    On a freezing Saturday morning, a large three-bedroom two-bathroom apartment with a huge courtyard garden was put to buyer competition. After a long auctioneer pre-amble an opening bid of $675k by BA, was fairly bid and offered. After seeking further instructions from their Vendor after no counter bid was offered by any other parties, the auctioneer put the property back to competition. With BA holding the highest bid thus far, it became apparent that the property may pass-in to our clients. With no further bids received, the property was formally passed-in to BA. Like all properties that pass-in to BA, we have our clients wait outside, just like the Vendors of the property, are in another room. That way there is no pressure to make a quick decision on what to do next or what to say. After receiving from the selling agent what BA thought, may have been an inflated reserve price (the lowest price the vendor may sell at) BA referred the bid to their client. After a lengthy conversation with their client, BA returned into the home. After another conversation with the selling agent, BA referred back to the client with a more realistic figure to buy at, to which our client agreed.     One of the longest Auctions our BA rep has been involved in, with the final count of 107 bids thrown into the mix. Up against “the church”, the underbidder clearly had to write each bid out on a piece of paper as part of “the church” process. This made the bidding drag out and become quite loathsome. The bidding continued with BA counter offering different figures with the Church coming back with $1000 bids the whole time. Once the sale price actually hit $1885m on BA’s bid, the Church took it to $1890m to which BA countered at $1.9m, securing the keys for their clients. #buyersadvocate #property #auctions #buyersagent

    This was a great 2 bedroom villa purchased by Leigh, for a first home buyer that assumed their budget of around $500k would only buy an apartment. After months of looking for a good apartment without any luck we kept our eye on this property hoping it would pass in at auction so we had the opportunity to buy it within our range. This occurred and we were able to swoop in on Monday after the auction and purchase the property within budget. Without professional help this opportunity would have been missed.     After searching and missing out on a number of properties over the previous months, our clients came to us due to our experience and time available, to give the job in securing them their home, the time it deserves. A lovely three bedroom home on a sizeable portion of land with no further work to be done. The Auction commenced with some competition but plateaued shortly thereafter with the highest bid being held by BA. After the half time break, which takes place often at Auction, the Auctioneer came back out and put the property up for competition one more time. Managing to extract one more bid from an older couple, BA sprang back another bid to again hold the highest bid. The property was formally passed-in to BA, where we were able to negotiate a brilliant outcome for our clients, well under their expectation. #buyersadvocate #buyersagent #auction #melbourne #property

    Leigh was able to secure this fantastic townhouse at auction for a lovely young family. This property has a number of unique features which makes it stand out from the crowd. It is 1 of 2 with no owners corp, a large 4 bedroom with a study nook at the front and two living spaces including a separate retreat upstairs. The neighbors completed the development some years ago and continue to live in one and sold this one. This was a great sign and was fairly obvious given the quality of the finishes that it was built to live in, not to generate a quick profit. We were able to secure this with some good quality bidding that enabled us to secure the property $60k lower than our conservative valuation.     Sam's recent purchase for our repeat clients that returned, again, this time to buy a rural property due to an employment change. Our clients had viewed the subject property on the Saturday morning, with a number of other buyers expressing an interest in the home also, BA knew this property would be popular, to both families and investors alike. After a quick phone call on the Saturday afternoon to engage our service, BA jumped into action.
