𝗦𝗮𝗹𝗮𝗿𝘆 𝗺𝗮𝗻 𝗺𝘂𝘀𝘁 𝗽𝗮𝘆 𝗮𝘁𝘁𝗲𝗻𝘁𝗶𝗼𝗻 𝗕𝗲𝗳𝗼𝗿𝗲 𝘆𝗼𝘂 𝗯𝘂𝘆 𝗮 𝗵𝗼𝘂𝘀𝗲🏠 Believe that having a home that answers the needs is probably the dream of many people. However, having a house that is too big may cause financial problems in the future. If there is no thorough consideration This article would like to present you with an important checklist that salarymen should pay attention to. 1. Calculate how much you can afford to buy a house🧮 Because the house is considered a large asset with high value. And most of the time, we must get a loan from the bank to buy a house. Which, of course, must be followed by debt and having to pay the debt for a period of at least 15 - 30 years. Therefore, it is very important to assess your ability to pay by installments. 2. Choose the right house In the right budget🏡 From the example of the calculation in item 1, it will be enough to assess that If we have a 30-year installment period, the loan amount will be approximately 2.2 million baht. Therefore, we should look for a house that has a price close to the credit limit that can be borrowed. If you want a house whose value is higher than your loanable limit It may be necessary to collect some of the money first. Or consider joint borrowers. In addition, there may be other expenses. In addition to home mortgages such as insurance, mortgage, transfer, home decoration, common fees, be sure to calculate these expenses thoroughly. 3. Study the loan conditions well and comparing loan interest rates💲 The next step is to contact your bank for a home loan. Each bank has different conditions. Should ask for detailed documents to study first to compare banks with interesting terms. And know the conditions that must be considered before applying for a loan. If buying a house from the project, some projects will have coordinated with banks that are partners. Resulting in a special interest rate loan and various promotions. 4. Prepare documents for loan application📑 When complete information is obtained and get the bank that you like. It is time to prepare documents for the loan. With important documents that must be prepared, such as a copy of an ID card Original house registration and a copy Bank statements for the past 6 months, salary slips for the past 6 months, salary certificate. In the case of independent contractors, must have supporting documents for receiving money from the employing company, evidence of withholding tax or evidence of personal income tax filing Copy of a marriage certificate and a copy of other accounts. 5. Save money for the first down payment💰 As mentioned in item 2, if the house purchased has a value higher than the loan amount. Or in some cases where the bank does not lend the full amount. In addition, relevant expenses must be prepared. We may have to save a lump sum as a down payment and prepare for various expenses. Which should have a cost estimate and save money to be ready before deciding to buy a house.

SCB aims to turn the risk of dollar exchange rate fluctuations into business opportunities through the “SCB Local Currency” service. This service enables the bank’s SME customers to reduce costs by converting their trading dollars to local currencies, enhancing their price competitiveness by requesting prices in local currencies instead. 💲 Additionally, SCB has launched campaigns to encourage the use of these services. New customers can receive a 500-baht gift voucher by applying and accumulating foreign trade transactions via FX Online from July 1 to December 31, 2024. Existing customers can participate in the “The more you use, the more you get” campaign, where they can receive a gift voucher worth up to 3,000 baht when accumulating foreign trade transactions according to conditions specified by the bank from 📆 July 1 to September 30, 2024. The SCB Local Currency Service involves setting and paying for goods or services in the local currency of the trading partner country. It is an important tool for managing risks across various local currencies, such as the Yuan, Ringgit, and Rupiah. Currently, SCB offers services for international transactions in 18 currencies and provides foreign exchange risk management products. One such product is Yuan Pro Rata Forward booking, which allows entrepreneurs to track movements, book, and confirm special exchange rates in one place via “FX Online” on SCB’s online platform, SCB Business Anywhere. ✈️ For more information on SCB Local Currency service and exchange rate risk hedging advice, customers can contact their Relations Manager, the Financial Market Sales team, or 📞 the SCB Business Call Center at 0-2722-2222. #SCBSME #SCBBusinessAnywhere #SCBLocalCurrency #ForeignExchangeRate

🔎 𝗘𝘅𝗽𝗹𝗼𝗿𝗶𝗻𝗴 𝗖𝗦𝗩: 𝗧𝗵𝗲 𝗘𝘃𝗼𝗹𝘃𝗶𝗻𝗴 𝗧𝗿𝗲𝗻𝗱 𝗦𝗲𝘁 𝘁𝗼 𝗥𝗲𝗱𝗲𝗳𝗶𝗻𝗲 𝗖𝗼𝗿𝗽𝗼𝗿𝗮𝘁𝗲 𝗦𝗼𝗰𝗶𝗮𝗹 𝗥𝗲𝘀𝗽𝗼𝗻𝘀𝗶𝗯𝗶𝗹𝗶𝘁𝘆 🌎🌱 For office workers or company employees, engaging in social activities or Corporate Social Responsibility (CSR) might be a familiar concept. These activities often entail one-time events where individuals step away from their desks to contribute positively to the community. However, what exactly does CSR mean, and how does it differ from the emerging concept of Creating Shared Value (CSV)? Let's explore these concepts together in this article. Corporate Social Responsibility (CSR) involves activities through which organizations contribute to society, considering it a way to give back to the community that supports their profitability. Common CSR initiatives include financial support for societal causes, such as tree planting, river and canal cleanup, and various forms of community service. These activities not only benefit society but also enhance the organization's public image and encourage employee participation in social good. In contrast, Creating Shared Value (CSV) represents a more advanced approach to societal contribution. Unlike CSR, CSV is not a one-time event but a long-term, integrated strategy that addresses three crucial aspects simultaneously: economic viability, social needs, and environmental sustainability. It signifies a departure from the traditional business model by emphasizing mutually beneficial relationships among stakeholders. The key distinction lies in the fact that CSV is not merely about conducting singular charitable activities. It involves creating competitive advantages for businesses. This may lead to the development of new business models that prioritize economic, social, and environmental considerations. From a business standpoint, CSV presents an opportunity to establish sustainable profit-generating ventures, contrasting with CSR, which is often viewed as a cost for organizing one-off events. A notable example of a brand embracing the CSV concept is Nestle, which initiated a project to cultivate coffee in collaboration with farmers. By imparting knowledge on quality coffee cultivation, the project enhanced farmers' incomes and improved their overall quality of life. Both CSR and CSV are regarded as noble deeds that organizations should undertake to contribute to society. Recognizing that an organization's success hinges on societal support, these initiatives also serve as a way to address any environmental impact generated during business operations. Returning profits to society through CSR or CSV not only fosters goodwill but also contributes to the organization's positive image and serves as an alternative form of marketing to build a reputable brand identity. #CareerSCB #CorporateSocialResponsibility #CreatingSharedValue #CSR #CSV

𝗕𝗿𝗶𝗱𝗴𝗶𝗻𝗴 𝘁𝗵𝗲 𝗚𝗲𝗻𝗲𝗿𝗮𝘁𝗶𝗼𝗻𝗮𝗹 𝗗𝗶𝘃𝗶𝗱𝗲: 𝗧𝗵𝗿𝗲𝗲 𝗦𝘁𝗿𝗮𝘁𝗲𝗴𝗶𝗲𝘀 𝗳𝗼𝗿 𝗙𝗼𝘀𝘁𝗲𝗿𝗶𝗻𝗴 𝗪𝗼𝗿𝗸𝗽𝗹𝗮𝗰𝗲 𝗛𝗮𝗿𝗺𝗼𝗻𝘆🏢✨ Are you concerned about the challenges posed by varying age groups within your professional environment? Undoubtedly, the presence of a generation gap in the workplace presents a multifaceted challenge. The diversity in age often translates into divergent work styles, which can give rise to communication hurdles, mutual misunderstandings, and difficulties in adapting to one another's approaches. Given that collaborating with colleagues from diverse age ranges is an inevitable reality, how can one effectively navigate this situation? In this discussion, we will explore three approaches aimed at transforming your mindset to facilitate seamless and productive collaboration across generational lines. Let's delve in!🌟 𝟭. 𝗘𝗺𝗯𝗿𝗮𝗰𝗲 𝗗𝗶𝘃𝗲𝗿𝘀𝗲 𝗣𝗲𝗿𝘀𝗽𝗲𝗰𝘁𝗶𝘃𝗲𝘀🌈 It is undeniable that individuals of different ages have been shaped by their distinct life experiences and societal contexts, leading to varying outlooks and approaches toward work objectives and styles. Thus, valuing these differences is crucial. Instead of imposing our beliefs onto others or using age as a yardstick for evaluating colleagues' performance, it's essential to foster an atmosphere of respect. 𝟮. 𝗖𝘂𝗹𝘁𝗶𝘃𝗮𝘁𝗲 𝗮 𝗟𝗲𝗮𝗿𝗻𝗶𝗻𝗴 𝗮𝗻𝗱 𝗟𝗶𝘀𝘁𝗲𝗻𝗶𝗻𝗴 𝗔𝘁𝘁𝗶𝘁𝘂𝗱𝗲💡 A pivotal practice involves demonstrating receptivity to learning and listening. This practice applies universally, regardless of whether a colleague is senior or junior in age. Creating a platform for colleagues to express their ideas opens avenues for novel solutions and creative insights. Encouraging such an atmosphere not only nurtures potential but also eradicates any hesitation in sharing thoughts, ultimately promoting a collaborative and progressive atmosphere. 𝟯. 𝗘𝘅𝗲𝗺𝗽𝗹𝗶𝗳𝘆 𝗣𝗿𝗼𝗳𝗲𝘀𝘀𝗶𝗼𝗻𝗮𝗹𝗶𝘀𝗺📚 Exhibiting professionalism hinges on the ability to delineate between professional and personal domains. Age should not factor into how interactions unfold during working hours. Recognizing the opportune moments to showcase one's capabilities, extending opportunities for others to shine, and knowing when to express gratitude or make amends all contribute to a climate of professionalism. Such behavior not only enriches work relationships but also lays the foundation for a healthy rapport with colleagues. Research conducted by the National Institutes of Health (NIH) emphasizes that gauging colleagues based on age, be they older or younger, can impact their self-confidence, motivation, and long-term performance. Hence, a gradual adjustment of one's mindset is prudent. By embracing an open outlook and endeavoring to bridge the age gap, you foster deeper connections with colleagues across generations and infuse our workplace with positivity and camaraderie. #CareerSCB #WorkplaceHarmony #GenerationGap #Diversity
