Our General Manager of Asset Creation and Investment Management, Martin Dowl, recently shared his insights with Shopping Centre News Australia on how hyperlocal asset planning can drive community success and enhance investment growth.

'Movers & Shakers' feature is an exclusive Q&A with nine industry leaders published in the latest issue of SCN magazine. We asked them to tell us about their career journey and experiences and discuss some of the key trends and major challenges facing our industry. As QIC’s General Manager of Asset Creation and Investment Management, Martin Dowl leads the team that carries the overall strategy for QIC’s managed assets and investments. This includes asset management, development management, masterplanning and strategic asset planning. "One trend that I believe will have an outsized impact is the concept of taking a hyperlocal approach to strategic asset planning, which means not just looking at your own assets or landholdings but zooming out to contemplate your place within the wider context of a town centre and a city," says Dowl. "By considering an asset’s relationship to its surroundings, aiming to support the broader community’s success, and enabling the vision of local policy-makers, the activity and growth of those investments will accelerate. "What I’m most looking forward to is emerging from this current economic cycle in a position of being well prepared and ready to execute the balance of the mixed-use masterplans that our organisation has made in concert with our preferred partners and seeing the results of that execution in the investment performance of our investors’ assets," he said. Earlier this week, as part of QIC’s continued support of the Darwin Aboriginal Art Fair Foundation and Indigenous Fashion Projects (IFP), we joined in celebrating the 2024 National Indigenous Fashion Awards. We were proud to sponsor three of the seven categories, presenting the inaugural Business Achievement Award to trailblazing Wiradjuri designer Denni Francisco, the Community Collaboration Award to Gumbaynggirr artist Melissa Greenwood, and the Wearable Art Award to Wiradjuri, Yorta Yorta and Gangulu designer Lillardia Briggs-Houston. QIC shopping centre teams continue to promote the art fair to communities across Australia via digital channels, and a number of #NIFA2024 finalists will have the opportunity to showcase their designs at Eastland and Canberra Centre over the course of the year.   First Nations Affairs Lead Justin W. said: "We are thrilled to continue our partnership with the DAAF Foundation and IFP by supporting the National Indigenous Fashion Awards for a third consecutive year. Our centres are dynamic hubs where diverse fashion brands converge and entrepreneurship can flourish, and this collaboration strongly aligns with QIC’s goals for supporting the prosperity of First Nations people and communities.” #DAAF #FirstNationsFashion 𝘙𝘶𝘯𝘸𝘢𝘺 𝘪𝘮𝘢𝘨𝘦𝘴 𝘪𝘯𝘤𝘭𝘶𝘥𝘦 𝘥𝘳𝘦𝘴𝘴 𝘣𝘺 𝘒𝘳𝘪𝘴𝘵𝘪𝘦 𝘗𝘦𝘵𝘦𝘳𝘴 𝘰𝘧 𝘉𝘭𝘢𝘬𝘭𝘢𝘣𝘦𝘭 𝘋𝘳𝘦𝘢𝘮𝘪𝘯𝘨 𝘢𝘯𝘥 𝘢𝘯 𝘐𝘭𝘵𝘫𝘢 𝘕𝘵𝘫𝘢𝘳𝘳𝘢 𝘴𝘵𝘶𝘥𝘪𝘰 𝘥𝘦𝘴𝘪𝘨𝘯 𝘮𝘰𝘥𝘦𝘭𝘭𝘦𝘥 𝘣𝘺 𝘑𝘢𝘩𝘯𝘢 𝘓𝘶𝘨𝘯𝘢𝘯, 𝘣𝘰𝘵𝘩 𝘱𝘢𝘳𝘵𝘪𝘤𝘪𝘱𝘢𝘯𝘵𝘴 𝘪𝘯 𝘵𝘩𝘦 𝘘𝘐𝘊 𝘓𝘰𝘤𝘢𝘭 𝘛𝘢𝘭𝘦𝘯𝘵 𝘈𝘤𝘵𝘪𝘷𝘢𝘵𝘪𝘰𝘯 𝘱𝘳𝘰𝘨𝘳𝘢𝘮.

We are pleased to announce the appointment of Deborah Coakley as Managing Director of QIC Real Estate. Prior to her appointment, Deborah held the role of Dexus Chief Executive – Funds Management, responsible for managing the real estate group's circa A$30bn funds management business. QIC CEO Kylie Rampa welcomed Deborah in an announcement on Friday; “Deborah brings significant and long-term experience both as a real estate funds management professional and as a change leader across the property sector and in human resources – considered essential for effective leadership at QIC. We welcome Deborah to the executive leadership team at QIC.” She takes on the role after Michael O’Brien chose to step down from his position. Michael steered the portfolio through the impacts of COVID-19 and the complex market environment following the pandemic. He also led a number of significant redevelopments during his tenure. Last week we celebrated the opening of Hungry 4 Success Cafe and Catering at Eastland, a social enterprise developed by Glen Park Community Centre in collaboration with QIC to support members of the Ringwood community who are facing disadvantage while simultaneously fuelling shoppers with quality coffee and food.   This innovative and inclusive cafe, which has been thoroughly embraced by Eastland customers, serves as a valuable on-ramp into hospitality careers for vulnerable local residents including those with disabilities. Its profits are directed into vital community programs such as those delivering emergency relief, material aid and employability skills training.   We look forward to supporting the growth of this socially beneficial business and to preparing the ground for others like it. #socialenterprise #purposedriven #community

We are pleased to announce the launch of drone delivery services for the Ringwood community in partnership with Wing, having established Victoria’s first base for government-approved transport drones at Eastland. More than 250,000 residents of Melbourne’s east can now order meals and grocery packages of up to around 1kg for delivery by autonomous drone via the DoorDash app, saving time and fuel usage for small food purchases. QIC’s collaboration with US-based Wing, an aviation subsidiary of Google’s parent company, follows five years of testing and operation in south-east Queensland. The styrofoam drones fly at heights of about 70m before dropping goods to customers via a tether line, and are set to service homes located within 7km of Eastland. Stephen Dewaele said: “We’re excited to bring this time-saving service to the residents of Ringwood while supporting our retail and restaurant partners in their efforts to innovate the last-mile delivery experience. Drone delivery gives us another way to celebrate the rich food scene of metropolitan Melbourne, and reflects our mission to harness new technologies in ways that bolster convenience for our customers and scalability for our commercial partners.” #RetailInnovation #SustainableDelivery #LastMile

In celebration of NAIDOC Week, our centre teams have collaborated with local Indigenous groups to create a week-long event embracing this year’s theme, ‘Keep the Fire Burning’ – a celebration of the strength and vitality of First Nations culture. Fire symbolises a connection to Country, community, and the rich traditions that define Aboriginal and Torres Strait Islander peoples. This week provides an opportunity for us all to come together, alongside our community, to celebrate these vibrant cultures.    We are proud to host a variety of community-focused activities, including dance performances, art exhibitions, cooking demonstrations, didgeridoo performances, Welcome to Country ceremonies, and smoking ceremonies. As part of this celebration, we are honoured to showcase ‘Visions of Growth: Economic Prosperity,’ an artwork by Cheryl Moggs OAM, a proud Bigambul woman, Aboriginal visual artist, teacher, weaver, cultural leader, and elder from the Goondiwindi region in south-west Queensland. Cheryl's artwork was created as part of QIC’s Reconciliation Action Plan and beautifully narrates the story of traditional First Nations economies, emphasising sustainability, resilience, and 60,000 years of trading practices. It symbolises aspirations for self-determination and economic prosperity.

The celebration and support of grassroots sporting organisations, community clubs, and the volunteers who make these initiatives possible are at the heart of QIC’s long-term mission to foster community spirit and encourage active lifestyles across the local areas we serve.   To further embed this commitment, we recently entered into a national partnership with the Australian Sports Commission, aimed at fostering national pride and inspiring future athletes, volunteers, and local sporting clubs. The “We Build Champions” program celebrates all community champions, emphasising the importance of participation and community involvement in sports and physical activity.   This programme was brought to life at Robina Town Centre on Thursday, which proudly hosted Australian swimming hero Cody Simpson as part of the initiative.   During his visit, Cody inspired local children with his story of perseverance, resilience, trying new things, and hard work, alongside a range of engaging activities such as the Jump Test, Canoe Course, and Steady Skater challenge at the Robina Arena. The event provided the Robina community with a unique opportunity to connect, promote physical activity, and celebrate the spirit of sport at all levels.   Cody’s unique story and success in the pool underscore the significance of exploring new activities, demonstrating dedication, and appreciating the invaluable support from our community’s true local heroes – families, coaches, volunteers, and fans.    We extend our gratitude to everyone who participated and made this event a resounding success.   #WeBuildChampions #CommunityEngagement #RobinaTownCentre #CodySimpson #LocalHeroes #InspireTomorrow #GetActive
