Jay-Z is expected to attend the special three-day pop-up and relaunch of his 40/40 Club at Fanatics Fest NYC next month we hear.

But while the star-studded Fanatics Fest at New York City’s Javits Center from Aug. 16-18 is expected to bring out up to 100,000 attendees, we hear the limited edition 40/40 Club reboot will only be available to a very select group.

“It’s going to be like [Fanatics founder] Michael Rubin’s ‘white party’ and Jay Z’s ‘gold party'” within Fanatics Fest, an insider told Page Six.

The 200 stars appearing at Fanatics Fest are expected to include the likes of Tom Brady, Mike Tyson, Derek Jeter, Kevin Durant, Ben Stiller, and many more — many of whom will also hit the 40/40 Club.

The source said that the 40/40 Club pop-up will only be available to the list of the 200 star athletes and celebs expected, plus any VIP guests personally invited by Jay-Z and Rubin, and a select group of top high-rollers from the Fanatics Sportsbook & Casino.

Among those on the list, we hear, will also be a group of top CEOs and business tycoons.

Among the business elite at Rubin’s recent white party on the Fourth of July were Endeavor’s Mark Shapiro and Ari Emanuel, Sirius XM’s Greg Maffei, LVMH exec Alexandre Arnault, CEO of Airbnb Brian Chesky, Kith whiz Ronnie Fieg, Marvel’s Paul Gitter, WWE president Nick Khan, venture capitalist Josh Kushner, former Citigroup honcho Ray McGuire, Patriots owner Robert Kraft, CEO of Verizon Wireless Hans Vestberg, Warner Bros. Discovery boss David Zaslav, Gary Vaynerchuk and a raft of pro sports team owners.

Jay-Z is also a part owner in the Fanatics Sportsbook biz.

Sources have said that the 40/40 Club pop-up at Fanatics Fest could be a first step in the rap star relaunching the power hospitality brand. The NYC club closed last year after a 20 year run, and we hear it’s being reimagined.

Also appearing at Fanatics Fest will be Eli and Peyton Manning, Travis Scott, Spike Lee, Jerry Rice, Kevin Garnett, Roger Goodell, Adam Silver, Reggie Jackson, Julius Erving, Jake Paul, Jalen Brunson, Anthony Edwards, Pete Alonso, Mike Richter, Kareen Adbul-Jabar, Allen Iverson and more.

Rubin previously told The Post of the event: “There’s not another company that could pull this off because they don’t have the relationships with athletes in different businesses and leagues.”

The fest will include ESPN’s Stephen A. Smith sitting down with Brady for a “no holds barred conversation” — and David Ortiz and Jeter having a one-on-one discussion.

Rubin’s white party also brought out guests including Kim Kardashian, Emily Ratajkowski, Leo DiCaprio, Tobey Maguire and Drake, plus Jay-Z and Beyonce.

We reported how one of the biggest stars to appear at Rubin’s annual party in the Hamptons was the NBA championship trophy. Spies said that Celtics owner Wyc Grousbeck walked into the starry Bridgehampton mansion bash holding the Larry O’Brien Championship Trophy after his squad beat the Dallas Mavericks in the recent NBA Finals.
