and while there are pros and cons, I never had to sit across from an agent and get judged l like a job interview or pretend they're my friend. So this might have been easier.

There have been misunderstandings and issues that have needed fixing. Things happen when everyone isn't in the same room in a different way. Nick and Erica have resolved and/or sent someone to resolve every issue I've had in a timely and honest fashion. The maintenance team has been helpful and informative. I would likely check with them should I find myself looking for another property in the area. Though I'm really hoping that won't be for a bit!

The application process was simple and clearcut. My partner and I applied utilizing the Zillow app. We were able to easily set up a tour. We like the location and the neighbors seemed nice so we went forward with the application process. We were in communication with the leasing agents often and they were very responsive. Upon move-in, they worked with us on a few minor repairs. The maintenance team was professional and provided quality work. Ukioyo Property Management provides tenant portal to submit payment as well as request maintenance orders, which makes it easy.

We have an ADU in Oakland. Even though Ukiyo was not able to be our property manager due to the business model they have, Nick was gracious enough to take time to explain the current rental market in the East Bay and to give us recommendations to other property managers. A top notch guy that we are glad we met. His honesty and empathy are qualities I don't see too often in this marketplace. We value them highly and bet they are a good sign that a working relationship with Ukiyo would be superb.
