    I am moving to Arizona and need a recommendation for a home warranty company. The reviews online seem to say that they are all terrible so I am having a hard time finding a company to go with.

    I used to work for Old Republic (I no longer work for them because I relocated and I do not receive any discounts for my warranty so I have nothing to gain from providing this info) and I currently have their warranty on my house.  What you need to know about all home warranties is that you need to carefully read the plan prior to purchase and also make sure you are purchasing the correct coverage for the items in your home.  These are warranties, not insurance and they do not cover the home or consequential damages.  They cover the home's systems (ie, electrical, plumbing, hvac) and also appliances {appliance coverage will vary based on the plan you purchase, but most cover at least dishwasher, range, oven, microwave and garbage disposal}).  Old Republic differs from its competitors in that they charge a service fee based on the trade rather than number of items.  What this means is that, for example. if you place service for 5 plumbing items (let's say 3 leaks, water heater, and a toilet issue) you still only have 1 service fee for that work order because all of the items are a single trade (plumbing).  Other warranties like American Home Shield, limit the number of items you can have per work order, regardless of trade type, and then charge additional service fees for items over that limit.
