It's part of a series of proposals for achieving a fairer housing system, ie decent and affordable homes for all. Among many excellent recommendations, it identifies the barriers preventing CLTs from scaling up; calls on government to maximise small and micro-sites in low-density neighbourhoods; and for ring-fenced pre-development finance. We agree with New Economics Foundation: it doesn't have to be this way! Community Land Trusts turn the current extractive land model on its head, to work FOR the public good. With a CLT, land becomes a community asset, held in perpetuity by and for the community. The value of whatever is on that land – in our case, genuinely and permanently #affordablehomes – therefore stays within the community. We're thrilled to share that, with our partners Greenwich Citizens Housing, we have submitted plans for 16 genuinely and permanently #affordablehomes on three sites in Greenwich. 🏡 🏡 🏡 Like our #CitizensHouse homes in Lewisham, these are designed by Archio Ltd – who were appointed by the community and are using community engagement at the heart of the design process. These #communitylandtrust homes are on a cluster of small, tricky sites and show what CLTs can achieve when we have access to land – thank you Royal Borough of Greenwich – with Greater London Authority funding. It again demonstrates that CLTs have a role as an additional source of new affordable homes in London. Getting this far has taken massive sustained effort and campaigning by local residents and our partners. But let's celebrate the momentum! CLTs are increasingly part of local authorities' housing plans and seen as viable partners. 👏👏👏 We really like this post, thanks Mellis Haward. It highlights how community agency is at the heart of the CLT model. We often talk about how our CLT homes are genuinely and permanently affordable, with the price linked to average local earnings in perpetuity. But just as significant and valuable, is how our model is community-led: communities campaign for land, they choose the architect – like Archio – and collaborate on the design. These are homes for and by the people. Communities transform their own neighbourhoods. There's no question that community agency deserves a place in the new government's housing strategy. 🏡🏡🏡

Last month the GLA Housing Committee visited #CitizensHouse, and subsequently held a formal meeting to learn how CLTs, housing co-ops and other community-led housing models work, how they contribute to Londoners, can be inclusive and can scale up. The Housing Committee has now issued a 𝐜𝐚𝐥𝐥 𝐟𝐨𝐫 𝐞𝐯𝐢𝐝𝐞𝐧𝐜𝐞 "to understand the benefits of these schemes for Londoners; and what opportunities there are to support [their] development". In light of the #KingsSpeech and the Government's intention to "accelerate housebuilding" it's interesting to see #communitylandtrusts' potential highlighted in this Shelter report on delivering social homes. Thanks for sharing Community Land Trust Network. Besides recognising the 7,600 social rent homes/year CLTs could deliver – given supportive policies – the Brick by Brick report recognises key characteristics of CLTs: 🏡 "CLTs unlock the capacity of communities to drive additional delivery opportunities, steer housing delivery to meet local need, and secure public support through diverse community involvement and empowerment to deliver thriving new neighbourhoods." 🏡 "CLTs' broad community membership… pushes new developments to reflect the needs of the actual community, not just the design ideas of private developers or the complaints of the most vocal residents opposed to any building, helping to reduce local opposition and build wide support."
