Community Land Trusts now number over 300 in Europe and are a proven model for community-led, permanently affordable housing. The Network connects and supports existing and new CLTs across the continent, spearheads awareness and advocacy campaigns, and collaborates with development partners to drive social, design, construction and environmental innovation within housing.     We're thrilled to share that, with our partners Greenwich Citizens Housing, we have submitted plans for 16 genuinely and permanently #affordablehomes on three sites in Greenwich. 🏡 🏡 🏡 Like our #CitizensHouse homes in Lewisham, these are designed by Archio Ltd – who were appointed by the community and are using community engagement at the heart of the design process. These #communitylandtrust homes are on a cluster of small, tricky sites and show what CLTs can achieve when we have access to land – thank you Royal Borough of Greenwich – with Greater London Authority funding. It again demonstrates that CLTs have a role as an additional source of new affordable homes in London. Getting this far has taken massive sustained effort and campaigning by local residents and our partners. But let's celebrate the momentum! CLTs are increasingly part of local authorities' housing plans and seen as viable partners.   • Ellen MacArthur Foundation recent report ‘Building Prosperity – Unlocking the potential of a nature-positive circular economy for Europe’ highlights that #CommunityLandTrusts (CLT) are a key solution for overcoming market, system, and policy barriers that hinder system wide transformation and an untapped resource for realising a Just Transition. To realise a Just Transition, the report highlights the importance of working towards a circular economy, and focuses on the built environment as the cornerstone of such dynamics. In this context, Community Land Trusts principles of collective land ownership, permanent affordability, and democratic governance, make them effective vehicles for driving the transition to regenerative built environments and neighbourhoods.   • Today, Ursula von der Leyen was confirmed for her second term at the head of the European Commission. With her appointment now confirmed by a strong majority vote, affordable and sustainable housing is well and truly on the European political agenda for the next five years. Earlier today, the now re-elected President pitched as part of her Vision for Europe to the European Parliament that EU policymakers urgently need to address Europe’s housing crisis. To do so, von der Leyen announced the first-ever European Affordable Housing Plan. The action plan will aim to address housing construction, offer technical assistance to cities, and focus on driving public and private investment. A new investment platform, strengthening of cohesion policy to focus on affordable housing, and a change to state aid rules were the key measures of the action plan already disclosed, with more expected later this year. Leading the work will be a yet-to-be-announced Commissioner with a dedicated competency on housing. In addition to the President’s proposals, the Social and Democrats Group at the European Parliament also called for the creation of a specific parliamentary committee dedicated to housing. The European Community Land Trust Network welcomes the clear political commitments to address housing needs sustainably in Europe, as well as a commitment to mobilise reforms and investments to help build what a community needs to thrive.   • Turin leads the way in Italy, with the country's first plans for a Community Land Trust. The European CLT Network is excited to see how this will be progressing!

    Great news from Turin, which becomes the first city in Italy to implement the #CommunityLandTrust model, with a pilot project set to start in 2026. From the article: -- "the Community Land Trust will be provided with collective spaces, such as the inner courtyard and spaces now allocated for commercial use, which can be used by residents for community activities or as an extension of their home space, as well as service spaces such as a shared laundry room. In addition, a green terrace will be redesigned as an additional space for residents' use. Added to this is a photovoltaic system that will lower energy consumption as much as possible." The beneficiaries will be families with or without children, single-income earners between €1,300 and €1,500 monthly, with no home of their own in Italy or family networks that can offer guarantees. Supported by Banca Etica [Italy's "ethical" bank, which supports many social initiatives and NGOs] even during the renovation work phase, access to the apartments will be guaranteed to families, also composed of a single parent with children. The building was purchased at a total price of €475,600 for 1,000 square meters and will offer 16 apartments from 40 to 83 square meters, and in addition to collective spaces also a community space open to the neighborhood. All self-funded: €500,000 of social loans were raised from 81 people (minimum payment €700, average €5,000) and 5 institutions and cooperatives. The renovation will be financed by the sale of 5 housing units to partners, a collection of contributions and the bank loan related to the sale of the other 11 housing units to families. Housing costs (mortgage, heating...) for families will not exceed 1/3 of monthly income (about 500€). --- As I devoted the last year to studying community land ownership, seeing a different way to conceive housing and property in my hometown is refreshing. Let's hope and advocate for an expansion of the model in Italy, much needed in a dire housing context.   • ✅ Putting people first is the key to unlocking and accelerating a just transition in the built environment. Read the Institute for Human Rights and Business’s timely report 'Advancing Just Transitions in the Built Environment'. The report sheds light on examples of positive and negative social impacts of climate action in eight cities from around the world to provide a solid foundation on which decision-makers and investors in particular can apply rights-respecting approaches to the green transition. The green transition cannot happen without a fair and equitable society with human rights at its core. Community Land Trusts all over Europe are working to ensure people in need can more easily exercise the right to affordable and sustainable housing.   • 🎂Today, the European CLT Network is celebrating its first anniversary! 🥇 🌐 Our network now represents 15 members and over 350 CLTs from across Europe, and is continuing to grow as we support more and more diverse community-led initiatives! 🌿🏆 These green shoots of growth for community led development in Europe is down to the hard work of CLT trailblazers. Our first year of successes include an increase in delivery of inclusive, affordable, and sustainable homes for communities that need them; new types of project relating to gender inclusivity and rurality; a first successful all-member, in-person general meeting in Berlin; and vocal EU-level support for community-led responses to the housing crisis. 📣 Our network is positive for the year ahead as we continue to continue to take action to scale-up CLTs is new and existing locations through participation, partnership, projects, and advocacy to policymakers at levels. 🏡 Following the 🇪🇺 elections, our network is optimistic for the year ahead with affordable and sustainable housing a key topic to find constructive EU-level consensus on in this new political term. We hope to see a clear majority that chooses to #VoteNewHousingParadigm and to embrace community-led housing as part of the backbone of national housing systems moving forward. 📃 Our mission continues to be to enable the growth of CLTs across Europe and support them to maximise their long-term social and environmental impact.     Either affordable housing or sustainable housing? We would like to position the Community Land Trust as an approach that could marry both: 1. by aligning short term interests (affordable housing) and long term (sustainability) and overcoming the split incentive so often present in conventional real estate development; 2. by promoting collective and circular solutions otherwise not available or applicable (because there is no 'collective' in conventional housing) 3. by on-boarding people into more sustainable lifestyles and building capacity for collective self-governance around green spaces, food production, waste management, mobility, maintenance, and other topics.
