The cost of living, particularly that of housing, has skyrocketed in the last few years. In our capitalist society, the industry pros will tell you that it’s simply because the market price of everything has gone up —labour, materials, permits, etc. But I wonder how much of it is due to the lack of creativity from the industry (construction, development firms, and property management) and gov (regulators, all three levels of government)? 🤔 It seems that every new building going up has the same configuration, the same offerings, and worst of all, the same high prices. 📈 Our team at Elev haven’t just been wondering —we’ve been working to address this very challenge. #SundayReflections I’ve been thinking about the latest housing updates in Alberta and how they’re hitting students hard 👉 https://lnkd.in/g3BFcCuj So here’s the deal: Alberta's housing market is booming, driven by high demand and rapid population growth (over 200,000 new residents in 2023 alone) - no wonder housing supply is struggling to keep up. Some Key Points: 1. High Demand, Low Supply: 📊 Home resales have surged, reducing inventory and driving prices up. 2. Population Growth: 🌍 Alberta's population grew by 4.4% in 2023, largely due to migration, increasing demand for housing. 3. Affordability: 💸 Despite still being more affordable than other provinces, the gap is narrowing due to rising prices. 4. Rental Market Tightness: 🏠 Vacancy rates are at a decade low, pushing rents higher. Why should we care? Well, students are already having a tough time finding affordable, decent housing. With rents climbing and vacancy rates dropping, it’s even harder for them to find a safe place to live, which impacts their studies and mental health 😕 We clearly need solutions to tackle this student housing crisis in Alberta. Just sharing my thoughts—what do you all think? Any ideas or suggestions? ❓True or false: You've probably never read your lease agreement in full. You're not alone! Now Image you're 18, fresh out of high school, moving to a new city, or even new country, and you're expected to read through all those pages and understand what you're getting yourself into. Students are beginner renters and are too often being taken advantage of by greedy landlords and large management companies. On Elev: 👉 all Hosts and students use the same standard lease 👉 it's written in plain, understandable English 👉 it's fair for both parties But we found that it's not enough 🤔. Students still need assistance in going through these long agreements and need it broken down into simple, understandable concepts. That's exacly what we're doing, and launching this feature soon: a way for students to review their lease is a simple, and intuitive way. What are we missing?
