Water Street Tampa Opens City’s First Trophy Office Building

The 20-story tower introduces 375,000 square feet of office space with 12,000 square feet of ground-floor retail.

TAMPA, FL — Tampa-based real estate development firm Strategic Property Partners LLC is celebrating the opening of Thousand & One, Tampa’s first trophy office tower in nearly 30 years.

As part of the Water Street Tampa district transforming downtown Tampa into a walkable mixed-use neighborhood, Thousand & One employs a wellness-oriented, indoor-outdoor office environment meant to promote well-being and increase productivity among tenants.

"With the opening of Thousand & One, we've achieved our vision of creating a best-in-class office space that will give companies in Tampa room to expand and national companies a reason to relocate," said David Bevirt, executive vice president of corporate leasing and strategy for SPP.

"We've already had strong interest, but now, coming out of the pandemic, we're seeing increased momentum as companies look to upgrade their offices for the post-COVID work environment. Employees and employers alike are seeking healthier work spaces that focus on the well-being of tenants, and Thousand & One is leading the charge to define that experience in Tampa," Bevirt said.

Designed by COOKFOX architects, the 20-story tower introduces 375,000 square feet of office space with 12,000 square feet of ground-floor retail. The building has been designed to connect people to nature and blend indoor and outdoor spaces, an approach shown to reduce stress, enhance creativity and improve overall well-being.

Thousand & One features everything office workers are seeking today: floor-to-ceiling windows with water-facing views, flexible floorplans and landscaped terraces offering access to the outdoors. The offices are designed to accommodate a range of tenant sizes and offer double-height terraces that boost natural light while inviting fresh air and indoor-outdoor office set-ups.

Encouraging collaboration, community and personal development, the building is also home to a town hall-style gathering space, an open-air conference space and an employee fitness center.

Thousand & One anticipates receiving WELL Core and Shell certification by the International WELL Building Institute, which designated Water Street Tampa as the first pre-certified WELL neighborhood in the world.

WELL designation reflects a building or community’s commitment to promoting well-being for residents, tenants and visitors through specific science-backed design and policy strategies based on principles of light, air, water, nourishment, movement, materials, mind and community.

At Thousand & One, these initiatives include a higher standard for air filtration that provides more fresh outdoor air than traditional office buildings and rigorous cleaning protocols.

Reflecting the larger vision of Water Street Tampa, Thousand & One will be programmed with
neighborhood-serving retail on the ground floor, provide access to the attractions along Water Street’s thoroughfare and will feature a public plaza with landscaping, benches and an interactive art installation. SPP will unveil the plaza and art installation later this summer.

Tenants include RSM, a global accounting firm; Suffolk Construction, one of the nation’s leading construction firms; and Sila Realty Trust Inc., a Tampa-based real estate investment trust.

Global commercial real estate services firm Cushman & Wakefield is handling leasing efforts
for Thousand & One.

SPP’s first project, Water Street Tampa is being developed on 56 acres of contiguous land the company owns in downtown Tampa along the waterfront. The phased Water Street Tampa development project began construction in 2018. The mixed-use waterfront district consists of approximately nine million square feet of new commercial, residential, hospitality,
cultural, entertainment, educational and retail uses, totaling more than $3.5 billion in private investment from SPP.
