    Here’s your daily round-up of the latest news and views from EG. 🏢 International law firm RPC is closing in on a deal for a new London headquarters at Aviva Investors’ 101 Moorgate. The under-offer letting is the latest in a rush of legal firms snapping up space. EG revealed in February that the firm had appointed RX London to find it a new 70,000 sq ft base in the capital, with its lease at Tower Bridge House ending in 2027. 💷 Allsop LLP has formed a partnership with debt advisory firm Empire Global Finance, in its first such arrangement for auctions. The collaboration aims to help bidders in need of short-term finance to move at the swift pace required by auctions. George Walker, Allsop partner and auctioneer, said: “While cash-rich private investors continue to represent the core of our buyer base, we acknowledge the importance of providing access to short-term financing solutions to those who need them, ensuring existing and future investors are able to take full advantage of our commercial and residential auction platform.” 👩🎓 Birmingham City Council has deferred a decision on plans for a 317-bed purpose-built student accommodation scheme until the HESA: Higher Education Statistics Agency releases student demand data for the 2024/25 academic year. Lavender Property's proposal had been recommended for approval but councillors said fresh data would show whether the development would have enough demand. 🏠 And property industry charity LandAid is appealing to BTR operators to support its Build to Rent Pathfinder initiative and help to end youth homelessness. The charity is calling on BTR operators to join Grainger PLC and Realstar in pledging homes from across their schemes to be made available at heavily discounted rents. The homes will be used for young people who have previously been supported by charity but are now keen to take their first step towards living a more independent life. 📰 There’s also news on a Mile End retail park being brought to market; Broadwood Capital’s latest later-living deals; and a pending approval for Regal’s £125m Camden PBSA scheme. The report is the conclusion to the inquiry launched after the 2017 fire that claimed the lives of 72 residents. It highlighted a history of complacency and defensiveness within government departments towards safety, and advocated for a fresh approach to reviewing and revising building regulations, emphasising that safety should be the primary consideration. The property sector is now asking what further steps need to be taken. Ian Fletcher, director of policy at the British Property Federation, said: “Today marks merely another staging point in a heart-wrenching human-tragedy. The results of the inquiry illustrate in graphic detail the systemic failure that Dame Judith Hackitt identified in the aftermath of the fire. “In the years since Grenfell, important steps have been taken to prevent a similar tragedy occurring in the future. The building safety regime for higher risk buildings clearly sets out the requirements for new and existing construction work, which clients in the sector are carefully following. “As the report, however, exposes, another conclusion of Dame Judith’s was that the culture of the construction sector must change and is under close scrutiny to do so. “Progress has been made, but more needs to be done, and clients can play their part in that. Today is not the day to get into the detail of the report recommendations, but on the face of it many seem appropriate, and will have our support.” Our latest Demand Barometer, based on figures from EG’s Propertylink listings site, finds that the industrial and retail sectors are now almost neck and neck in terms of interest levels from potential occupiers. The barometer for August gives a full breakdown of enquiry levels by percentage, showing the types of property and the locations that are prompting interested parties to pick up the phone or send an e-mail. There’s also news on a tough AGM vote for one of AEW UK REIT PLC’s non-executives; the thumbs-up for Stanhope PLC and Mitsubishi’s latest London project; and a successful sale for Evolve Estates, which has offloaded a retail asset in Staffordshire comfortably ahead of the asking price.     Here’s your daily round-up of the latest news and views from EG. 🤝 The day kicks off with two big M&A deals. SEGRO plc has agreed the terms of a £552m takeover of Tritax EuroBox plc. Announcing the recommended deal, the companies said it was “a compelling opportunity for shareholders in both companies, delivering a significant uplift in value for Tritax EuroBox shareholders and adding a portfolio of well-diversified and high-quality logistics assets to SEGRO’s portfolio on attractive terms”. Next, Starwood Capital Group is set to buy Balanced Commercial Property Trust LTD Trust for £673m. The deal would mark the end to a challenging period for the fund, which pushed it to put itself up for sale. But BCPT manager Columbia Threadneedle is unconvinced, saying: “We are disappointed by the board’s decision to recommend the offer, as we believe there remains considerable upside to the portfolio of assets, particularly at this point in the market cycle, which we would like all long-term shareholders to benefit from.” 🏘 London faces some tough decisions about how to tackle its housing crisis, says Peter Mason, the leader of Ealing Council (London Borough of Ealing), and that means a “bigger and bolder conversation” about demand and supply in a global city. “One of the challenges that London is going to face, particularly over the next 10 to 20 years, is making sure that the type of growth that we achieve is both sustainable and equitable,” Mason says in an interview with EG. “Part of that is about admitting that in London as a whole, some of our greatest strengths are also our greatest weaknesses. The extent of the green belt and the grey belts, the constraint of housing growth in London, means that we must have some very uncomfortable conversations about density.” 🏢 London’s office market too continues to pose problems. Workers in central London now spend more than half of the working week – an average of 2.7 days – in the office, placing the capital behind Paris, Sydney, Singapore, New York and Toronto. Andrew Carter, chief executive of Centre for Cities, the think tank that crunched those numbers, says bringing more people back to the office will boost the city’s productivity and competitiveness. “London has huge assets – world-class public transport, deep labour markets and lots of cutting-edge firms,” he says. “Encouraging more people back to the office, to be in line with other global cities, will enable the capital to continue to play the important national and international roles in the future.” 🗞 There’s also news on Legal & General’s new London HQ; a first look inside Art-Invest Real Estate’s Canada Water scheme; and Liverpool’s search for a partner for its £300m Festival Gardens masterplan.
