About us

At LiveWest, we believe in a home for everyone. We own and manage over 40,000 homes across the South West, from Cornwall to Gloucestershire. We plan to build 5,000 new homes and invest £1bn into the regional economy over the next five years. This is part of LiveWest taking huge steps towards alleviating the region’s housing shortage, in an area of high housing need as well as high house prices which makes accessing housing particularly challenging for many families. We offer homes for affordable rent and shared ownership sale. We also build homes for private sale, to generate profits which we then use to provide and build more affordable homes. We take the time to listen to, understand and learn from our customers. We focus on thriving as a business and employer so we can deliver more homes and even better services.

    We recognise the importance of apprenticeships to our organisation and across the housing sector. 🏠 The benefits of apprenticeships to people are clear: on-the-job training, industry-recognised qualifications, and genuine opportunities for career progression. Our recent recruitment for apprentices resulted in 408 individual applications. More than 100 of those who applied were invited to an assessment centre which gave us an opportunity to meet them in an informal setting. We pride ourselves on providing excellent services to our customers and those that attended were assessed on a range of customer scenarios. The applicants were given an opportunity to find out all about LiveWest and ask any questions. As a result, we have recruited 13 new trade apprentices, three of which are women as we continue to strive for a better gender balance in our trades workforce. We know that by investing in apprenticeships and delivering quality programmes and real opportunities, we can shape our own workforce and deliver a quality repairs service.     We are thrilled to have appointed Peter Bailey as our new Head of Asset Investment Delivery. As we embark on a huge programme of change to get our homes ready to be net zero by 2050, Pete's wealth of experience will support our plans. Pete’s commercial delivery experience will ensure we continue to provide excellent customer service as we deliver our planned asset investment programmes. He will also support our drive to make sure our homes are affordable to heat and contribute positively towards ensuring they are net carbon zero before the 2050 deadline. Pete said: “I am someone who is committed and passionate about providing a great customer service and delivering service improvements. “LiveWest has a great reputation as both a social landlord and as an employee.  “I am very much about developing people and teams to create continuous improvement and form succession plans that provides motivation and passion to colleagues to do their best.     At LiveWest we want to celebrate our environmental heroes that reflect our approach to sustainability. We want to make sure we are creating greener futures together and encouraging that across the South West. We want to recognise this taking place in our communities so we have launched our new Junior Environmental Champions Competition! 🐝 🌻 We are asking residents to share how a child or young person is being environmentally friendly or taking steps to be greener. We have partnered with Jewson Partnership Solutions (JPS) who have sponsored the competition and donated vouchers.     From emergency accommodation to their new affordable home, Sue and her daughter are excited to start their next chapter in our library-incorporated scheme in St Budeaux, Plymouth. 📚   With grant support from Plymouth City Council and Homes England, the energy-efficient and affordable homes have proved a huge hit with our residents. 🏡   Our new affordable housing scheme in St Budeaux, Plymouth has seen 24 homes for social rent and a local library incorporated into the scheme, which Sue believes is a fantastic idea as it brings our residents and the local community together.   With Olivia, aged seven, delighted to have her own bedroom back and Gabrielle the cat being able to return home, the family of three have comfortably settled into their new home. After a few months of uncertainty, Sue reflects on our support throughout the process. She said: “We ended up in emergency accommodation… so we are really impressed with the turnaround, and everybody has been happy to help out and LiveWest have been really amazing. They’ve been so supportive.   “We are safe and secure, and you can’t put a price on that. It’s an amazing feeling just knowing that we can shut the door at the end of the day. “This is a new chapter. We are in our new home, and we are very happy.” Reflecting on our library and its facilities, Sue said: “It’s fantastic that LiveWest have incorporated a library into this scheme because it also introduces children to the libraries. “You have the access to the internet or the warm spaces or information about food banks, everything is right where you need it, and I can’t put it into words to be honest.     We have been ranked fourth nationally for the number of social rented homes we provided last year 🏠 The 346 social rented homes we delivered represented 39% of the total number of homes provided by us last year, underlining our commitment to developing new affordable rented homes for people across the region. To put this achievement into context, the top 50 biggest builders in the UK delivered an average of 17% of social rented homes compared to the rest of their tenure completions. Over the past year, we have built 899 homes across the South West which ranks as the 17th highest number of homes built by a housing association, according to Inside Housing’s Top Biggest Builders 2024 list. Some 225 of those homes were built using modern methods of construction, which further demonstrates our focus on sustainability. The 524 rental homes we built last year – 178 for affordable rent and 346 for social rent - represents 58% of our total delivery, making us one of the country’s biggest developers of rental homes. We were also ranked 14th for our development pipeline which will see a further 1,050 homes built during the current financial year. We also delivered 264 shared ownership homes and 111 for outright sale over the past year. Russell Baldwinson, our Executive Director of Development, said: “Our primary focus is on the delivery of new affordable housing for rent. “So it is fantastic to be ranked in the top five nationally for social rent when you take into account the demand for affordable housing in the South West where there is a huge disparity between incomes and average house prices.   “Building more affordable rented homes helps to create communities where more families have a safe home in a place where they’re proud to live."     Rural Housing Week is important to us as because it offers essential affordable homes to local people in rural areas. Providing affordable homes in these areas enhances communities and our commitment to affordable housing is so important to offer people the chance of a new home. We recently visited a scheme in Somerton to see what impact it's had on our residents lives. The development has 16 homes, 12 for social rent and 4 for shared ownership. Our residents Cressie and Richard have found their ideal home here. The couple had to leave their home of five years and move into temporary accommodation. They have since moved into a flat which has made a positive difference to them. #RuralHousingWeek #RuralDevelopment #Somerset #RuralCommunities
