Yet another major step for the transformation of Stockport centre last week, as the council’s Planning Committee approved the next and final phases of Stockport Exchange. 1,2 and 3 Stockport Exchange have been super popular and attracted new occupiers to the town centre. This latest decision gives the go ahead for more top notch office spaces, ground floor spaces for shops, cafes, bars or restaurants, and a landscaped approach to the railway station. It’s all part of the £1 billion regeneration programme being delivered to create thousands of new homes, workspaces and cultural spots for the town. Top three takeaways from this week’s NPPF announcement… On Tuesday, Angela Rayner launched a consultation on the government’s plans for a revised, ambitious National Planning Policy Framework (NPPF). A proposed shake-up of the planning system just weeks into Rayner’s new role as deputy prime minister and housing secretary didn’t come as a huge surprise, but what were the top three changes likely to impact our sector? • New mandatory targets for councils, seeing housebuilding targets rise in England from 300,000 per year to 370,000. • Review of the greenbelt to identify ‘grey belt’ land and meet local housing needs, with ‘golden rules’ driving 50% delivery of affordable homes. • A new system to ensure that every area must have a local housing plan - with government ready to take the tough decisions to step in if areas fall off track. The proposals have been largely well received by North West business leaders. 👑 King's Speech 2024 Klaxon 👑 A lengthy and ambitious speech from King Charles III today, laying the groundwork for many of Labour's manifesto commitments to become legislation. But how will it affect those in property and regeneration? Many will be heartened by the emphasis put on the pivotal role that property, regeneration and infrastructure will play in creating the economic growth the UK needs. From 1.5 million homes to green energy projects, it speaks to a need to streamline the often convoluted consenting process and get projects on the ground much, much quicker. Very encouraging to see: ⭐ Reintroduction of mandatory house building targets, ensuring a laser focus is kept on delivering a variety of homes to meet local demand. ⭐ Reforms to speed up the planning process and get more homes built, with the new Planning and Infrastructure Bill. ⭐ Investment in energy infrastructure and sustainable aviation fuel production, with Great British Energy to be formed to own, manage and operator clean power projects across the UK. No doubt a major step on the route to Net Zero. ⭐ A boost to planned transformational investments across the UK with the creation of a new National Wealth Fund, intended to unlock billions of private sector funding through public sector support.
